MINOR AMENDMENT TO DAP APPROVAL FOR CONSTRUCTION OF TWELVE

MULTIPLE DWELLINGS, LOT 453 (2) WATERWAY CRESCENT, ASCOT

Thank you for providing the Swan River Trust (the Trust) with the opportunity to comment on

the above mentioned minor amendment to approved plans for 12 multiple dwellings at the

above mentioned property. It is understood that the amended plans have been referred to the

Trust under Clause 30A(2)b(i) of the Metropolitan Region Scheme, as the proposal is situated

on land which abuts the Trusts Development Control Area.

The minor amendment proposes extending the living area of proposed Units 9 and 12 by 0.8

metres towards the eastern boundary. The proposed amendment will not affect the proposed

development setback from the Trust’s Development Control Area.

Trust Officers have reviewed the proposal and wish to advise that the Trust has no objections to the proposed minor amendment as described in the application and amended plans received by the Trust dated 17 February 2015, subject to the following conditions:

CONDITIONS

1. No building materials, soil, fill, rubbish or any other deleterious matter shall be allowed to

enter the Parks and Recreation reservation as a result of the development.

ADVICE TO APPLICANT

1. The applicant is advised that the proposed development is on land located within the flood

fringe of the Swan River. To provide adequate flood protection the minimum habitable floor

level should be 0.5 metres above the relevant 1 DO-year ARI flood level.

2. The applicant is advised that the proposed development is located in an acid sulphate soil

risk area, and it is therefore recommended that an acid sulphate soil site assessment be
