Global Cities Retail Guide
1Cushman & Wakefield | Marseille | 2019
Marseille is France’s third largest metropolitan
area, its largest commercial port and one of the
largest cities on the Mediterranean coast. The
city centre’s prime retail area hosts a wide
range of national and international mass-
market retailers concentrated on Rue de Rome
and Rue Saint-Ferréol, while Rue de Paradis
and Rue Grignan are the focus for upmarket
brands.
However, compared to other regional cities, Marseille city
centre’s retail area is quite weak, notably due to a very strong
level of activity in the outskirts which boast several highly
accessible major retail hubs including Grand Littoral, one of
the five largest French shopping centres, or Plan de
Campagne, one of the most important retail peripheral areas
in the region.
Over the past few years, national and local authorities have
launched an ambitious urban redevelopment plan called
Euromediterranée, a new residential, office, leisure and retail
area expected to improve Marseille’s image and increase its
attractiveness in Southern Europe. This urban development
programme has already transformed the western part of the
city with new shopping areas including high quality supply
(such as Les Terrasses du Port shopping centre, opened in
2014).
In addition, Marseille was selected as the European Capital of
Culture in 2013. The city has used this status to launch a
regeneration process which has been successful and still
attracts 5 million annual tourists. The redevelopment of the
Vieux Port and the opening of the MuCEM have also greatly
contributed to the improvement of the city’s appeal.

MARSEILLEKEY RETAIL STREETS & AREAS
RUE PARADIS
Perpendicular to the Port and parallel to Rue Saint-
Ferréol, Rue Paradis is one of Marseille’s longest retail
thoroughfares. The street hosts a wide range of activities
including home furnishing and restaurants. Mid-range
retailers are mainly to be found between Rue Saint-Saens
and Place Estrangin Pastre. Rue Paradis is also home to
some upper-end retailers including Kenzo, Lancel and
Montblanc.
RUE SAINT FERREOL
Perpendicular to the Port and parallel to Rue Paradis, Rue
Saint-Ferréol is mostly pedestrian and home to French
and international mass market retailers including Mango,
Zara, Etam, H&M, Sephora or Jennyfer. The former
Galeries Lafayette building will soon host “The Babel
Community”, a mixed use area including offices, co-
working spaces, residential, retail and food and beverage
offer.
RUE DE LA REPUBLIQUE
Part of the Euromediterranée urban redevelopment
project, Rue de la République is now searching for a new
positioning due to increased competition from shopping
centres located in the city centre. Rue de la République is
still a strategic link between Les Terrasses du Port and
Marseille city centre’s prime retail area.
RUE GRIGNAN
Perpendicular to Rue de Paradis and Rue Saint-Ferréol,
Rue Grignan is the focus for upmarket and luxury brands
such as Cartier, Louis Vuitton and Hermès.
Other areas are home to low to middle-range retailers
such as Rue de Rome (now served by the Tram line 3 as
well as the two subway lines) or La Canebière, one of the
most famous streets of Marseille attracting both local
shoppers and tourists. Perpendicular to Rue Saint-Ferréol
and Rue Paradis, is Rue Francis Davso, which is home to
several children’s clothing brands and has attracted
several international retailers including COS or Zara
Home.

LE PRADO
Centrally located near the recently renovated Stade
Vélodrome, the shopping centre was built around a new
commercial thoroughfare, and opened in 2018. Totalling
23,000 sqm, the centre offers a full range of retailing,
positioning itself in the mid-range to up-market brands
while combining anchor stores with kiosks and cafés and
an Auchan Gourmand supermarket. Some space with
terrace access is dedicated to a food court.
MARSEILLESHOPPING CENTRES
CENTRE BOURSE
Open since 1977, Centre Bourse is located at the meeting
point of the city centre's pedestrian streets, close to the
Vieux Port and Canebière. The shopping centre totals
47,000 sqm and is home to mainly middle-range retailers
such as Celio, Sephora, Galeries Lafayette and Habitat.
In 2016, 10 new retailers and 3 new mid-sized units were
added to the retail mix of this 4-level centre, increasing the
number of shops to 70 in a 5,000 sqm space.
LES TERRASSES DU PORT
Open since 2014, the 63,000 sqm scheme with 190 stores
and restaurants and a 260m restaurant terrace is
Hammerson’s first retail development in France. The
centre is anchored by French department store Printemps,
their first opening since the relaunch of their parisian
flagship, followed by Monoprix. Joining Printemps on the
top level of Les Terrasses du Port are designers Michael
Kors, Sandro, Bose, G-Star and Maje. The centre also
hosts large international brands ranging from Zara, H&M,
to Uniqlo and Mango.
GRAND LITTORAL
Open since 1996 and totalling 120,000 sqm, Grand
Littoral shopping centre has an extended catchment area
and is among the 5 largest shopping centres of the
country, attracting 10 million customers each year.
Located in the North of Marseille, Grand Littoral area
hosts over 180 stores and several anchors including Leroy
Merlin, Primark, H&M and Zara, reflecting a wide range of
sectors. Its success has been confirmed by an extension
of 14,000 sqm in 2007 and a redevelopment in 2014, with
the arrival of the first Primark store in France on 7,500
sqm. Despite competition emerging from new shopping
centres, demand is high and Grand Littoral hosts the
largest Intersport outlet in France (the brand usually
prefers peripheral areas).

A Mediterranean port founded by Greek
traders 2,600 years ago, Marseille boasts
a particularly strong multicultural
identity. Its culinary traditions are a
reflection of a population made up of
various origins, from ethnic food to
traditional Provencal cuisine, with local
treasures such as “bouillabaisse” or
“aïoli”.
Trendy restaurants are located in the friendly
surroundings of Le Panier and Cours Julien. These two
spots include Les Buvards, Bobolivo and Ummagumma.
Le Vieux-Port hosts plenty of seafood and fish
establishments or local cuisine restaurants that provide an
outstanding environment for both local residents and
tourists, such as Le Miramar.
The fine dining sector includes Le Petit Nice, a three star
restaurant and other fine establishments such as Une
Table au Sud or L’Epuisette, all located on the seashore
3km away from Le Vieux Port.
Les Halles de la Major is a new space of 700 sqm
dedicated to gourmet food, targeting local residents but
also attractive for tourists willing to sample gourmet food
from renowned chefs such as Gérald Passédat (Le Mole
Passedat). Open since 2014, it is located in the
redeveloped area of La Joliette, on the waterfront right
next to the La Major cathedral.
Marseille outskirts also boast famous restaurants
including Pierre Reboul and L’Esprit de la Violette in Aix
en Provence or La Villa Madie in Cassis.
