Developers Private Limited (formerly known as ‘United Constructions’ in the field of construction for the past two decades) a Company registered under Companies Act, 1956 was incorporated in January 2003 with an authorized and paid up capital of Rs.100 lacs. The company is incorporated with the main objects of property development, construc-tion of apartments, commercial complexes & residential housing projects in response to the growing need for quality housing and commercial space in the metropolitan city of Banga-lore. Since then the Group has grown to be one of the leading Real Estate Developers of the country, serving the needs of the discerning clientele.

The Company has residential housing project named ‘N.D.PASSION’ at Kudlu Gate, Bangalore consisting of 273 flats in progress with the total project cost being Rs 50 Crores. The project is executed under a joint venture in which company’s share is 64%. The total constructed area of the project is about 5 Lacs Sq Feet and Saleable area pertaining to company’s share is 2,68,800 sft.

The population of the city at 4.8 million in 1991 is expected to exceed 7 million by the year 2011. With less than 0.5% area of the state, it is home to nearly 10.5% of its population. Bangalore is India’s fifth largest and its population has almost doubled over past 10 years. The growth is attribut-able to economic reforms in India. The city’s growing popularity as a software destination and its ability to attract individuals to live and work has been commendable

Historically the Government of India has taken the initiative to establish institution like MAC,HMT, ITC and ISRO etc., in Bangalore. The policies of urban development and housing in India have come a long way since 1950s. The pressure of urban population and lack of housing and basic services was very much evident. The recent decision of the government to allow mutual funds to invest in mortgage backed housing loan securities resulting in greater inflow of funds into the housing and real estate sectors has boosted the activity in housing sector. The interest rates on housing loans are at the lowest, income tax sops are made further attractive and generally the affordability has gone up. This has resulted in good demand for apartments and inde-pendent bungalows.

The state Government has launched series of initiative to tackle infrastructure bottle-necks hampering the state’s progress. The Ministry of Commerce & Industry, Government of India vide Press Note.4 (2001 series) permitted Foreign Direct Investment up to 100% for development of integrated town-ships, including housing commercial premises, hotels, resorts, city and regional level urban infrastructure facilities such as roads and bridges, mass rapid transit and providing allied infrastructure will form an integrated part of township’s development.

The Project located at B.T.M.Layout, Bangalore, worth Rs.750 Lakhs. The project was completed with a joint venture of N.D. Developers and Mr. Ashok Kumar Jain, sharing 60% and 40% respectively. The project is of 24 flats included the following features

The Project located at 16th Main, 2nd Stage, B.T.M. Layout, Bangalore, worth Rs.500 Lakhs. The project was executed in joint venture with, the share of company being 72% of 62 flats. This is project located at Bannerghatta road, Bangalore and is worth 1200 lakhs. The features of the projects include Solid block masonry for external and internal walls, teak wood doors, vitrified tiles, 24 hours electricity and water supply, back up generator, 8 pas-senger lift and car parking. The project also included a unique feature of Roof top swim-ming pool, gym, landscaping and clubhouse. The project was completed and handed over in March 2008.

This project is executed under Joint venture wherein the company’s share is 66%. A 1 Acre 18 guntas land with the total constructed area of the project is about 1,31,000 Sq Feet Ground + 7 upper floors & base-ment car parking and Saleable area pertaining to company’s share is 85,000 sft. The Pro-ject consists 2 Blocks totally costing Rs. 3,000 Lakhs. The features of the projects include Solid block masonry for external and internal walls, teak wood doors, vitrified tiles, 24 hours electricity and water supply, back up generator. The project also included a unique feature of Club house, Children’s Play Area, Basket Ball Court, Jogging Park Toddlers pool. The project was launched on Sept 2011 and is expected to be completed in Dec 2013.

The project located on Harlur Main Road (Off Sarjapur Road),Bangalore. It consists of 147 flats. This project is executed under Joint venture wherein the company’s share is 60%. A 2 Acre 33 guntas land with the total constructed area of the project is about 2,72,000 Sq Feet Ground + 7 upper floors with basement and stilt floor car parking and Saleable area pertaining to company’s share is 1,63,000 sft. The Project consists 5 Blocks totally costing Rs. 5,500 Lakhs. The features of the projects include Solid block masonry for external and internal walls, teak wood doors, vitrified tiles, 24 hours electricity and water supply, back up generator. The project also included a unique feature of Club House, Children’s Play Area, Basket Ball Court, Jogging Park Toddlers pool, The project was launched on May 2012 with a completion time of 30-35months.

N.D. Around the Mangoes

The project located at Gunjur , Varthur Main Road It consists of 165 contemporary styled villas. This project is executed under Joint venture wherein the company’s share is 64%. A 20 Acre land with the total constructed area of the project is about 6,00,000 Sq Feet and Saleable area pertaining to company’s share is 3,84,000 sft. costing Rs. 12,000 Lakhs. The features of the projects include Solid block masonry for external and internal walls, teak wood doors, Marble flooring, 24 hours electricity and water supply, back up gen-erator. The project also included a unique feature of Club house measuring 25,000 Sqft , Children’s Play Area, Basket Ball Court, Jogging Park Toddlers pool. The project is expected to launch in July 2012.

5) N.D.OLIVA

The project located at HSR 2nd Sector, Bangalore consists of 103 flats. This project was executed under Joint venture wherein the company’s share was 70%. The Project con-sists five Blocks- A, B, C, D, E & F Blocks totally costing Rs. 3,000 Lakhs. The features of the projects include Solid block masonry for external and internal walls, teak wood doors, vitrified tiles, 24 hours electricity and water supply, back up generator, 8 passenger lift and car parking. The project also included a unique feature of Jogging Park, Private garden, Toddlers pool, Steam & Sauna, Billiards tables, Departmental Store, Clinic, Laundry, swim-ming pool, gym, landscaping and clubhouse. The project was completed and handed over in June 2008.

6) N.D.SUNSPURGE Located at HSR Layout consisting of 24 flats worth 740 lakhs. This project was executed on the land owned by company. The location of the project itself is the key feature of the project. The project is located in the I.T. hub of the city surrounded by well know IT Companies. The features of the projects include Solid block masonry for external and inter-nal walls, teak wood doors, vitrified tiles, 24 hours electricity and water supply, back up gen-erator, 8 passenger lift and car parking, adequate natural lighting, landscaping etc. The project was competed and handed over in Dec 2006.

7) N.D.WILLOW

Located at BTM Layout consisting of 12 flats worth 300 Lakhs, was executed through joint venture, company’s share being 50%. The project was completed and handed over in February 2007.

8) N.D.SEPAL

Project located at plot survey No.29/2A, Haralakunte village, Adjacent to HSR Layout, Begur Hobli, Banglaore. The Project was carried out under joint venture on a land spanned over 55,000 sq ft. The company’s share in the joint venture is about 69% owning 37,500 sft of the total 55,000 sft, with super built up area of 85,250 consisting as per the plan approved square feet of 80 flats. The project is complete already handed over to the clients in September 2009.

9) ND Ascent

Project located at plot Hosur road, Banglaore. The Project was carried under joint venture totaling with 40 flats in the project. The project is almost complete and handed over to the clients in year April 2010.

II. BACKGROUND:

Bangalore is the capital city and the political, social and economic hub of the state of Karnataka. It is one of the fastest growing metropolitan cities in India today. The project was executed in joint venture with, the share of company being 72% of 62 flats. This is project located at Bannerghatta road, Bangalore and is worth 1200 lakhs. The project located at HSR 2nd Sector, Bangalore consists of 103 flats. This project was executed under Joint venture wherein the company’s share was 70%. The Project con-sists five Blocks- A, B, C, D, E & F Blocks totally costing Rs. 3,000 Lakhs. Project located at plot survey No.29/2A, Haralakunte village, Adjacent to HSR Layout, Begur Hobli, Banglaore. The Project was carried out under joint venture on a land spanned over 55,000 sq ft.
