CODES & COMPLIANCES:
21. The drawings and specifications, including drawings prepared by specific engineering disciplines such as mechanical, electrical, etc. are complimentary. Items shown in any one location of the drawings shall be requirements of the Contractor for construction. In the event of an inconsistency between the drawings and the specifications or within either document, the Contractor shall seek clarification from the Architect / Engineer prior to bidding and construction.
22. All items not specifically noted as owner provided or installed shall be provided or installed by Contractor.
23. Contractor is to coordinate all work schedules within building with owner and users. Access into the building shall not be interrupted unless owner and user approval has been obtained.
24. Where repairs are performed, Contractor is responsible for providing all necessary components and labor in order to create a complete and workmanlike repair.
25. The contractor shall be responsible for determining the exact location, depth, and size of all utilities and structures, and shall be liable for any damage caused by failure to comply with these instructions.
9. The drawings represent general locations of improvements. It shall be the General Contractors responsibility to locate all improvements on project prior to alteration, addition, or tie-in. All damage shall be properly repaired by the General Contractor, at the Contractors expense.
10. The Contractor shall be responsible for permits and any charges for tie-in to existing street and utilities.
11. All work shall be performed in accordance with all applicable National, State, and local codes and regulations.
12. Concealed insulation shall have a Flame Spread of 0-25 and Smoke Development factor of 0-450.
13. All materials shall be new except where otherwise noted and shall conform with the standards of Underwriters Laboratory in every case where such a standard has been established for the particular type of material in question.
14. The Contractor shall obtain and pay all necessary permits, and after completion furnish owner certificates of inspections and approval as issued by the inspection department of the Parish.
GENERAL NOTES:
1. The Contractor shall visit the project and thoroughly aquaint himself with all aspects of the construction outlined in this document prior to submitting a bid. Any discrepancies shall be brought immediately to' the attention of the Architect or Engineer.
2. The Contractor shall provide all necessary safety apparatus required to insure the health of workers as well as the owners and general public.
3. The Contractor shall provide any project demolition / utility relocation necessary for completion of work.
4. In no way do the dimensions shown on the plans represent an exact quantity of materials. The bidder is soley responsible for the quantities in his bid.
5. All floor plan dimiensions are to the face of brick, face of stud, or to centerline of columns.
6. The Contractor shall keep the site and all interior spaces clean or trash and construction debris during construction during construction on a daily basis.
20. The drawings and specifications are separated into disiplines for the convenience of the Architect / Engineer and the Contractor. The seperatons used herein are used only for the purposes of convenience and reference and in no way do they define or limit the scope or intent of any part of the drawings or the drawings and specifications as a whole. The fact that the drawings are seoperated in no way to be constructed as a complete integrated and unified whole.
15. The Contractor shall be responsible for obtaining all necessary certificates of inspection, both at rough-in and completion. 16. All work is to have a one year warranty, minimum.
17. All portion of the existing building shall remain weathertight at all times. If construction is postponed, the contractor shall secure the building from inclement weather and vandalism.
18. Removal and disposal of all substances and materials to be accomplished according to specifications and Federal, State, and local regulations.
19. The storage of materials on site shall be allowed on designated areas. These areas will be determined prior to construction.

1. The site shall be filled and graded as necessary so that the entire property drains forward toward catch basiins at the street, except when conditions exist where the site can be sloped to drain in an alternate direction. Rain run-off shall be diverted around and away from any structures and shall not drain onto any abutting properties. If subsurface drainage is specified, rain run-off shall be directed to adequate and effective subsurface drainage systems. Site shall be graded so that rain run-off does not drain on to abutting properties even if the subsurface drainage system fails. Contractor shall observe minimum mandated flood elevations.
