SIGNAGE CRITERIA For Belton Business Center Building 1010

I. GENERAL

A. Tenant shall be required to identify Tenant’s Demised Premises by

erecting one (1) sign which shall be attached directly to the building fascia as described hereinafter. Tenant shall furnish and install all signs at their cost, within sixty (60) days of the lease commencement. All Tenant signs must be designed, fabricated and installed to comply with criteria and specifications described hereinafter.

B. Each Tenant is responsible for their sign conforming to the ordinances and

codes having jurisdiction at the site. Each Tenant shall be responsible for obtaining all required permits prior to the commencement of installation. Written approval and conformation with these specifications does not imply conformance with local City sign ordinances.

C. The advertising or informative content of all exterior signs shall be limited to letters designating the store name. No generic names will be permitted. Landlord will permit the use of a crest, shield, logo or other established incorporate insignia which has been customarily displayed or associated with the store name only with prior written consent of the Landlord; in no case shall a logo, if permitted, exceed (28”) in height for the minimum 44’’ x 116’’ sign panels and (48’’) for the 68’’ x 236’’ maximum sign panel. No exposed fasteners or angle type mounting clips on any sign panel. All mounting hardware shall be concealed behind sign panels and be made of stainless steel or aluminum.

D. Tenant shall submit, for Landlord’s approval, elevations and sections

shown on the actual building identifying the Tenant’s location of Demised Premises and the relationship of sign to such premises and building façade in height and length. At a minimum, all material and dimensions required by this Tenant Sign Criteria shall be indicated.

E. Any deviations from these sign criteria are subject to written approval by

the Landlord. Landlord has the right to waive any provisions listed herein. F. Landlord reserves the right to change the sign criteria in the interest of

maintaining or updating the architectural integrity of the property.

II. DESIGN

A. General Requirements and Type of Sign:

1. Exterior signs shall be limited to aluminum type faced .063’’ thick or thicker individual panels.

2. The vertical height of all sign panels shall be a minimum of (44”)

inches tall by (116”) long. The maximum size aluminum panel shall be (68’’) tall by (236”) long. If upon Landlord’s determination the maximum size is insufficient to provide adequate signage, Landlord will allow Tenant to use two horizontal panels of lettering not to exceed 88” in total height including spaces between panels.

The maximum overall length of a sign shall not exceed 50% of the

storefront width or (24’) feet, whichever is less. In no case shall any sign or portion of any sign extend beyond the Tenant’s lease line.

3. Type style must be approved by Landlord. 4. All lines of lettering shall run horizontally. 5. Box type lighted signs will not be permitted.

B. Construction:

1. All signs shall be in the form of individual pan broke .063’’ or thicker aluminum panels with a depth of 2’’ thick, in the following acceptable background colors:

a. White, Black, Red, Blue, Dark Bronze & Burgundy

2. Background panel shall be attached to brick wall with no visible

gap from back of panel to surface of brick. An aluminum angle shall be attached to brick at top and bottom of panel to accept stainless steel mounting screws.

IV. MOUNTING

A. Placement: Panels are to be located on signage area of building as determined by

Landlord. The assigned position for each Tenant shall be centered on centerline of storefront with allowance for suitable space between adjacent Tenant signs as determined by Landlord.

B. Installation:

1. Mount sign assembly aluminum angle to brick veneer using 3/8” galvanized anchor bolts. Indicate number and location on shop drawings. Locate mounting holes in mortar joints only.

V. SUBMITTAL FOR APPROVAL

A. Tenant shall submit (2) two COLOR drawings to the Landlord’s representative or Landlord for written approval prior to the fabrication of any sign.

B. Elevation of building fascia and sign shall be drawn using a minimum

¼”=1’-0” scale. Provide section drawn at min. ¾”=1’-0”.

C. Drawing shall indicate the following specifications: Type, color and thickness of all sign components, type of illumination and mounting method. Tenant’s sign contractor shall first visit the site to verify existing conditions prior to preparation of shop drawings. Information needed to prepare submittals shall also be obtained during this visit.

Due to the custom nature of this sign design criteria, the recommended and preferred sign contractor is Coppin Signs & Lighting of Belton, Texas.

VI. SECONDARY SIGNS

A. No secondary signs are to be placed on building wall elevations. Tenant shall mount 3” high white Helvetica regular letters on the rear door for identification purposes. Place bottom of letters at 12” below top of door.

B. No trailer signs or temporary signs will be permitted. No sandwich or

easel signs are allowed. C. No roof signs or box signs are allowed. No cloth signs or banners are

allowed hanging in front of business. D. Window signs displaying company name only will be allowed in white

vinyl letters not exceeding 3” in height unless otherwise specified & approved. Submit three (3) copies of ¼”=1’0” scaled drawings for approval. Tenant shall not apply any other signs to the interior or exterior face of the storefront glass or other materials.

E. 3” high white Helvetica regular address numerals for postal identification

of premise will be mounted to the face of glass centered 3” below bottom of top frame of door.

F. “Grand Opening” signs in moderation and good taste shall be permitted at

the Landlord’s discretion. Such signs will be permitted for a period of ten (10) days only. Such signs must be located so as not to obstruct access either visually or physically to any other Tenant space or common area. Tenant must obtain written approval prior to erecting any sign.

G. No animated or moving components. No intermittent or flashing

illumination. H. No iridescent painted signs. I. No signs or letters painted directly on any surface except as herein

provided. J. No signs installed or placed along perimeter of shopping center. K. No window neon signs except OPEN signs that are specifically approved

by landlord.

A broker can assist you in locating aproperty, preparing a contract or lease, or obtainingfinancing without representing you. A broker is obligatedby law to treat you honestly.

The broker becomes the owner's agent by entering into anagreement with the owner, usually through a written -listing agreement, or by agreeing to act as a subagent byaccepting an offer of subagency from the listing broker. Asubagent may work in a different real estate office. Alisting broker or subagent can assist the buyer but doesnot represent the buyer and must place the interests ofthe owner first. The buyer should not tell the owner'sagent anything the buyer would not want the owner toknow because an owner's agent must disclose to theowner any material information known to the agent.

With the parties' consent, a broker acting as anintermediary between the parties may appoint a person whois licensed under The Texas Real Estate License Actand associated with the broker to communicate with andcarry out instructions of one party and another person whois licensed under that Act and associated with the brokerto communicate with and carry out instructions of theother party.

If you choose to have a broker represent you,you should enter into a written agreement with the brokerthat clearly establishes the broker's obligations and yourobligations. The agreement should state how and bywhom the broker will be paid. You have the right tochoose the type of representation, if any, you wish toreceive. Your payment of a fee to a broker does notnecessarily establish that the broker represents you.
