    INTRODUCTION

    TO

    LUDHIANA(PUNJAB)

    Being centrally located Ludhiana is the largest city and

    district which falls in the Malwa region of Punjab and has a

    total urban metro environment.

    It is also called the commercial & Industrial hub of Punjab,mainly bicycle parts and hosiery.

    It covers an area of 3767sq.kms.

    The city is situated on the Sutlej rivers bank.

    The population increases substantially.

    It is popularly known as the Manchester of Punjab

    SITE ANALYISISSITE ANALYISIS

    The North part of the site has the busy DMC road and

    existing buildings, control rooms and other structuresthat cannot be demolished.

    The Eastern part of the main wide road abutting tocommercial area.

    The North Eastern part of the site has the petrol pumpwhich caters to the need of the police department.

    The South Eastern part of the site has the grounds,internal road which divides the police area into two

    parts .

    Minimum Land will be used for mess facilities sincethe land is very costly and is in the busy commercialhub.

    As we had to provide two blocks having separate access and

    barricading, we selected our site next to the main road so thatthere is a separate entry for both the blocks.The existing internal road has been used as the approach to the

    mess so that the extra construction cost of the road could bereduced. Placing the officers mess on the inner side, connects theblock to the police areas and the security of the area ismaintained.

    The building is proposed on the opposite side of the existingmess ,for the better usage of the land, petrol pump andGurudwara are the major site constraints.

    EXISTING BUILDING

    The existing mess was basically a hospital building which wasconverted into officers mess without any structural changes.

    No optimum use of the existing space. Eastern side has petrol pump and Gurudwara which cannot be

    demolished.

    No specific parking space was allotted ,grounds were used asparking. Due to improper orientation corridors has no proper ventilation

    and light. Corridors were provided on all sides of the old hospital building,

    due to which mess has no proper lighting. The existing mess is not designed as per the need of the users

    ,there is no provision for indoor games gymnasium and optimumnumber of accommodation

    The library was provided in the training centre which had no

    internal linkage to the mess and is quite far away from the mess. There is no barricading and demarcation of the entry and exit ofthe police line.

    Due to the overage of buildingthe strength ofcement concretein DPC has beenlost. Due to thisthe water isseeping into thewalls & is notrepairable.

    PLANNING

    The L-shaped flange is placed on the site such that

    the commercial area is on the junction of two main

    roads.

    Designing of the mess block has been done on the

    rear thinner width of the flange as this part has the

    lesser commercial value .

    There is a Provision of 45 Nos Transit

    accommodation having area of 600 sft .

    Mess Block having the Dinning hall, Kitchen, Party

    hall , Kitty Party hall, Stores, Indore game

    facilities, Billiards room, Badminton court, Gym

    Hall, etc.

    The library is provided as per requirements of the

    users.

    Optimum use of the space ensured.

    For parking and lawn commercial area parking will

    be utilized .

    This project provides proper orientation.

    There is a provision of lift for the 12 story block

    Every room is well ventilated.

    Indoor Badminton court have double height roof

    Maximum Prime land have been saved for

    commercial activities.

    FIRE SAFETY

    As per NBC

    Fire exist norms in planning central staircase have been

    provided.

    All around the building proper set back has been kept

    for moving of fire fighting vehicle.

    Every unit has Balcony outside the building .

    Fire detection system will be provided.

    Fire exit rout will be placed on every door

    ECO FRIENDLY

    Every efforts have been made to provide the cross

    ventilation of each room .

    Fly ash bricks will be used in the construction

    PPC (Pezolona Portland Cement) will be used in the

    construction

    Rain water harvesting system will be provided

    Solar energy will be used for street light and heating of

    water

    Plantation will be provided along the boundary of the

    site.

    COST CONTROL

    Common corridors reduces the cost and increases utilization o

    space.

    A common toilet has been given for the lobby and bedroom.

    115mm thick internal walls have been provided which reduce

    the cost and utilization of space.

    Party hall and mess has the same kitchen which reduces its

    running cost.

    To reduce the cost of construction PPR/PVC, SWR/HDPE

    pipes will be used in plumbing and sewerage system.

    To reduce the cost parking will be utilized from commercial

    Block-B

    Maintenance

    As per PWD Norms funds @ 2% of capital cost of the buildin

    are required for the annual maintenance

    works out to 465.43x 2% = Rs. 9.30 lacs

    The funds will be made available from the nominal earning of

    gym and party hall.
