Maximising North light Access to the dwellings Setback around the site to enhance open area and help get more sunlight and fresh air around street level; This provides better circulation and allows the dwelling to be blended in and engaged with sorround- ing neighbourhood. The varying heights of the dwellings allow for substantial amount of North light to enter each dwelling. The height parameters were considered with respect to the sorrounding neighbourhood context. Corner dwellings comprise of terrace to provide transparency, hence increasing engagement between public and private spaces. Using Stair box not only opens access to the roof, but also provides better air circulation and ventila- tion during the summer periods. By using bronze Solar glass material, natural light can penetrate into the dwellings, providing added sustainable efficient energy. Providing synergy and linkage between dwellings by physical connection via bridge. The bridge controls the west sun entering, hence acts as a shade mechanism. The roof top bridge also accommodates a garden for each dwelling that allows for communal engagement between the residents. DESIGN RATIONALE: The approach to the design of this inner city housing development integrates key concepts: • Sustainability • Affordability • Community and social engagement This new approach creates a synergy not only with surrounding communities, but also with the residing residents, hence allowing better integration, both internally and externally. A generous open spaced housing development, comprising three dwellings has been designed. These dwellings are positioned and designed to integrate with the surrounding residents, and have been developed to cater for various space requirements. The dwellings comprise 1, 2 and 3 bedroom units, with open areas to promote community engagement. Sustainability concepts have been a specific focus in the design. These in- clude: • Incorporating a roof top garden bridge to “link” dwellings and residents; also to control west sun. • These Roof top gardens can be utilised by residents to promote social inter - action through communal gardening. • Maximising natural sunlight from the North, as the dwellings have been designed with the maximum width to land ratio. • Separating open areas with green hedging to allow greater airflow through- out the various levels, whilst providing privacy. • Incorporating solar panels on roof top • Rain Water collection tanks positioned at rear of dwellings • Community spaces area located at the rear of the dwellings • Bronze glass panels are used to control sunlight during summer, whilst pro- viding natural light throughout the year. • Grid pattern design provides a cost effective and ultra-modern appearance utilising the modular products of CEMINTEL. MATERIALS RATIONALE: The design utilises Cemintel creative products especially the designer series range to provide a cost effective and ultra-modern appearance. These prefin- ished panels come with various textures, colours and styles, and the products utilised in this design have been colour coordinated depending on dwelling levels. These panels emphasis the grid pattern design throughout. • Level Ground – Alternating pattern: Smooth Latte and Slimline Slate • Level One – Woodgrain - Oak • Level Two – Alternating pattern: Smooth - Latte and Smooth - Mocha However the design modules allow various choices. The Cemintel panels create a warm natural texture while providing a unique differentiation to the dwelling design; an excellent cost effective approach that delivers on quality, efficiency and appearance.
