Katerra Component and Finish Factory - Tracy, CA

Katerra’s 577,000 square foot advanced manufacturing

facility has fully automated wood frame wall production

lines, automated floor lines, automated cabinet and finish

areas, automated roof truss lines, an automated window line

and a light gauge steel production line.

The factory will produce, on an annual basis, the equivalent

of 12,500 multifamily units while bringing more than 500

new jobs to California’s East Bay region.

At Katerra we believe in an integrated and collaborative project delivery approach, utilizing the Virtual Design and Construction (VDC) process and Building Information Modeling (BIM) as Lean tools to deliver a safe, cost-effective, timely, and complete project. Katerra is unique in that we create a Single Source of Truth Model (SSTM) for each of our projects, populated by BIM information as early as the Civil, Structural and Landscaping phases. This ensures complete co-ordination at the earliest stages and prevents costly schedule disruptions. At Katerra, we have developed a scheduling system internally known as the “Block Schedule” to allow us to maintain trade flow, minimize crew sizes and identify with certainty the end date of the project. Harrison Urby’s architecture and interiors are designed by Amsterdam-based

firm Concrete, best known for the designs of citizenM Hotels around the

world. Paying homage to the neighborhood’s industrial heritage, Urby’s façade

is inspired from the design of iron bridges. Comprised of a series of buildings,

beautifully landscaped geometric green spaces connect each one and form a

network of courtyards together at the heart of the complex.

market-rate apartments that are either one or two bedrooms ranging from

660 to 1,110 sq. ft. with 4,200 sq. ft. of ground floor retail. The project is also

incorporating a ground-level plaza with amenities such as Ben’s Bells salvaged

art, water features, barbecue and more. Aerie Development LLC, is the

developer of this mixed use building and The Davis Experience is the architect.

Cameron Square is a mixed-use complex recently completed in Alexandria,

Virginia, with 302 units, 20,000 square feet of retail space, and 415

parking spaces in a below grade cast-in-place garage. The apartment

complex is National Green Building Standard (NGBS) Bronze-certified.

In a joint development by Cousins Properties and Gables Residential, Emory

Point offers a community that combines modern luxuries, dining, nightlife,

and convenience located in Atlanta, GA near Emory University. Amenities

The project broke ground in April of 2017 and is scheduled to be complete by

Katerra served as general contractor at The Rivington, a collection of 2

bedroom residences in the heart of Hoboken. These apartments provide

residents with modern amenities, a private courtyard, gym, and private shuttle

services to and from the Hoboken Terminal. An even bigger plus – you can

The project was completed in September 2017.

Tom has the unique ability to build a strong team starting in preconstruction. By understanding the goals and values from the client’s perspective, he is generally the person who keeps the team focused on what is most important to the client. When Katerra looked for leadership for their construction efforts on the east coast, James and Robert Caulfield, were immediately identified as difference makers. With the acquisition of Fields Construction, Katerra found a company with a long history of success in the New Jersey marketplace. Founded in 1933 by James and Robert’s grandfather, Patrick Caulfield, Sr., Fields Development Group gave the two Caulfield brothers an in-depth education into the entire development process, with their father and uncle focusing on engineering and architecture.

When James and Robert emerged from college in the late 90’s, they immediately moved into the construction arena and began the hands-on process of learning the industry. Drawing on the lessons instilled in them by their father and grandfather, they focused on analyzing every aspect of a potential project, most importantly the long-term effect each development had on the community that surrounds it.

Today, James and Robert continue the legacy set before them, looking to constantly find ways to build better ad smarter. Brett brings over 30 years of experience to Katerra’s construction leadership team. As co-founder and CEO of Fortune-Johnson, Brett has supervised the construction of more than 22,000 multifamily units since the company’s inception in 1991. His experience encompasses all phases of construction operations including estimating, scheduling, site development, building construction and business development. Brett is a LEED Accredited Professional and a licensed general contractor in Georgia, Florida, Alabama, North Carolina, South Carolina, Kentucky and Tennessee. He is Chairman Emeritus for the Associated Builders & Contractors of Georgia and sits on the Construction Management Advisory Board for Clemson University, as well as Kennesaw State University’s Construction Management Advisory Board, of which he is a past Chairman.

Greg is the Head of Construction in the Pacific Northwest Region. He began his career in the construction industry in 1985 and has worked as a tradesman, concrete specialty subcontractor and design build GC/Developer. He is experienced in the commercial, industrial, retail, institutional and residential market segments. His focus has always been constructing the most efficient structures for Owners while honoring the Designer’s intent. He is dedicated to a collaborative and integrated project delivery process with a commitment to both sustainable materials and construction processes.

Chris is currently overseeing two roles with Katerra, one as the Head of Construction, Central Region and the other as Managing Director for North American Renovations.

Previously, Chris had a career spanning 25 years with Schlumberger holding roles across the US, as well as internationally. Most recently he was a Product Line President with a focus on North America. Chris brings a strong background on improving profitability and cash flow through process and efficiency enhancement. Earlier in his career, Chris held a variety of leadership roles heading up Geographies, Business Lines, and Sales Organizations. Chris holds a Professional Engineer designation, and also volunteers to enrich and enhance the quality of education by sitting on the Ft. Bend Education Foundation Legacy Board.

Chris Barton

Eric brings 35 years of experience in development and construction management to Katerra. He has held senior level positions with national development and construction firms. During this time, he has developed a very versatile skill set as his career path has included positions as jobsite laborer, concrete testing technician, project engineer, project manager, estimator, business developer, operations manager, development manager and various director and vice president positions. His past even includes a summer working as a roughneck on an oil rig in western Oklahoma.

In addition to the various positions he’s held, Eric’s project experience boasts an equally diverse range including mixed use, multi-family/student housing, office, retail, health care, institutional, distribution, sports/recreation and hospitality developments.

Kevin is responsible for the leadership and direction of operations in the Rocky Mountain Region for Katerra West and vertical integration of Katerra’s manufacturing, design, and construction services.

Most recently Kevin has assisted Katerra in establishing regional operations teams and best practices across the Western United States.

Kevin has been in the construction industry for 17 years, working on projects ranging in scope from $3 million to over $300 million. His responsibilities have ranged from field supervision to operational strategy and execution. He has worked on design-build projects across the United States with some of the most stringent safety and quality requirements in the industry.

Kevin Strahley

Rick is a Regional Director for Katerra with over 24 years of experience in the construction industry, spanning a wide array of multifamily construction types, including more than 3000 Type I units, over 2000 Type III/V units, and 2M square feet of commercial construction, as well as an extensive portfolio of historic renovation projects in the Washington, DC, metropolitan area.

At Katerra Rick provides executive leadership and is responsible for the growth of the entire Mid-Atlantic Region, overseeing all aspects of business development, preconstruction and construction. He utilizes his depth of experiences and deep-rooted understanding of the industry, particularly in the Mid-Atlantic market.

Cotton McNutt is a dual degreed engineer and Certified Safety Professional with almost 20 years of international oil and gas, residential and commercial project experience. She has been with Katerra 3 years, and has served as the Head of Health, Safety, Environment & Quality for over 2 years and was General Manager at three of our factories for almost a year. Prior to Katerra she worked for ExxonMobil in over 20 countries building offshore oil platforms, chemical plants, and refineries in a varying technical and operational roles.

As the Head of Business Development Alvaro takes an intuitive approach to partnering with developers and communities. Beginning his career in Banking and Investments in 1998, Alvaro went on to lead development for an international company were he (among other things) developed condominiums, conducted numerous land transactions and started a real estate website. Drawing on his South American upbringing, Alvaro understands that true “development” means immersing himself within the community to understand the needs of both businesses and individuals. As a passionate advocate for the City of Phoenix he presently sits on the boards of the Phoenix Center of the Arts, the Evans Churchill Community Association and the Hance Park Conservancy.
