Moving to West London

Property for sale in West London

If you are looking at property for sale in West London, or a tenant looking to move to the area, there is good news by the bucket load. West London has many interesting and vibrant neighbourhoods from which to choose, with pockets of affordability, some upscale neighbourhoods, excellent transport links and exciting plans for the near future. Here, West London estate agent, Orchards of London, describes its four favourite neighbourhoods.

ActonProperty for sale and to rent in Acton

Acton is a hive of activity and its potential for

growth has been recognised by house

builders, who are busy creating new

communities across the W3 postcode. You'll

find young professionals edged out of the

Hammersmith property market buying their

first property in Acton, as well as trend-setting

tenants in situ, ready to ride the regeneration

wave. The High Street is undergoing a radical

transformation, and commuters will soon see

their journey time from Acton main line to

Tottenham Court Road reduced by almost

half an hour when Crossrail opens.

Like many West London neighbourhoods,

properties for sale in Acton fall into

different enclaves. The priciest is Acton

Green where Rightmove states the overall

average price is £659,717. Next cheapest is

West Acton (£626,949), main Acton

(£554,787) and Acton Park (£515,943).

Tenants should expect to pay between

£300 and £700 per week for a property to

rent in Acton.

EalingProperty for sale and to rent in Ealing

Ealing is known for its leafy living - a sense of

greenery nestling in Zone 3. It's the

neighbourhood people aspire to when they

have moved on from Shepherd's Bush and,

therefore, curries favour with young families.

There's an emerging arts scene, a strong café

culture and much excitement over the arrival

of Crossrail, which will stop at West Ealing

and Ealing Broadway, shaving 13 to 18

minutes off a journey to Tottenham Court

Road.

EalingProperty for sale and to rent in Ealing

Choose your part of Ealing wisely and you

could save over £100,000 on a purchase

price. The Elthorne Heights neighbourhood

has the cheapest properties for sale in Ealing,

according to Rightmove, with an overall

average price of £472,074. This steps up to

£560,561 for South Ealing, £603,037 for West

Ealing and £627,787 for properties for sale in

Ealing central. In terms of rental costs, expect

to pay £300 per week for a small studio up to

£800 per week for a family house to rent in

Ealing.

Shepherd's BushProperty for sale and to rent in Shepherd’s Bush

Listen hard enough and you might just

hear the rumour that Shepherd's Bush is

the new Notting Hill. This up-and-coming

neighbourhood is less than a mile from the

celebrity haunt and comes without the

hefty price tag. Look out for a revitalised

Shepherd's Bush Market, which features a

new, street food scene, a choice of

Overground and Tube stations which will

deliver you to Liverpool Street in 22

minutes, and Westfield shopping centre -

with all the retail options you could even

need - right on your doorstep.

Latest figures from Rightmove suggest the

overall average house price in Shepherd's

Bush is £760,808, while you would pay

over £1.6 million in Notting Hill. In terms of

average rents, expect to pay from £300

per week for a smart studio, and up to

£700 per week for a large family home.

ChiswickProperty for sale and to rent in Chiswick

If you want a village feel, put your name

down for a property for sale in Chiswick.

It's right up there with Richmond-upon-

Thames and Kew as a riverside suburb

with bucolic overtones. As you would

expect, properties on the river command

the greatest prices, and some of the most

expensive neighbourhoods include the

areas around Chiswick Mall, Strand on the

Green and Bedford Park. As well as its own

Tube station (on the District line), Chiswick

is less than 20 minutes from Heathrow

airport, which appeals to frequent business

and leisure flyers.

As one of West London's prime

neighbourhoods, expect a property for

sale in Chiswick to leave you with little

change from £1 million. The average sale

price, according to Rightmove, is

£935,369. Houses and flats to rent in

Chiswick are an excellent entry point into

the W4 property market, with prices

starting around £340 per week for a

small flat, rising to £1,000 per week for a

large family residence.
