The Situation

Moulton Grange is set out of the village of Moulton approached through the villageof Pitsford. It is some 6 miles north of Northampton and 14 miles south of MarketHarborough.

Communications in the area are excellent with the A14 dual carriageway set tothe north connecting with both the M1 and A1.

Both conurbations offer an extensive array of commercial and leisure facilities.

Recreational facilities in the immediate area are excellent with Pitsford Reservoirwithin walking distance. It offers extensive amenities including sailing, cycling andpedestrian routes and fishing.

Educational establishments are superb, with preparatory available at Pitsford,Spratton and Maidwell whilst secondary include Northampton, Pitsford (previouslyNorthamptonshire Grammar School), Guilsborough, Uppingham and Oundle.

Historical Note

The house is thought to have been substantially constructed in the late 18th andearly 19th centuries, however, the centre area is believed to date fromapproximately 1825 and evolved from an earlier 18th century house.

Over the years The Grange has been upgraded and modernised by the currentowners into a comfortable family home with significant ancillary and secondaryaccommodation. In particular, great thought and attention has been paid tolandscaping the grounds over a period of many years. They are now mature withboundary screening providing a high degree of privacy. The Property

Approached over a long drive and through electric gates to a substantial turningand parking area in front of the house principal accommodation commences withthe reception hall which has an ornate marble floor leading onto the other principalaccommodation. In particular, the drawing room of substantial proportions has amagnificent carved fireplace with over mantle and marble inset. The floors are ofpolished exposed boarding and there is a deep bay window. Directions

From Northampton proceed north on the A508 towards Market Harborough. Uponreaching Pitsford turn right into the village following the road taking the two signs“No through Road”. Pass the edge of Pitsford Reservoir on the left and passed asign stating “Private”. Proceed over the next small junction onto the drive toMoulton Grange which terminates in front of the electric gates to the house.

Gardens, Parkland and Grounds

Externally, the formal landscaped gardens lay principally to the south with sweepinglawns descending to the lake which features an ornamental fountain. Around thelake are a number of hidden “gardens” with grotto, secondary lake, stream, furthersweeping lawns and connecting each carefully thought out gravel pathways.

The mature specimen trees include magnificent Cedar of Lebanon, Oak, CopperBeach, Japanese Maple, Monkey Puzzle tree, Willow and Mexican Blossom.

The boundary hedges include mature tall Holly and Laurel.

Set to convenient locations are the garage and outbuilding area, machinery store,greenhouse and brick built potting shed.

Surrounding part of the formal gardens is the parkland and pasture land whichis well fenced and contains a number of mature specimen trees, which iscurrently grazed by sheep, on a short term seasonal basis, by arrangement withthe nearby Molton Agricultural College. This arrangement can be extended bythe purchaser if required, by negotiation with the college.
