I write as the Architect of Record for the property known as Knockdown Center in order to clarify the current standing of the Alteration Type 1 Change of Occupancy application, and the associated Public Assembly application currently filed with the Department of Buildings, Queens Borough (DOB)
For DOB job number 420897239, which is the Alteration Type 1 that will change the Occupancy Classification for the building, our plan was approved and permits were issued on November 15,2013, and work commenced. On March 23, 2014, the job was audited by the DOB and the auditing plan examiner sent us four new objections to the approved plan. We met with the auditing plan examiner on April 16, 2014, at our DOB assigned meeting and discussed his objections. On April 22, 2014, we submitted a revised plan for approval by the auditing examiner. On April 25,2014, we were notified that our revised plan was accepted, and that the audit for this job would be resolved.
DOB job number 420865184, representing the application for a Public Assembly permit, was stamped and approved by the DOB on November 22,2013. When the underlying ALT1 job was put into audit, this job was marked as disapproved by the DOB, pending resolution of the audit. The DOB has informed us that when the audit of the ALT1 application is shown to be resolved in their system, the PA application status will change to reflect its Approved status.

In support of our application currently under review, we hope to clarify what kind of events we plan to have, and their associated attendance targets. We have done this by sharing our basic Method of Operation, which shares our event type goals and how we see the various types intersecting.
The main points are:
1. We will use our full capacity for less than 50% of our programs. 2. Most of our program will be Fine Art related, and on the low end of possible attendees.
In addition, we are working on partnerships to help with the communities transportation concerns. There is a deal in place with the car service Uber, offering account holders 10% discounts on rides to and from an event on June 14, and new account sign ups $25 off a ride to the venue. This is a deal we are working with them to extend to any event over a certain capacity.
We are also hiring a professional shuttle company that will run on a circuit to the Jefferson L train station for some events. This was a request from the 104th Precinct, and one we are happy to arrange.
Finally, to try and be more descriptive about the "Community Event" type I talk about below, this could be a broad range of possibilities. At the Community Board 5 meeting where I introduced Knockdown Center, I invited any civic groups who needed meeting space to have their meetings here, and we are committed to that offer, so that's one option. Another example is Girls Rock day-camps, who we are in discussions with. They are a 501 (c)3 organization that runs a day camp where young women get the opportunity to learn an instrument and play with other girls as a band. Their mission is empowerment and confidence building through music. In the past, we've also given space to the ASPCA for them to run an emergency supply depot as they responded to Hurricane Sandy. These are just a few examples of what will be efforts to serve the community directly.

Knockdown Center Method of Operation
Knockdown Center presents and hosts cultural events and exhibitions that respond to its unique architecture and dimensions. Our core objective is to explore and test new modes of funding, producing, and presenting creative projects in order to incite surprising collisions between otherwise compartmentalized communities.
Regular Hours
When there aren't events, our small second bar will be open from Thursday - Sunday, 5pm -2am.
Events
Broadly speaking our programming breaks down as follows:
45% Fine Art Exhibitions (mostly free) o Sat/Sun exhibition hours, Noon - 6p o Attendance of between 20 - 600 people
15% Live Music (generally ticketed) o attendance of between 300 - 3100
12% Party o attendance of between 500 - 3100
10% Literary Reading / Lecture / Presentation o attendance of between 100 - 900
10% Community Events (meetings, etc) o attendance of between 50 - 500
8% Dance/Theater/Performance o attendance of between 40 -150
Interpreted, these categories mesh and on any given day several or all could happen consecutively or simultaneously.
For example, beginning this Memorial Day, Sundays will offer visitors three different events from 8am to 9pm: a flea market in the front outdoor space (not in the demised premises, free to attend) from 8am to 5pm, viewing hours for our current exhibitions in the main indoor and gallery spaces from 2-6pm (free), and a family friendly event with games and food that transitions into djs and dancing on Patio 5.
This mix is representative of our aforementioned core objective as it draws discrete audiences for several different types of events while presenting the opportunity for each visitor to experience something different.

A show of public support
The signatures contained in this document were collected as a show of support for Knockdown Center in response to the following explanation:
I SUPPORT KNOCKDOWN CENTER
Scheduled to open this coming May, Knockdown Center has tirelessly worked for over two years to create an unprecedented venue for arts and culture in Queens. Throughout this time we have conscientiously sculpted this impressive turn of the century factory, rich with personal and community history, into a versatile, inspiring environment for both makers and viewers. By design, the flexibility of our floor plan allows us to play with scale and positioning of multiple projects simultaneously, inciting surprising collisions between otherwise compartmentalized communities. Similarly, our for-profit model will aid us in creating paid opportunities for artists— which are, unfortunately, somewhat of a novelty even for America's most gifted creative city.
Recently, two local civic organizations and a few Community Board 5 members have expressed opposition regarding our proposed capacity of up to 5000 people and our State Liquor Authority application that would grant us the right to serve them. In doing so they have publicly perpetuated false information, unfairly judged our intentions (as well as our potential clientele), and spun the facts to incite fear amidst our surrounding communities. Cited as their primary concerns are noise, disorderly conduct and "hipsters".
We have done our due diligence exploring these issues leading up to our impending opening and throughout our entire development of the project. Prior to applying for our public assembly and SLA permits we hosted several events using temporary permits paying particular attention to the impact these events had on the community. In each case we worked with the consent of local police, provided the necessary security, and never received an official (or unofficial) complaint. We then took this a step further in February of this year when we commissioned a full acoustical study of our building and surrounding grounds. The study clearly demonstrates that our building is compliant within NYC Noise Code for our intended use.
From the beginning of this project the building has lead the way. A work of art in and of itself, the scale demanded that we undertake something ambitious and inclusive of many different voices. Not only are we looking forward to assembling these voices and providing them an opportunity to get to know one another but we hope to foster an environment in which our surrounding communities are inspired to get in involved and work with us to create programming that addresses their needs and interests.

I had the opportunity to create an installation for the Knockdown Center in November 2013. The space is beautiful versatile, and unlike any I have seen or worked in before. I found the staff to be incredibly accommodating and respectful, and look forward to the events they hold in the future.

These people are trying to do something creative and interesting while taking care of an historical building at the same time, why stop them? Support them!
My experience with the Knockdown Center was as a participating artist in an evening's event that supported experimentation in a place for creative expression and at a place to come together as a community.

have been the sound engineer at multiple performances here, and have attended numerous events. The Knockdown Center is one of my favorite places to experience a performance, and is a great addition to our city's cultural landscape.
It is such a rarity that a space so big and beautiful that is also run by the nicest family and group of people, who are conscience of, and invested in, the community around them. Knockdown is a gem!

Knockdown center is one of the coolest spaces in NYC hands down. Their events are unlike anyone else's. I've been to an intimate art show there and a couple thousand person concert. Both were awesome in their own way.
I wholeheartedly support KDC's vital service and boundless vision.
Knockdown Center is probably one of the biggest new cultural hubs of New York. The people and community that gather around Knockdown are really passionate about this amazing space and its possibilities. Artists, writers, musicians and all the local communities will benefit from this space and what it has to offer. Knockdown has my full support, I wish there were more initiatives like this in NYC.

Knockdown Center was absolutely instrumental in providing me with studio space and access to their facilities in order to fabricate a 20' outdoor Holiday sculpture this past Winter. The way I see it, the Knockdown Center's dedication to arts reaches way beyond its own community as I am an artist living in Sunnyside who used their Maspeth location to build a public artwork which was displayed in Flushing. This dedication to the boro of Queens is the type of atmosphere we need in order to promote the arts and to allow Queens artists a flexible work environment to make a living.

the knockdown center is sublimely massive but beautifully so. their program is wildly eclectic to an almost bewildering extent, this can only be explained by two factors: the radical vision of the people involved that sees afar, and their firm commitment to support and cultivate the creative forces close by.
It has been a pleasure to visit the knockdown center for arts, and music events over the past year. It is an incredible space with some incredibly thoughtful folk running it. The center will absolutely be an asset to the surrounding communities if they give it a chance.
This is an awesome space that will bring only good things to the neighborhood.

After attending a few events at the Knockdown Center, I was totally impressed by how nicely they had developed the space, and how it was the kind of space I didn't think could exist in New York anymore. There are so few places for big adventurous art, or non-traditional performance, or even traditional performance and art that isn't in the same cookie cutter space shoehorned in to a building and neighborhood that can't accommodate it. Please consider that the kind of experiences that a place like this facilitates are what made New York a center for art and culture to begin with.

I live in Ridgewood near the Knockdown Center, and I fully support this wonderful place! I have seen the facilities and attended an event there. It was well-run and provided opportunities for local restaurants, artist groups, and other businesses to work together. I was impressed by everything. It has the potential to benefit the local business and residential communities. I think it would be an impressive addition to the neighborhood.
The knockdown center is a unique venue and I hope you take the time to evaluate its value to the community as you make your decision about the capacity and liquor license applications.
I attended an event at Knockdown Center in May 2013. The venue was clean and safe, and fully staffed by professional security personnel. The attendees at the event were very respectful of the surrounding neighborhood. I live just a few blocks away from Knockdown Center, and it is very exciting to have this space within my community!
I've been to events there multiple times and also had the opportunity to present a site-specific sound installation there - and it's just such an amazing space!

The opponents of the Knockdown Center have sensationalized the negative impact that it will have on the community through scaremongered stories about drugs, drunken hipsters and fighting. This is not what the people behind the Knockdown Center are behind and it is not something they will let happen. They understand the place they have in their local community and the responsibility they have to ensure harmony with their neighbors. They will curate and present a diverse and culturally relevant range of events and activities which will foster a stronger sense of local community and provide further enrichment to New York's cultural landscape.
I had the opportunity to perform there and everything about it was great. This is too amazing a space not to be used for art!
It's important to support the arts community of NYC so it can remain a vibrant and exciting city for all to enjoy.

Our local artists need this place! We absolutely require a place for public assembly in our neighborhood. SUPPORT KNOCKDOWN CENTER! RE: the "Gentrification" / criticism of the so-called hipster Stop blaming the folks who are improving the neighborhood for all the social ills caused by people who have houses on the Upper East Side etc., among other places... The alleged "hipsters" are the scapegoats for all the crimes of the society for which they are not responsible! Hipsters are targets of hate for the anger and resentment which has built up in ignored communities and which is ultimately caused by the theft of our economy by the big banks with the collusion of our controlled government. And caused by the ignoring of the ignoring of the communities of "people of color" by the entire society! This "gentrification" blaming is scapegoating of folks who are not the Upper Class oppressing forces. And who are not calling the shots for the giveaway of money to the big banks, for the war overseas etc..And Who are not covering up those crimes - as are New York publications who dare to frame coverage of our neighborhood around "displacement of the dispossessed" This psychological issue of hated toward "hipsters" is a way to set apart people and a way to set people against one another - who have shared interest; in favor, and as protection to, people who would never set foot in our neighborhood without a body guard. What about Iraq and Afghanistan? Our society approves of the poor and destitute being, not only displaced there, but killed.. Isn't it hypocritical to frame "hipsters" as the evil doers of our society... Why are the alleged "hipsters" such a threat? Amazing space that can do amazing things.
KDC is supporting an ever-growing community of artists and performers from all around the world. It will supply this city an alternative space for anyone from any community in the Greater New York Area to support one another and learn from one another. Any argument made by a committee expressing their opposition immediately contradicts what happens all around New York City, a complete disaster of support for music festivals with endorsements from all types of liquor corporations, giant Hofbrauhaus created explicitly for the mass consumption of alcohol, and centers for sports and entertainment which practically push alcohol on unassuming fans, let alone create obscene noise pollution. Has anyone in this committee actually been to The Knockdown Center? Its on three acres of land! How loud do you think anything which happens in that large of a space will be disruptive? What is around that center which will be affected by essentially muted noise? Any categorization of a person based on their personal style, their belief in cultural affairs, their age range, their ethnicity, their values and their own community is completely absurd! To over-generalize that "hipsters" would be the only type of people in attendance is sickening. How does one classify someone else as a
_" anything? People are individuals. Communities are founded upon the coming together of individuals. When individuals assemble something beautiful happens. Stop being so concerned with a generic template of "hipster" arbitrarily created and assumed upon so many young, talented and unique people is an okay thing. Does that represent New York and our support towards the next generation of New Yorkers? Does that represent what we can do to provide support for one another in any city?
