Location:

Marles Farm occupies an enviable position enjoying

sweeping southerly views over open countryside, in a rural

yet accessible location in south-west Essex, some 3 miles to

the north of the market town of Epping. The rural nature

of the surroundings belie the property’s proximity to

London and the national motorway network, the M11

(Junction 7) at Harlow being within 3 miles of the house

connecting with the M25 to the south. Epping Town Centre

retains its traditional High Street with a variety of

traditional stores complemented by a Tesco Supermarket

and an M&S Simply Food store, a choice of restaurants and

Public Houses. There is a Primary School in the adjoining

village of Epping Green and Secondary Education in

Epping. Nearby Prep Schools include Coopersale Hall

School, and St Nicholas’s School in Old Harlow, and a

number of public schools are within easy reach, including

Chigwell, The Forest, Bancrofts and Haileybury, Bishop’s

Stortford College and Felsted.

A superbly restored Period Farmhouse in a

remarkable rural setting

within 22 miles of the City of London.

The Property:

The property, which is Listed Grade II, is constructed of Timber frame under a tiled roof and

believed to date from the early 16th Century. In the late 18th Century a brick façade was added

to the southern elevation.

Marles Farm has been the subject of comprehensive modernisation and restoration and now

provides very comfortable living space in a charming setting. Works have included

fundamentals such as re-wiring and re-plumbing. The kitchen has been refitted and

redesigned and opened up to the adjoining dining room and new bathrooms have been fitted

throughout. The most recent addition is that of the orangery, which enjoys a fine outlook

over the gardens and grounds to open countryside beyond and contributes to the excellent

relationship the house enjoys with its gardens. Considerable thought has been put into the

planting and landscaping. Deep borders and Italianate pollarded Limes provide screening

for the gardens and open air swimming pool. To the south of the orangery doors open onto a

terraced area with dwarf box hedging enclosing borders. There is an additional sun-trap and

seating area to the east of the house with similar box borders. Behind a hedge, to the east of

the house, formal lawns give way to a pond and vegetable garden, tennis court and spinney

and potential paddock.

The house is approached off Upland Road down a long tarmacadam drive, which is shared

initially with 3 other dwellings. After about a mile the drive becomes private, on the left of

which are sweeping lawns with a striking granite garden feature. The drive continues

through electronic gates into a wide courtyard to the front of the house and serves the

substantial portal framed barns which provide over 10000 sq ft of space.
