Summary Notes

Home prices grew in most markets.

Sales increased slightly from very low first quarter levels.

Foreclosure activity increased slightly.

Housing Performance The only slight change in housing markets between March and April was the slight increase in month over month sales. Despite this increase, sales remain below prior quarter and prior year levels in most markets. It remains to be seen whether the large sales declines from the first quarter were driven solely by weather factors or if other drivers, including rising rates, home affordability, or tight credit conditions, were the primary causes.

Home price growth was positive in 31 of the 42 reported counties over the last month and quarter.

Home price growth was positive in 36 of the 42 reported counties over the last year.

Sales increased in 24 of the 42 reported counties over the last month.

Sales increased in 10 of the 42 reported counties over the last quarter.

Sales increased in 13 of the 42 reported counties over the last year.

Foreclosures decreased in 22 of the 42 reported counties over the last month.

Foreclosures decreased in 18 of the 42 reported counties over the last quarter.

Foreclosures decreased in 26 of the 42 reported counties over the last year.

Housing Outlook After three months of extremely low sales volume, sales recovered slightly. With that, nationwide home

prices grew at an annualized growth rate of 5.1% in April. Employment growth was very favorable at

288K new jobs. Continued employment growth will be the key to household formation, housing

demand, and sustainable home price growth. The growing concerns of home affordability and tight

credit conditions serve to cloud the future.

Uncertainty Housing investors face heightened uncertainty from national and international sources. In the presence of uncertainty, individuals have a difficult time valuing real estate, dampening the activity of both buyers and sellers.

Several factors lead to uncertainty about the persistence of housing market improvements.

The rate of job creation has been unsteady.

Uncertainty about the resolution of domestic fiscal issues continues.

Euro Zone fiscal issues continue unresolved.
