Gloucestershire Primary Care NHS Trust proposed the construction of a new combined Community Hospital and Group GP’s surgery to replace separate existing facilities.

• Integration of SuDS within site development a requirement for planning.

• Site classified as ‘greenfield’, requiring runoff to be attenuated to existing discharge rate.

• EA design criteria required to be dealt with: quantity, quality, biodiversity and visual amenity.

SARUM ACADEMY

A new master plan for this Academy was developed around a new build school and was won and procured under the Academies framework.

Sustainable drainage was fully integrated into the new masterplan during the bid stage.

• Series of attractively planted swales designed to collect rainwater from all roofs and hard areas around the buildings.

• Permeable paving throughout the car parking areas collects runoff.

• SuDS basins are located within the main social and recreational heart of the school and so were designed to be used as outdoor social space.

• Hard channels within courtyards direct rain water into swales downslope.

• All SuDS features have been designed to maximise infiltration, as ground is permeable and there are no contamination issues.

LADY MARGERY’S GORSE

Lady Margerys Gorse is situated within the Fairfield development, which is part of the Milton Keynes Western Expansion area. The site (approx. 4ha) is currently a poor hawthorn woodland block with occasional larger specimen trees. It was identified within the masterplan as an area of POS.

• Illman Young appointed to provide detailed drawings to release reserved matters and then provide construction drawings

• Designs proposed transition across site from woodland, through open grassland to formal play areas and hard standing

• A large urban plaza proposed to provide flexible market / event space to connect with the town centre / commercial uses adjacent

• Fully integrated SuDS scheme proposed with use of bio retention planters set within the plaza to store and treat storm water run-off, as well as provide greening to the plaza with ground cover planting and trees.

• Dished channels within paving used to intercept run-off and direct to bio-retention planters

• Clay soils therefore little infiltration. Bioretention planters designed with under-drained system to direct flows to retention basins at the edge of the woodland which serve as Newt ponds required as part of the ecological mitigation measures across the site.

REDNOCK SCHOOL

Rednock School is a Science Demonstrator College, and secured funding under the BSF One School Pathfinder scheme to enable it to undertake a major redevelopment of its site, updating its current poor quality and disjointed range of buildings in a unified manner.

The design of the new school, acheived BREEAM excellent rating and includes a green roof system, a biomass boiler and a fully integrated Sustainable Drainage System.

• Surface water is collected from roofs and hard surfaces by series of green roofs, swales, channels and rain gardens.

• New car parking is permeable paving with underground storage, overflowing into an ornamental rocky planted channel. This was constructed on contanimated land and so is a tanked system.

• Drainage from an existing retained car park is disconnected and re-routed into a reed bed for treatment.

• A proportion of the roof water is collected in a rain water harvesting tank and provides all the water for the buildings toliet systems.

• All site surface water is collected and directed into a wetland area at the end of the system for treatment, infiltration and to enhance biodiversity.

• The SuDS also used as educational resource within the school.

BRYONY ROAD, HAMILTON

A planned residential site, Bryony Road in Hamilton near Leicester is one of several Taylor Wimpey schemes on which the housebuilder wishes to implement sustainable drainage as part of their development masterplans. In addition, Leicestershire County Council is also promoting the use of SuDS in new development.

Illman Young were commissioned to address the integration of soft SuDS into the existing masterplan. The existing engineering-led SuDS proposals were reviewed and revised so that they related better to the existing landscapes and particularly the mature existing hedgerows which were required to be retained by the district council.

Extensive liaison was required with both the district and county councils to gain agreement and ultimately planning consent.

• Three main basins were designed to hold the capacity of each of three catchment zones on site each being connected to swales running through the housing.

• Orientation of swales is downslope rather than traversing the gradient which meant regular check dams were used to slow the water and add additional capacity.

• One of the basins was design with a play area (NEAP) in its base. The levels were raised slightly so that it would flood in all but extreme events with the sides of the basins used to further enhance the play value.

• Extensive planting scheme developed including buffer to housing, native planting to boundaries, formal trees and ornamental shrubs to the open spaces, and a range of wetland species to the SuDS components.

MILVERTON - NEW HOUSING DEVELOPMENT

The site is a greenfield site in Milverton, Somerset, a historic town protected by Conservation Area status with a number of listed buildings.

The proposed scheme is for residential development, which varies the extant planning permission that existed on the site, originally granted in the 1970s but never constructed.

The form and layout was not considered to be appropriate today or in keeping with the village aesthetic. Similarly, the drainage strategy was re-considered in a modern context, and a full SuDS system was designed for the site, fully integrated into the masterplan and planned townscape character for the site.

The SuDS features on the streets will contribute their own character to the houses either side, through both its planting and stepped design, and by the flow of water during rainy periods.

Components include:

• The ‘village green’ in the centre of the site, contains an infiltration basin as part of the open space.

• Soft swales and open channels drain water from roads and hard surfaces.

• Attenuation pond at the low part of the site, forms part of a small park.

BENTHAM

A high quality residential development is proposed on the site of former industrial works within the Green Belt and AONB surrounding Cheltenham and Gloucester.

Illman Young were commissioned to undertake a LVIA to help establish new landscape-led development layout as a previous scheme had been refused. The site needed to demonstrate its sustainability, a key factor being the drainage, as there is already local flooding in severe storm events. This has now achieved consent..• Development of a landscape masterplan

with integrated Sustainable Drainage strategy (SuDS)

• Groupings of housing developed as local vernacular with a ‘Cotswold’ core around a Village Green and large detached houses, ‘farm’ style groupings and public open space to periphery

• Open spaces include a community orchard, Village Green and play areas.

• SuDs is fully integrated into the masterplan, and forms a distinctive characteristic of its design, utilising rain gardens within property boundaries, and hard channels to convey the water along front boundaries.

• Other components include green roofs to sheds, permeable paving to parking areas, waterbutts, infiltration trenches, detention basins and ponds.

ALL SAINTS

The All Saints project forms the creation of a new mixed faith Academy, following the closure of two existing senior schools within Cheltenham.

The masterplan was developed as part of the bidding process under the Academy framework agreement. The project created: • Grand arrival and community space to

front, with spill-out space for the halls.• A series of interlinking spaces provide

external formal learning areas and social spaces, including; horticulture gardens, a performance area, science / maths terrace and a prayer and contemplation garden.

• Extensive sports facilites for use by the Academy and local community.

• A fully integrated SuDS system was designed around the facilities.

Martha Trust is a registered charity which provides lifelong and respite care for young people with profound intellectual and physical disabilities. They planned a second home on the outskirts of Hereford, and Illman Young formed part of the design team to assist in realising their ambitions for the project.

• Site lies in Open Countryside so an LVIA report required as part of planning

• The retension of the existing mature trees was a driver in the site layout and design.

• The outdoor space forms a critical role for Trust residents, carers and families. The whole of the outdoor space seen as therapy space with different experiences, including water features, raised beds, aromatic plantings and sculptures.

• Landscape allows and frames views of the orchards next door and hills beyond.

• SuDS system provides attractive and ecologically diverse visible routes for rainwater.

CRIBBS CAUSEWAY

A major development including over 1000 houses, school, and mixed use development adjacent to the M5 motorway on the outskirts of Bristol.

• Illman Young were involved with this project from its initial concept and promotion of the site for removal from the Green Belt, as part of the South Gloucestershire Core Strategy review.

• Following succesful reallocation of the site for development, we worked as part of a multi disciplinary team to develop a site wide masterplan and open space strategy.

• Undertook Landscape Visual Impact Assessment and tree and hedgerow surveys to input to the detailed masterplan and outline application.

• Illman Young led on the Integration of a sustainable drainage system within the development, providing typical sections to ensure adequate spatial allowances within masterplan.

• Concepts for public open space developed responding to natural topography and desire to integrate development within the wider landscape.

PACKHOUSE FARM

This part of Packhouse Farm is currently operated as a potato-packing plant with associated offices. Located off a narrow lane in a rural area with an AONB designation, access can be problematic and as the business has grown, the Client now wishes to move the packing operations to a more appropriate site.

• Plan to retain office space on site in new dedicated office building and to build three modern houses to Passivhaus standard, all compliant with Planner’s requirements for the rural setting.

• Functional and intimate spaces sit at base of bank/wall, opening into courtyard gardens.

• The upper spaces enjoy wide views out over fields and countryside, views framed and enhanced by new tree, shrub and wildflower planting.

• Sustainable drainage incorporated into design – components include:

- stone filled corten boxes - planted channels - rain gardens

• Main rain garden sits in new community orchard, to be planted with local varieties.

• Planting palette throughout includes unusual specimens, mass planting of prairie species / ornamental grasses, also with native hedges and trees.

Located to the north east side of Cheltenham town centre, Trinity Place provides a key link between the town centre and Pittville Park and forms a significant part of the proposed North Place development that was granted full planning permission in early 2013.

The space intends to create a new community within Cheltenham providing housing and a new retail scheme.

• Illman Young were engaged to develop comprehensive landscape design for the creation of a central public open space.

• Located within the ‘Cheltenham Town Conservation Area’ and adjacent to the Grade II* listed Trinity Church, the setting of which was to be enhanced in the design.

• Areas off the main boulevard provide opportunities for a range of public uses including informal recreation and play, with sculptural features functioning as play opportunities and informal seating.

• Planting was used to create separation between the public spaces and the new residential frontages.

• A Sustainable Urban Drainage strategy was developed with the design team, incorporating rainwater gardens and retention ponds within the public realm.

• Illman Young also carried out workshops to develop a brief for commissioning an artist to produce public art.

SUSTAINABLE DRAINAGE - NEW BUILD

ELLESMERE WHARF

The Ellesmere Wharf development seeks to provide a comprehensive range of leisure facilities and housing on the south side of Ellesmere, one of the principal towns in North Shropshire. Building upon the established tourism trade of the town and its canal network, the development proposes a 200 berth marina with associated boating facilities, 250 houses and a range of amenities including hotel, holiday cabins and touring caravan park.

• Illman Young were commissioned to carry out a full Landscape and Visual Impact Assessment (LVIA) as part of the Environmental Impact Assessment for the scheme.

• The findings of the visual baseline assessment were used to modify and improve the masterplan

• Heights and positions of buildings were altered to reduce the visual impact of the development, while key elements in the landscape; such as hedgerows and topography, were incorporated into the masterplan to create a suitable transition between the town of Ellesmere and the surrounding landscape.

• Illman Young advised on how the masterplan could be adapted to accommodate SuDS as an alternative to a heavily engineered solution to create meaningful elements within the development proposals.
