SituationBaron Hill enjoys a fine position towards the western side of the town of Forfar, but is close to local amenities and within walking distance of the centre. It also benefits from easy access to the A90.

Forfar, the county town of Angus, provides extensive shopping and business facilities, together with primary schooling at the nearby Strathmore Primary and secondary schooling at Forfar Academy. Leisure facilities are available in the new Community Campus, including a swimming pool. Private schooling is found at the High School of Dundee, with a dedicated bus stopping close by. Angus is well known for its range of outdoor pursuits. Fishing can be taken on the North and South Esks. The Angus Glens provide some of the best hill walking in eastern Scotland, and there is skiing at Glenshee. Loch fishing is available locally at Rescobie. As well as local golf courses at Forfar and Kirriemuir, the championship courses at Carnoustie and St Andrews are within easy driving distance. There is a golf driving range on

the northern edge of Forfar. Pleasant sandy beaches include those at Lunan Bay and at St Cyrus, which is a nature reserve. Locally there are fine walks up Balmashanner Hill. Forfar loch is close by for walks and sailing.

The nearby A90 provides fast access south to Dundee, Perth and central Scotland, and north to Aberdeen and its airport, where journeys have been much reduced by the opening of the Western Peripheral Route. Dundee provides all the services expected of a major city. There are east coast mainline railway stations at Arbroath and Dundee, with a sleeper service. Both Aberdeen and Edinburgh airports provide a range of domestic and European services and there are flights from Dundee to London.

DescriptionBaron Hill is a very fine example of a most imposing Victorian townhouse, which dates from around 1875. It was built for James Grant, who had a linen works in the town. It was lived in by his descendants until 1968 when it was acquired privately by the seller’s family. As such this is the first time that the house has ever been offered for sale.

It is one of the grander houses in Forfar, and John Gifford in Dundee and Angus (Pevsner Architectural Guides – Yale University Press, 2012) describes how on entering Forfar on the Glamis Road there are “two sizeable mid-Victorian villas”, one being “the parsonical Baron Hill”. It is a substantial house, retaining much of its traditional character and many fine features such as cornicings in the principal rooms and panelled doors, and has magnificent reception rooms downstairs, including a fine drawing room, dining room, study and billiard room. In addition, on the lower ground floor is a games room and bar, together with bedrooms at first floor level, and attic rooms above. Stone built with a slate roof, it is a large family home which also has considerable potential for other uses, subject to obtaining any necessary planning consents. There are views from the house over the cricket pitch and Forfar loch and to the hills beyond.

Stone piers with gates open on to a tarred and rhododendron lined drive which leads up to block paved parking and turning areas beside both the house and the garage. Double doors with a fan overlight open to the porch which has a stained glass and leaded window, mosaic tiled floor and an inner partially glazed door with glazed side and overlights to the hall. The impressive hall has a picture rail and a staircase to the first floor.

The imposing dining room has an ornate cornice, centre rose, large bay window overlooking the garden, tiled fireplace with painted mantel and tiled surround, two wall lights and high level skirting. The equally fine drawing room has an ornate panelled ceiling, centre rose, large bay window to the west, picture rail, two wall lights, open fireplace with marble mantel and surround housing a gas fire, a further large window overlooking the gardens and high level skirting. The breakfasting kitchen has a centre rose, wall and floor units with fitted appliances including a Hotpoint double oven / grill, Hotpoint hob with extractor, Bosch fridge, plumbing for a dishwasher, sink, and space for informal dining. Opposite is the cloakroom which has a fitted hanging rail, cupboard, mirror and a door to a separate part timber lined WC with washbasin. Adjacent is the utility room which has a sink and plumbing for a washing machine. Off the inner hall is a walk in cupboard and a fine study with picture rail and a tiled fireplace with ornate wooden overmantel and which houses a gas fire. Connected by a lobby with a walk in cupboard and a stained glass window is the billiard room, which is another exceptional room. It too has a panelled ceiling together with a fireplace with wooden mantel and tiled surround and has views to Forfar loch and the hills beyond. A back hall has steps down to the lower level, the courtyard, and also has back stairs.

Off this is an L shaped indoor pool with a tiled surround, and a shower room with shower, WC and a cupboard housing the pool controls. Downstairs there is a fitted bar with washbasin which leads through to a games room. There are cellars with stone flag flooring, one of which houses an Ideal Standard boiler and a former wine cellar.

The magnificent wooden staircase leads up to the first floor landing, again with ornate cornicing. Bedroom one has a picture rail and good views to the hills. The dressing room / bedroom two has a picture rail and fitted corner shelves while bedroom three is a double aspect room with a picture rail, washbasin and a tiled fireplace with mantel. Bedroom four also has a picture rail and a tiled fireplace. The principal bedroom has a bay window, tiled fireplace with mantel, bay window, fitted dressing table and wardrobe. Bedroom six was previously used as a sitting room, and has a kitchenette with sink and electric cooker point, while bedroom seven has fitted wardrobes. Stairs from the landing lead to the top floor where there is a series of attic rooms.

Room one has a water tank; room two has been used as a hobby room; room three was used as an additional bedroom with a fitted walk-in hanging cupboard; room four has a sink and was used as a dark room; room five has a mantel and was previously an upstairs sitting room; room six was formerly a games room.

To the side of the house is a stone and harl finished garage, with a slate roof (3.95 m x 6.05 m approx) with two automatic up and over doors, and which opens through to a store (3.2 m x 6. 1 m approx). At the back of the house is a stone paved courtyard, with a store and former laundry with two Belfast sinks and an oil tank. Within the grounds are some fine trees including a Wellingtonia, cedar, copper beech and beech, together with rhododendrons, which provide screening. To the side of the house is an expansive lawn.
