SUMMARY

This exclusive Alpine chalet is built in a very sunny location of Going, right at the foot of the Wilder Kaiser. The picturesque community of Going has been an attractive destination for numerous celebrities for many years; this is due both to the world famous hotel of Stanglwirt, and the strong traditional village character. This idyllic community offers direct access to Austria’s largest inter-connected ski region – the “Skiwelt Wilder Kaiser Brixen Valley” with over 279km of slopes, more than 90 highly modern lifts and more than 70 rustic lodges. All kinds of sports and leisure activities (such as the golf course of Ellmau) are in the immediate vicinity and can be reached on foot from your chalet at any time of the year. The villages of St. Johann and Kitzbuhel with their developed infrastructures, including grocery stores, bars, boutiques and gourmet restaurants, are only 10km away. The proximity to the cities of Munich, Innsbruck and Salzburg is undoubtedly a further benefit as they are only 100km away and can be reached via the motorway.

Chalet Maximilian - Living area approx. 150sqm, open plan living and dining area, country kitchen, open fireplace, spacious entrance area, guest bathroom, 3 bedrooms, 3 bathrooms, spa area with sauna and steam shower, garden approx. 74sqm, 2 balconies on the upper floor, exposed beams made of old timber, antique woodwork on the exterior and interior, geothermal under floor heating system, oak wood floorings, underground parking with 2 parking spaces, wooden shingle roof.

This exclusive chalet sits within a development of two other properties. Each property has been manufactured via the special timber construction “Thoma wood-100”, which is characterised by the use of local timber. The chalet provides a net living area of 147sqm which exudes luxury with its rustic Tyrolean features, including a pretty façade made of old timber and a shingle roof. On the ground floor, with access to the sunny garden, you will find a spacious and open living and dining area, an entrance hall and a guest bathroom. You can access the upper floor via a traditional staircase with exposed timber roof beams.

Here you will find the master bedroom with ensuite bathroom, a dressing room, a separate toilet as well as a chic spa area with sauna and shower. Another ensuite bedroom is available for your guests on this floor as well and every bedroom boasts direct access to the wraparound balcony from which you can enjoy superb views of the Kitzbuhel mountains.

The basement comprises of a third, smaller guest room with ensuite bathroom, as well as the utility room. This wonderful living space is rounded off by two generous parking spaces in the underground parking garage. The garden features a lovely wraparound terrace iwhere you can dine outside on those long summer evenings.

The geothermal heating system means the energy supply is implemented in a sustainable and ecological way whilst keeping the utility costs low.

A successful combination of size, location and carefully designed room plans combined with a very good price-performance ratio makes this property the perfect Alpine retreat.

As with most holiday homes in Austria owners are obliged to rent their property when they are not using it themselves. We would be delighted to recommend top tour operators to maximise the rental potential so that your property will earn an excellent income for you. A dedicated management company can deal with the hand-over of keys for your guests, and the laundering and cleaning of your property when they have departed. Purchase costs for buying a property work out at approximately 9.6% of the gross purchase price. The purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows:

• Purchase Tax ‘Stamp Duty’ – 3.5% of the gross price

• Entry to the Land Registry – 1.1% of the gross price

• Notary’s fees – 2% of gross purchase price plus VAT

• Court costs, administration fees – approx. 150 euros

• Agent’s Fees - 3% of gross purchase price plus VAT (payable to local agent)

Bank Finance

Austrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 3% and one year or five year fixed rate mortgages are also available. If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, a notary fee of 0.5% for registering the mortgage and dealing with the bank, and a 1.5% mortgage registration fee. For more information:
