RELEASE STR ATEGY

With a view to selling the complete scheme off plan, we recommendation to launch the full scheme with a launch event at a local business eg Cote Brasserie on Battersea Rise, followed by a concerted marketing push using a combination of the media suggested above.

MARKETING BUDGET

For off plan sales to be successful in this area, the scheme must be exposed consistently, requiring a marketing budget spread over the entire build period (with a contingency for sales post completion).

SALES

James Pendleton, Land, New Homes and Investments has a dedicated and specialised off plan sales team. The team will introduce and promote the development to an extensive database of overseas and domestic investors and registered, qualified buyers through our multi-office marketing and network of 9 local sales offices.

FINANCIAL SERVICES

All offers from interested parties will be referred to Coreco Independent Mortgage Advisors for a comprehensive qualif ication by an independent financial professional. This process ensures that all offers are submitted with the confidence that they are able to proceed quickly and securely.

RESERVATIONS

All sales will be secured with an immediate £5,000 deposit, with a further 10% deposit on exchange of contracts within twenty-eight days of receipt of contract paperwork (subject to agreement from ‘On the Rise Ltd).

SOLICITORS

James Pendleton work with a select panel of solicitors which we recommend to buyers. For this development we would propose one as the preferred solicitor for a purchaser.

SALES PROGRESS ION

With off plan sales occurring well ahead of project completion James Pendleton recognises the need to manage the buying process up to completion. All of our negotiators are trained to progress a sale to the point of exchange. From here the James Pendleton Angel will take over the logistics to ease the purchase through to completion, offering advice on services, timings and local information.

FEE STRUCTURE

Our sole agency standard fee is 2.00% plus VAT of the final sale price of the individual units, with 50% invoiced on exchange and the balance paid on project completion.
