BUSINESS

Genuine demand for quality homes looks set to be sustained on the back of the fast-growing middle-class and stronger legal framework for home ownership in Vietnam. Local home buyers are also increasingly discerning, with many looking for well-planned and well-managed residential developments.

This augurs well for established developers who can deliver quality and value. With its fi rst mover advantage, Keppel Land is poised to meet the country’s housing needs.

The Company is on track for further growth in Vietnam and has already achieved a number of project milestones

in Ho Chi Minh City (HCMC) in the fi rst half of 2008.

First, concept plans were unveiled for new phases of Saigon Centre. This was followed by the go-ahead from local authorities for a waterfront development in District 7, and most recently, an option was secured to develop more waterfront homes in District 2.

New face for Saigon Centre

HCMC’s main thoroughfare Le Loi Boulevard is set to become greener and more stunning with Keppel Land’s further investments into Saigon Centre, its mixed-use development in the heart of the Central Business District (CBD).

Keppel Land and local partners, SOWATCO and RESCO, will embark on plans to develop an iconic landmark development integrating subsequent phases of Saigon Centre.

Skidmore, Owings and Merrill, one of the world’s largest architectural fi rms, is the architect appointed to develop the new concept plans for Saigon Centre.

The fi rst phase of Keppel Land’s waterfront development in District 7 of HCMC comprises 700 apartments

delegates in Hanoi. The contingent was led by His Excellency S R Nathan, President of the Republic of Singapore and Vietnam’s Deputy Prime Minister Hoang Trung Hai.

Phase One of Saigon Centre was completed in 1996 with 25 storeys. It comprises a three-storey retail podium, 11 levels of prime offi ce space, 89 units of serviced apartments and three levels of basement carpark.

The prominent development has maintained its position as the market leader in terms of occupancy and rental rates in HCMC. The offi ce and retail components are 100% leased and the serviced apartments, managed by Sedona Hotels International, enjoy near full occupancy.

Over the years, Saigon Centre has

won many national and international accolades, which include Vietnam Quality Award – Gold Medal (2005); The Guide Award – Best Serviced Apartments (2003 – 2005) and Asia Pacifi c Quality Award – Outstanding Achievement (2000).

Making waves in District 2

Keppel Land has advanced to build on its quality portfolio in the country, securing an option to develop a prime 5.1-ha (51,043 sm) site in District 2, HCMC.

The proposed development is expected to yield 1,500 quality apartments with a potential total gross fl oor area of 244,800 sm, increasing the company’s portfolio in popular District 2 to more than 7,500 homes.

Mr Ang Wee Gee, Executive Director and Chief Executive Offi cer, International, of Keppel Land International said, “Leveraging our fi rst mover advantage, strong network and quality brand, Keppel Land continues to build up its portfolio in Vietnam, securing sites in prime locations and growth corridors to tap on the strong demand for quality homes.”

The latest proposed development in District 2 is close to the 737-ha Thu Thiem New Township, which has been earmarked as the new downtown to complement HCMC’s CBD.

It also enjoys great accessibility to the city centre via the proposed East-West Highway and Saigon River Tunnel, both

of which are under construction and scheduled for completion in 2009.

Targeting the upper middle market, the luxury apartments are expected to be launched in 2009. Residents can look forward to a quality lifestyle enhanced by a comprehensive range of recreational facilities, including a clubhouse, a swimming pool and tennis courts in lush surrounds and under 24-hour security.

The total investment capital for the proposed project, which will be developed in phases according to market demand, is estimated at US$390 million (approximately S$546 million).

Keppel Land has launched The Estella, a prime residential project comprising some 1,500 upmarket apartments in the popular An Phu Ward, District 2, HCMC.

A preview of The Estella’s Phase 1 in 4Q 2007 was positively received by potential buyers, with interest registered for all 650 units. More than 250 units have been sold to date.

Mr Ang added, “With the go-ahead for two of our newest developments, Keppel Land is on track with the roll out of our strong pipeline across Vietnam.”

Keppel Land has entered into a joint venture with Sunsea Yacht Club (HK) Company Limited to develop its fi rst integrated residential cum marina lifestyle development in Zhongshan, Guangdong Province of China.

The development will feature the fi rst premium waterfront homes in the affl uent Pearl River Delta region of Zhongshan, located on MoDao Island in the Shenwan Town of Zhongshan City.

When completed, it is expected to yield about 300 high-end luxurious villas with private berths and 2,500 condominium units and serviced apartments, with a total gross fl oor area of 408,000 sm.

Residents can look forward to a luxurious waterfront lifestyle enhanced by a marina clubhouse with related amenities including fi ne dining restaurants, berths for about 550 boats, a boating school and

comprehensive recreational facilities. Approximately 30% of the total land area (approximately 246,000 sm) will be used to create channels and waterways for berths.

Garden sanctuGreen living spaces are the highlights of Keppel Land’s latest residential offerings in Indonesia and India.

Show homes in the garden paradise that is Jakarta Garden City have been launched.

Developed by a Keppel Land-led joint venture, the Jakarta Garden City spreads over 270-ha, offering a self-contained live-work-and-play home environment amidst lush greenery boasting tree-lined boulevards, sculptured gardens, and ample parks.

Located within a half hour’s drive from the city centre, Jakarta Garden City

offers homeowners easy access to the town centre for work or pleasure.

Mr Yeo Chee Kian, President Director of Jakarta Garden City, said, “Jakarta Garden City is truly poised to be a township where life fl ourishes. Keppel Land continues to strengthen its foothold in India by extending its presence to Kolkata with Elita Garden Vista, a joint venture with Magus Estates and Hotels Pvt. Ltd. (Magus).

Elita Garden Vista is a 74%-26% joint venture between Keppel Land and Magus, the real estate arm of India’s reputed Jatia Group which has extensive operations in hospitality, manufacturing, energy and education.

It is targeted at the upper-middle income segment comprising professionals and managers, mostly working at nearby IT parks. This 10-ha residential development, situated within the integrated Rajarhat Township in Kolkata, will comprise 1,278 apartments of 2- and 3-bedroom units ranging between 1,277 and 1,850 sf in fl oor area.

Rajarhat Township is nestled within Salt Lake City, a growing thriving IT hub in West Bengal and is primed to be one of India’s major industrial hubs.

Sales of Elita Garden Vista have been encouraging with over 90% of 350 units launched sold.

In the pipeline is Keppel Land’s second foray into Bangalore – Elita Horizon.

Elita Horizon is in close proximity to the IT hubs of south Bangalore and enjoys convenient access via the Peripheral Ring Road. In addition, a host of amenities and international schools are within its vicinity.

The development will also cater to the IT professionals and the upper-middle income families. The 1,142-unit development will comprise three

phases and consist of 2- to 4-bedroom apartments and penthouses with unit sizes ranging from 1,200 to 4,200 sf.

Whether it is at the worksite or offi ce, creating a safe workplace is everyone’s responsibility.

This effort is driven and steered right from the top at the Keppel Group.

Mr Lim Chee Onn, Executive Chairman of Keppel Corporation and Chairman of Keppel Land shared, “We in Keppel believe that safety is a never-ending journey that requires life-long commitment from each and everyone of us.

“A safe and healthy work environment has always formed an important part of Keppel’s care and concern for our staff welfare. Indeed, our safety workplan is an integral part of our continued efforts to improve our operational effi ciency.

“Our business units have taken upon themselves to improve their own pro-active action plans in order to drive safety practices and messages deep into their work processes. They have also taken to learning earnestly from one another and from external agencies.”

Across Keppel Land, safety is taking centrestage with various efforts being rolled out.

Partners in safety

This year, Keppel Land launched its inaugural Consultants and Contractors Health & Safety (H&S) meeting to spread the safety message and recognise those who have achieved exemplary workplace safety standards.

Mr Wong Yew Meng, H&S Manager from Keppel Land’s Property Management said, “Our consultants and contractors play an important role in complementing our efforts as a responsible developer.

Therefore, we need to engage and work with them closely in order to realise our vision of achieving a zero harm workplace.”

In 2007, Keppel Land established a H&S management system stipulating the necessary requirements for its contractors to comply with.

Keppel Land will continue to work closely with architects and consultants to incorporate safety features in its property design, so as to spread the message of ‘zero harm’ beyond the construction site, and into the lives of its home and offi ce occupants.

In the Residential division, a Workplace Safety and Health Campaign (WSH) 2008 was held at the Refl ections at Keppel Bay worksite on 9 May 2008 to share safe work practices with workers and employees.

Workers, consultants, partners and staff from Keppel Land and Woh Hup, the appointed contractor, showed up in full force and signed a safety pledge to demonstrate their commitment towards workplace safety.

Demonstrating that safety is serious business, senior management from both Keppel Land and Woh Hup were present at the event. They were Mr Augustine Tan, CEO of Singapore Residential, Keppel Land; Mr Kim Yong, Deputy Chairman, Woh Hup and Mr Eugene Yong, Director, Woh Hup.

Mr Goh Han Kee, Deputy GM (Projects), Singapore Residential, Keppel Land shared, “Refl ections at Keppel Bay is a premium waterfront development which showcases Keppel Land’s quality excellence. This quality must be refl ected at every stage of our development, from design and construction to delivery to our homeowners.

“We hope that through this campaign and other safety initiatives, a strong safety culture and mindset will be developed amongst the team here for Refl ections at Keppel Bay.”

Apart from banners, other safety-related exhibits included work equipment, photos illustrating improvement and innovative features, and a selection of winning posters submitted by workers and staff.

Whichever the mode, the message was clear – safety is imperative.

The audience was further engaged with quizzes and entertainment, including a safety drama competition put up by the workers, where potential dangerous practices at work were re-enacted.

K-REIT Asia also organised a workplace safety exhibition at Bugis Junction Towers in May to improve safety and health awareness among staff and offi ce tenants alike.

Topics included manual lifting, material handling and ergonomics. The exhibition encouraged active participation at the information stations and touch screen booths.

Looking ahead, K-REIT Asia plans to continue its effort to spread the safety message by organising similar awareness activities at the other buildings within its portfolio.

One with safety

One Raffl es Quay (ORQ) was bestowed a safety award by the Building and Construction Authority (BCA) at the inaugural BCA Design & Engineering Safety Excellence Awards 2008 for successfully addressing the safety and technical challenges of developing its impressive twin towers.

Totaling 1.29 million sf and straddling the North-South MRT Line, ORQ was a challenging development as it was envisioned to be an iconic landmark, while being the gateway to the new downtown of Singapore at the Marina Bay area.

Winning solutions at ORQ

• The massing of the North Tower was skewed to attain the shortest structural span and to balance the load distribution across the MRT tunnels. This was to achieve a safe and effi cient transmission of building loads to the sides of the MRT tunnels below ORQ.

Probably the fi rst for a building of such height and complexity, the transfer of interior tower loads was achieved through the central core box acting as a transfer structure. Such an idea had to be thought of as the conventional transfer structures to carry loads from the 50-storey building would obstruct the ground level lobby as it would be too deep.

• Permanent shielding walls were constructed adjacent to the tunnels as a form of safety and protection of the MRT tunnels during ORQ’s construction, a fi rst in Singapore.

• Another fi rst initiated by ORQ in Singapore was the installation of comprehensive instrumentation to closely monitor the ground, MRT tunnels, retaining walls and tower movements to ensure safety during construction.

• Safety was top priority when constructing ORQ, which included handling massive traffi c diversion along the busy Raffl es Quay/Collyer Quay during the construction of the underground pedestrian mall linking ORQ to Raffl es Place MRT station. Through controlled and progressive lane diversions, this was successfully achieved.

The biggest challenge posed to the developers was to build a sound building without disrupting the existing twin MRT tunnels running below the northern part of the site and directly below the 50-storey North Tower.

The highly variable and tricky ground conditions also posed severe obstacles to the foundation and substructure works. However, these were overcome through clever key design and construction features, proving ORQ’s engineering innovation to build a safe and iconic building.

Keppel Land continues to set new benchmarks with its sterling offi ce portfolio, as two of its premier offi ce developments bagged top green honours awarded by the Building and Construction Authority (BCA).

Ocean Financial Centre (OFC) is the fi rst offi ce development in Singapore’s Central Business District to achieve the Platinum Green Mark Award while Marina Bay Financial Centre (MBFC) Phase 1 (Commercial) and Refl ections at Keppel Bay each bagged the Gold Award.

Mr Tan Swee Yiow, CEO of Singapore Commercial, Keppel Land said, “As Singapore continues its growth as a global city, Keppel Land is privileged to contribute to the changing cityscape with prime developments which continue to set benchmarks.”

Mr Tan also shared that businesses going global will appreciate the state-of-the-art green features in OFC, which benefi t occupiers in terms of long-term energy savings and harmonising their operations with that of the environment.

Sustainable Ocean

OFC, through its green features, will see an overall energy savings of 35.1%. Its energy savings work out to be almost 9,085,000 KWhrs annually, which translates to savings of almost S$1,817,000.

The simple and innovative concept of introducing a paper chute to encourage offi ces within the building to recycle paper will help to save more than 10,000 trees annually. The roof top gardens and harvesting of rainwater features help to

save 42 million litres of water annually, which fi lls 21 Olympic-sized swimming pools.

Coupled with effi cient lighting panels and air conditioning, the solar paneled array will save nine megawatt hours per year, suffi cient to power a 50,000 sqm offi ce space.

Staying gold

For MBFC Phase 1 (Commercial), the developers have employed construction techniques which will save 240,000 cubic metres of water, as well as a host of energy conservation features including an energy effi cient glass curtain cladding system, energy-saving air-conditioning, lighting and lift systems.

Apart from the green technology employed, more than 35% of the total land area will be landscaped, creating relaxing surroundings for tenants and cooling our urban environment.

The Green Mark Gold Award for MBFC follows a similar award for Marina Bay Residences, also within the development, in May 2007.

Over at Refl ections at Keppel Bay, winning features include the provision of motion sensors at lift lobbies and clubhouse toilets, pneumatic waste collection system as well as green roofs and green walls at the substation and tennis courts.

Innovative green technology and immense efforts have gone into developing OFC as a sustainable building. • Use of glass with state-of-the-art low

emissive coating to maximise light transmittance and transparency while minimising heat gain

• Eco-technology features including a roof photovoltaic system which consists of a 400 sqm solar panel array and an energy-effi cient hybrid-chilled water system

• Eco-off ice switch to provide temperature and lighting control programme for tenants to reduce energy consumption during off-peak hours

• L i f ts that ut i l ise regenerat ive drive system to reduce energy consumption

• Effi cient irrigation and landscaping choices, such as a rain water harvesting system for irrigation and a cooling tower system which uses recycled water

• An integrated paper recycling facility for offi ces to recycle paper waste, complete with a paper shredder for disposing confi dential documents. This in-house chute concept is probably not replicated elsewhere yet

• Extensive vertical greening in the form of a green wall increase the green plot ratio without consuming valuable offi ce space

• Recycling efforts include use of materials such as plywood and timber from the torn down Ocean Building for use in the construction of the new building

• Several trees from the former Ocean Building have either been retained or transplanted while horticulture recycled waste is used for compost as well

• To further encourage tenants to take on green practices, there are plans to produce a “green book” listing to showcase the green features and eco-technology available at OFC

From printing newsletter, Across Borders, on recycled paper, to encouraging staff to adopt green habits, Keppel Land demonstrates its commitment as a sustainable developer.

The Company has long placed high importance on going green through its businesses as well as by encouraging employee activism and engagement in ecological and environmental initiatives.

World Environment Day on 5 June 2008 saw some 100 staff attend a lunch-time talk organised at The National Library’s The Pod, featuring an eco-stellar line up of Singapore’s environmental champions.

Mr Lim Kei Hin, CFO, Keppel Land highlighted the company’s dedication in creating sustainable developments in his welcome address.

Mr Lim shared, “We are serious about building sustainable developments which future generations can cherish and enjoy. Environmental considerations and community enhancement factors are incorporated during the design, planning and construction of our developments.”

Dr Geh Min, President, Nature Society (Singapore) opened the afternoon with her topic “Saving the Forests, Saving

the Earth” and shared how forests are essential to providing biodiversity and ecosystem services, contributing to human life and well-being.

Professor Leo Tan, Professor of Biological Sciences at the Nanyang Technological University, shared on “Low Carbon Strategies: Ways to Green-Up Your Life” and gave an insightful description on how Keppel’s coral nursery, started in July 2007, will positively impact marine life in the long-term.

As a mark of commitment, Keppelites brought unwanted items to be recycled at the event and made individual pledges to take active steps towards being more ecologically aware in their daily lives.

To acknowledge their eco-commitment, pledgers received “Go Green with Keppel Land” recyclable bags and mugs.

Beyond Singapore, staff in China and Vietnam also commemorated World Environment Day. They watched the docudrama, “An Inconvenient Truth”, took home recyclable bags and planted trees and fl owers in their offi ces and at Keppel Land’s properties.

In China, the Beijing offi ce observed the “Green Week” where staff were encouraged to forgo the use of plastic bags and paper cups, avoid smoking and reduce car usage. In Tianjin and

Shenyang, “An Inconvenient Truth” was also screened for staff.

The Vietnam team also put up posters promoting energy and water conservation and waste minimisation at Saigon Centre. At Sedona Suites Hanoi, a total of 10 trees were planted in a tree-planting ceremony held on 6 June 2008 which drew keen participation across departments.

Another 60 trees are taking root in Hanoi in a tree-planting campaign co-organised with Caritas Switzerland, with the theme “Tree Planting as Life Insurance”. They will be planted on the mountains of Quang Ba, Ha Giang, Vietnam and are sponsored by the tenants and staff of Sedona Suites Hanoi.

In Thailand, Keppel Thai Properties (KTP) distributed booklets entitled “How to save Bangkok from Global Warming” to all staff and residents of its villa properties.

KTP also organised a staff screening of “An Inconvenient Truth”, as well as a “Green Slogan” contest and distributed garden trays to its employees as part of its fl ower-planting exercise.

In Myanmar, Sedona Hotel Yangon commemorated World Environment Day with a tree-planting ceremony.

Earth Hour

Twenty four global cities, including Singapore, participated in Earth Hour at 8 pm on 29 March. Earth Hour is an international event started by the World Wildlife Fund (WWF) Australia in 2007 and encourages households and businesses to turn off their lights and non-essential electrical appliances. Keppel Land’s offi ce buildings were dimmed across the city for that hour.

Delivering a powerful message about the need for action on global warming, the participation in Earth Hour is a reminder to tenants and employees that reduced electricity consumption can in the long-run result in improved energy effi ciency and lower operating costs.

Over 12,000 visitors were reeled in by the splendid offerings of Boat Asia 2008 held at Marina at Keppel Bay from 24-27 April 2008. The event was offi ciated by Dr Yaacob Ibrahim, Minister for the Environment and Water Resources. The event was well attended by boat enthusiasts and serious buyers.

Visitors were treated to on-water displays of luxury motor yachts, sail boats, catamarans and mega yachts by over 100 international world-class brands including Azimut, Ferretti, Grand Banks, Horizon, Princess and Sea Ray amongst others.

On land, visitors enjoyed a showcase of speed boats, jet skis, sailing yachts, marine equipment and accessories, as well as high-end consumer lifestyle products from brands such as Audi, Miele, Island Shop and Philips Consumer Lifestyle, just to name a few.

Specially invited high net worth individuals (HNWIs) enjoyed exclusive access to the Island Suite at the Marina reserved for VIPs, while a fi rst-ever on water fashion show by the Island Shop wowed the crowds with its fi nesse and special Polynesian choreography.

Glamour was also high on the agenda during the Charity Gala Dinner held at the St Regis Hotel, which was attended by dignitaries as well as other special guests. A whopping S$70,000 was raised for the Mainly I Love Kids (MILK) Fund through the auction of art pieces and other luxury items.

“Takumi is an unusual concept having both Teppanyaki and Robatayaki in one venue,” said Takumi Tokyo’s Mananging Director, Mr Kentaro Koshino. “We believe in giving our customers the best dining experience where they get to enjoy the fi nest Japanese cuisine complemented by an exclusive list of premium Japanese wines and sake.”

Only the freshest and fi nest ingredients will be selected in preparing the best in authentic Japanese cuisine. Fish offered at Takumi are freshly picked and carefully selected by their chefs in Tokyo from Tsukiji fi sh market – the biggest fi sh and seafood market in the world – and air delivered directly to Singapore.

A charming feature of the restaurant is the Teppanyaki and Robatayaki counters, which are separated by a wooden lattice screen, and are lowered such that guests can watch the chefs work their culinary magic as they serve up delectable meals.

Privé pleasures

Privé is poised to redefi ne the notion of chic dining and entertainment at Marina at Keppel Bay.

In March, some 150 diners wined and dined at Privé’s fi rst Sensualite dinner, created and hosted by the restaurant’s renowned non-resident executive chef, Mr Tony Bilson from Sydney, Australia.

The legendary restaurateur and culinary extraordinaire concocted several culinary

masterpieces for the evening, some of which appear in Privé’s Most Magnifi cent Lunch menu. The French feast was executed by Privé’s resident chef de cuisine, Mr Simon Song.

In the same month, models strutted their stuff showcasing the latest couture must-haves by French label Chloé, against the stunning waterfront backdrop. A section of the 120-seat waterfront gastrobar was transformed into a runway for the fashion show.

Beating seven other new marinas in the region, Marina at Keppel Bay was named “Best New Asian Marina/Yacht Club of the Year” at the prestigious Christofl e Asia Boating Awards 2008.

This is the fi rst year that the award was introduced and a total of eight marinas from Dubai, China, Thailand and Singapore were nominated.

Nominees for this award category were assessed by a panel of 20 industry experts from around the region on the facilities, berthing systems, procedures and systems and overall service standards. Assessments were carried out on site and included meeting boaters at marinas to get their views.

Receiving the award for Marina at Keppel Bay was Mr Francis Olsen, Chief Marina Offi cer. He shared at the ceremony, “The guiding principle for Marina at Keppel Bay is simple, that is, to offer best-in-class services as we strive towards becoming Asia’s signature waterfront lifestyle destination of choice.”

The annual Christofl e Asia Boating Awards is widely known as the region’s premier event for recognising the efforts of boat builders, marinas, clubs and individuals in creating a diverse and exciting boating community. It has also become a must-attend event for Asia’s jet set.

“This is the chance for Asia to celebrate its achievement as a growing centre of luxury boating that will rival places like

the Caribbean and the Mediterranean in the near future,” said Mr Olivier Burlot, MD of Blu Inc Media.

The awards are sponsored by Christofl e and organised by Blu Inc Media, publisher of Asia-Pacifi c Boating and China Boating magazines.

An important element that also gave Marina at Keppel Bay an edge at the Christofl e Asia Boating Awards was its outstanding service standards – Marina at Keppel Bay is the only marina in South-east Asia to be managed by a fully-trained and qualifi ed marina management team.

Staff recently underwent the widely recognised “Introduction to Marina Management” course by Marina Industries Association of Australia (MIAA).

Leading by example is Keppel Land’s CEO (Singapore Residential) Mr Augustine Tan, who took a proactive stance by participating in the two-day training course alongside some 30 staff members.

From the customer service offi cers and administrative staff, to the property management team and marina service crew, right up to Mr Tan himself, everyone got involved in both the theoretical side of operating a marina as well as

at a very practical level. Topics covered included marina terminology, day-to-day operations and work safety aspects.

The course was specially customised for the Marina’s staff by industry veteran Mr Andrew Chapman, who has over 20 years of experience in the marina industry. Mr Chapman is a certifi ed marina manager and director of the MIAA. He is also CEO of the waterfront residential marina estate, The Marina Hindmarsh Island in South Australia.

“Marina at Keppel Bay has recognised that the professional development of their staff is very important to improving the level of service that is offered to the boating community in Singapore and the surrounding areas.

“With the quality of its marina construction, there is no doubt that this is a cutting edge, premier facility within the region which will attract superyachts and megayachts and will become an iconic destination in Asia,” said Mr Chapman.

“We would also hope to work very closely with Keppel on any future marina developments in the region they might have down the track,” he added.

“This marina is pioneering training at this level in Singapore. They will be able to offer top-end service to match the facilities at the marina which will stand out as an advantage compared to what other marinas can offer.”

Keppel Land and its partners – Cheung Kong (Holdings) and Hongkong Land – have garnered international recognition for its Grade A offi ce development, One Raffl es Quay (ORQ).

ORQ was named winner in the Offi ce category at the 17th annual FIABCI Prix d’Excellence Awards ceremony in Amsterdam, Netherlands.

Widely regarded as the real-estate industry’s equivalent of the ‘Oscars’, the award recognises ORQ for embodying excellence in all aspects of development including, construction, brokerage, facilities management, marketing strategy, impact on the local community and benefi t to the environment.

Training workshops, networking and sharing sessions took centrestage from 24-28 March 2008 as more than one hundred overseas postees from China, India, Indonesia, Vietnam and other parts of Asia convened in Singapore for Keppel Land’s Annual International Conference (AIC).

With presence in 12 countries spread across 33 cities, Keppel Land is fast internationalising, in the geographical spread of its premier properties and even more so in the diversity of its talent pool.

In line with Keppel Land’s commitment to empower and engage its employees, the Annual Regional Conference was created as a strategic platform for management to share the group’s thrusts and objectives with its staff worldwide.

Mr Wilson Kwong has joined the Raffl es Quay Asset Management (RQAM) team to head the development of Marina Bay Financial Centre (MBFC) and management of One Raffl es Quay (ORQ) as General Manager.

Mr Kwong replaces Mr David Martin, who has relocated to Hong Kong.

Prior to his appointment as GM for MBFC, Mr Kwong was Senior Asset Manager, Commercial Property for Hongkong Land Limited, a role which included managing the company’s interests in key developments in Hong Kong. From 1998 to June 2006, he held a range of management positions across the Jardine Matheson Group.

Mr Kwong said, “MBFC is shaping up to redefi ne the Central Business District in Singapore by adding another 3 million square feet of offi ce space, 649 new residential apartments and more than 120,000 square feet of new shopping and dining pleasures. A project of this magnitude relies on the interaction of many parties, including MBFC’s strong team and I look forward to working with all the parties involved.

“I also look forward to maintaining the excellent progress on the project to date and delivering on the vision of MBFC as a centre of business and fi nancial excellence, not just for Singapore, but also in the region and globally.”

They were the winning team at the inaugural launch of the WOW! (Work of a Winner) Awards during the AIC.

Twelve teams, shortlisted from an initial submission of 22 entries, presented case studies on innovative problem solving methods and people management skills.

A panel of judges, comprising senior representatives from across the Group, and the audience had to vote for their favourite team.

Apart from recognising staff for their achievements, this initiative aims to promote teamwork, learning and sharing of best practices.

The AIC week ended on a high note as staff convened at The Fairmont Singapore for their annual dinner and dance themed “Arabian Nights”.

During the fun-fi lled evening, Keppel Land paid tribute to 20 employees who have stayed the course and grown with the Company.

Of special mention was Mrs Yeo Kah Tiang, GM of Group Finance and Administration, who was honoured for her unwavering dedication of 30 years to the company.

Joseph Low, Chairperson of this year’s Organising Committee said, “We decided on ‘Arabian Nights’ as a theme in view of the company’s recent success in making a beachhead into the Middle East.

Helping hand to ChinaFollowing Keppel’s group-wide efforts to raise funds for Sichuan’s quake relief, Keppel Land extended its commitment and donated RMB 350,000 to support the ‘One Love Charity Festival’, a Singapore-led effort to raise further funds for children affected by the earthquake.

This contribution added on to the Keppel Group’s donation of about RMB 7 million (US$1 million) in May 2008, to be channelled to the Red Cross Society of China.

Earlier quake relief efforts also included placement of donation boxes at Keppel Land’s offi ces and residential properties in Beijing, Shanghai, Chengdu and Wuxi. Over in Kunming, Yunnan Province, Keppel Land’s award-winning golf resort, Spring City Golf and Lake Resort raised over RMB 250,000 with a charity golf game and auction.

Keppel Nantong Shipyard also collected donations from its local staff and sub-contractors and contributed to the Red Cross Society in Nantong.

Apart from corporate donations, staff from across the Group both in Singapore and overseas have also given to the cause both in cash and in kind.

Mr Peter Lee, City Head of Keppel Land in Chengdu best summed up the Group’s intentions. He said, “Our proactive and holistic approach in seeking avenues to enhance relationships with our hosts in China underscores our commitment to grow with China and contribute to her economic and social development.”
