Opened in August 2016, the 4-star Quality Hotel Rules Club Wagga is, being an offsite modular designed and constructed hotel, one of the most innovative and efficiently developed hotels in the country and a landmark in Australian hotel construction.

Offering accommodation across three storeys for up to 160 guests, the structure is one of the first of its kind for the Australian hotel industry - and for MBS.

“We’ve completed a lot of accommodation buildings in the past, particularly for the mining and resources sector, however this was our first offsite modular constructed hotel,” Josh Chaplin, Modular Building Services Sales Manager, said.

“We built 75 hotel room modules, plus 3 modules for a caretaker’s residence on the ground floor, and they left our factory 99 per cent completed internally except for loose furniture.

“Bathrooms, electrical, plumbing – it was all pre-installed and finished in each module, ready to be externally connected on site with no more trades required to go into the hotel rooms.”

Chosen over other modular building companies after careful consideration by the project superintendent, MBS revisited the initial design, reducing the structural steel initially planned in favour of utilising the benefits of a lightweight steel framing system made using TRUECORE® steel.

“Our engineers designed a solution using TRUECORE® steel for structural bracing

to reduce the use of heavy structural steel in the building,” Josh Chaplin said.

“TRUECORE® steel is great; we’ve got three framing CNC rollforming machines that turn the TRUECORE® steel coil into steel frames in several different thicknesses and which punch the holes and notches and label each stud so it’s all ready to assemble and very simple.

“Every module had to be accurate to within +/- 1mm and the accuracy we achieve with TRUECORE® steel is phenomenal,” Josh continued. “The fitout trades that installed the various internal elements in each module were actually shocked at how quickly they could install their components due to the walls being so accurate, square and true.”

The project required approximately 60 tonnes of TRUECORE® steel to create the strong and accurate frames and with each module measuring approximately 7m long by 3.5m wide by 3.1m high, almost every centimetre of MBS’s 9,000sqm facility was called into play to meet the demands of this ground-breaking project.
