COMMUNITY UPDATEDear Neighbors,

On August 18th the Board submitted the initial draft of the Easement & Cost Sharing Agreement to the Club owners for review and negotiation. This Agreement is the formal document that would be executed by both the POA and the Club IF the property owners decide

to adopt the Amendment to our Covenants. The Amendment would permit community-wide Charter Memberships and allow the club to assess property owners for their membership. When the Agreement document is finalized ‘in principal’ the Board will review this with, and/or send it to, all Royal Lakes property owners prior to a vote.

Concurrently, the POA’s legal counsel has drafted an initial version of the Third Amendment to the Royal Lakes Covenants document .This amendment is what you will actually be voting on that would permit community-wide Charter Memberships and the accompanying assessments. The language in the Amendment document will be somewhat dependent on the language in the final version of the E&CS Agreement, so the documents will be finalized at about same time. Once the Amendment document is finalized, the Board will review this with, and/or send it to, all Royal Lakes property owners prior to a vote. The Amendment will accompany ballots sent to property owners.

Please note the steps that remain to be completed before property owners vote on the Amendment and the Club’s proposal. It will most likely be mid-September before a final conclusion (a vote) is made. The Board will continue to keep you informed and update you as this process moves forward. Thank You.

The Board of Directors

Step 1: Draft and fi nalize the Third Amendment to the Royal Lakes Covenants document (i.e. Amendment). The Amendment is the actual document the Royal Lakes property owners will be voting on to approve or disapprove. A copy of the Amendment document will be provided to all property owners prior a vote.

This draft will be revised as needed pending potential changes made in the Initial E&CS Agreement draft.

Step 2: Create the ballot forms & establish the general voting process (allow for remote owners voting) to be used once both the Amendment and the Agreement documents have been fi nalized (agreed to in principal with the RLG&CC) and have been reviewed and/or sent to all property owners.

Status: Pending – Board working on.

Step 3: Conduct the voting process over a 7-day period. Property owners will vote either to approve or disapprove the Third Amendment to the Covenants which would authorize the proposed community-wide Club “Charter Memberships”. (Note: Requires 66% majority approval, i.e. 223 out of the 337 community Lots to pass). Vote results to fi rst be certifi ed by Coulter & Sierra’s assigned CPA.

Status: Pending—Board working on.

Step 9: “If” the Amendment is adopted, the RLPOA is required to register the new Amendment with Hall County government. This registration requires the POA Board President and Board Secretary to also “certify the vote results” before the County offi cials & notary.

Status: Pending – requires approval of the Amendment by the property owners.

Step 10: “If” the Amendment is adopted, RPLPOA and RLG&CC will formally execute the Easement and Cost Sharing Agreement.

Status: Pending – requires approval of the Amendment by the property owners.

Step 11: Implement the community-wide Charter Memberships and the accompanying assessments.

Status: Pending – requires approval of the Amendment by the property owners.

LANDSCAPE REPORT

Royal Lakes has continued to have a strong history of excellent landscaping and grounds with beautiful color. This year we have hired Greg Hutson’s company, All Outdoor, to help with our common area maintenance and flower plantings for spring/summer and fall/winter seasons. In addition, they

work on trimming trees and bushes, mulching beds and fertilizing and watering plantings.

The next improvements being planned include shaping neighborhood trees to improve sightlines and continued turf additions. We also will be slightly modifying the flower beds with constant enhancements and designs to provide the most pop.

One of the changes being planned is to remove the large dying Leyland cypress in the round bed at the entrance to the golf course and club. We’d like to have your input in what type of tree you would like to see as a replacement. Please send your suggestions to us at [email protected].

Royal Lakes will continue to be the best place for curb appeal by investing in long term solutions that are beautiful.

NEIGHBORHOOD-WIDE GARAGE SALE

It’s time to clean out your closets, garage, basement and storage unit of all those unused items that are taking up space and make a little money for your effort. On Friday, October 25th & Saturday, October 26th we will have a neighborhood garage

sale with hours from 8 a.m. to 1 p.m. The sale will be advertised through email blasts, newspapers, social media and road signage.

If you would like to participate, here’s what you need to do:

1. Contact Joan Wilson at [email protected] or 678-936-6242 and include your name, address and your sale days. This will help us in placing our large metal signs at your neighborhood entrance to direct traffic to your sale.

2. Place balloons on your mailbox during the days you plan to participate. Attach smaller signs to posts on your street to direct buyers to your sale. Let everyone know about the sale!

3. Enjoy your clean garage and extra money!

SOCIAL COMMITTEE

Many residents at the Town Hall Meetings in early August expressed interest in neighborhood social events held throughout the year. The existing

social committee writes the newsletter, organizes the garage sale, and welcomes new residents to the neighborhood. They would welcome others to join the committee who would like to help with ideas and to plan and organize social events.

ideas for some social events and are interested in helping the committee.

Ice cream social/movie by the pool; Halloween or fall decorating contest;

Men’s beer night featuring poker; Holiday “Deck the House” contest.

WELL-LIT HOMES IMPROVE SAFETYRoyal Lakes streets and homes look light and bright when neighbors keep their garage doors lights on as well as their front porch lights. By the nature of burglary and vandalism, light is counterintuitive when neighbors keep their front porch and garage door lights on at night.. Violators do not work in well-lit areas because the chance of being caught is much higher than working in the dark. Ensuring that outdoor lighting around the home is functioning properly is a key aspect to maintaining a safe property.

BUNKER TALKHUG, HUDDLE, HOPE

Sometimes you just fi nd yourself in a confounding situation. On the golf course, it is usually in a bunker. Many believe the bunker to be a conundrum. It's all in how you look at it. The bunker is often a place where a lot of discussion with oneself takes place: scratching the head, darting the eyes to determine the best way out, or experiencing the fear of not knowing what to do next. Relax. Do what you think is best,

take a deep breath and enjoy the sand.

Recently, the Royal Lakes Community along with the Property Owner's Association, have been having meetings concerning the future of our neighborhood, about the role of the club owner, the residents, and the POA. Changes might soon take place here.

My wife and I attended the fi rst of the three scheduled meetings. I was greeted with a hug by two residents. What a great way to begin a potentially contentious and unpopular gathering. We sat for a little over an hour listening to friends and neighbors voice serious concerns and probing questions, fi ltered by a deep love for this community.

We are a nation that huddles, according to Bill Curry. People huddle every Friday night in our football stadiums and on the fi eld. They huddle in our basketball gyms in the stands and on the courts. We huddle on baseball fi elds, at church, or at home before we eat. We huddle when the chips are down or are on our side. Next we snap to attention with a plan and execute it to the best of our abilities for the sake of the 'team.'

I was happy to be at that Sunday evening huddle and was proud to be a Royal Lakes' resident. When it was time for questions, the ideas and other comments were plentiful and so on-point. From row to row, from seat to seat, and then back again, I heard hope. Not just for my family, but for all of us. I learned a long time ago that if we spent more time rowing the boat, we would spend less time rocking it. It appears we are surrounded with people who are willing to take up their oars and row on behalf of the future here in Royal Lakes..

How does this have anything to do with BUNKER TALK? If you play golf enough you will fi nd yourself faced with a shot out of the bunker. A pessimist calls it a trap, but it's just another "bump in the road" we have to cross. Positive attitudes are important - whether it's about our future as a golf course community or a shot out of the sand.

GEORGIA PGA ASSISTANT CHAMPION

Luke James, Head Golf Professional at Royal Lakes Golf and Country Club,

recently won the Georgia Professional Golf Association’s Assistant golf

tournament. It was a 36-hole event held at The Club at Savannah Harbor in

Savannah, Georgia on August 19, 2019.

Luke played brilliantly fi ring rounds of 67 and 68. He advances to the PGA

National Assistant’s Championship at Port St. Lucie, Florida on November 14 – 17, 2019. When you stop by the pro shop,

congratulate Luke on a great tournament.

ROYAL LAKES 2019 MEN’S MEMBER-GUEST TOURNAMENTMember-Guest Invitational tournaments are one the most important events on a club’s calendar. In addition to allowing members to showcase the course and community, this tournament’s head-to-head format creates an energy of its own. When you include gourmet buffets, open bars, Lorena’s breakfast burritos, Garmin tee gifts, Calcutta, and 45 holes of competitive golf with friends, you can’t help but look forward to next year. Ask any player or the 25+ spouses who attended---Saturday night’s dinner was a hit! Drinks and great food filled the club as everyone enjoyed each other’s company.

RESULTSOn August 10th & 11th, 34 teams competed in very humid conditions. Six two-man teams fought their way to the Shootout by placing first in each of their divisions, also known as “flights”. The Shootout is a head-to-head elimination round where all 6 teams tee off on the 10th hole and play “The Loop”, consisting of holes 10, 11, and 9. With the Shootout’s alternate shot format, one team member tees off on the 10th hole, his teammate hits the next shot, and so on…. You alternate hitting until you finish the round. This is repeated until only one team is standing.

By the end of the 9th hole, there were two teams remaining, Nick Katchur and Clint Presley. A tie on the 9th forced them into a playoff and as a result, golfers and spectators headed to the 17th hole for a playoff. Clint hit a perfect tee shot while Nick slightly tugged his drive to the left. Mike

Stephens took advantage of Clint’s tee shot by leaving only 15 feet for birdie. Nick and Jon fought to have a shot at par but once Clint drained the putt for birdie, it was all over with Clint Presley and Mike Stephens the overall Royal Lakes Member-Guest tournament winners.

PECAN ENCRUSTED CATFISH

2 cups self-rising corn meal mix1 cup fi nely chop. Pecans

1 T lemon pepper1 ½ t.salt

½ t. ground red pepper½ t. paprika

Peanut oil6-8 fi llets (catfi sh)

4 eggs

In medium bowl, combine cornmeal mix, pecans, lemon pepper, salt, red pepper and paprika. Set aside.Rinse fi llets in coldwater, place on paper to dry. Heat ¼ or 1/5 cup of oil over medium heat. Dip fi sh into egg wash then roll in cornmeal mixture Fry fi sh about 5 minutes per side. ENJOY!

THE “SENIORS” AND THE “JUNIORS” We will now begin a new column to our magazine. Occasionally, we shall introduce some of the fascinating neighbors (both younger and older) who make up our wonderful population in Royal Lakes. Many of you are already aware of some of them, but, indeed, you are likely to learn something new! We all hope that you will enjoy this.

A few days ago, my husband and I had the pleasure of visiting one of Royal Lake’s senior members, Elver Davis. She and her late husband, Morris, were active in the community for many years. They arrived in this area in 1992, and she has learned to love it. Quite a bit of change has been made in these 27 years. We are so grateful to Elver for sharing her “story” with us!

Elver grew up in Atlanta then moved to Toccoa at the age of sixteen. After fi nishing high school she attended nursing school at the Ga. Baptist Hospital in Atlanta. Working in Atlanta at this time, she married her high school sweetheart, Morris Davis. This became the great love of both their lives lasting 58 years of marital bless. They were blessed with two fi ne children, Bill Davis and Beth Davis Purvis. After their long and happy marriage, Morris, passed away ten years ago. She still remembers all the kindnesses that were shown by the compassionate residents of the community.

It is now important to touch on the events of Elver’s earlier life. Following their marriage, Morris began to move up with a position in Atlanta’s famous Coca Cola Company. There he became quite successful, and was sent to New Orleans to continue his career with Coke. While in New Orleans, Elver attended the New Orleans Baptist Seminary and received her teaching certifi cate and taught school. They lived there for 20 years. At this point, they were both ready for retirement; but, Coke asked them to go to one other area to take care of problems, Hawaii. Living there for fi ve years, they enjoyed the beauty of the region. The area also enabled them to play quite a bit of golf. They both fell in love with the sport. As much as they enjoyed Hawaii, they returned to Georgia to help out with their aging parents.

Looking for a new home, they ultimately came to Flowery Branch, and discovered Royal Lakes. According to Elver, the Lord brought them to this special place. Fortunately, for them, the Royal Lakes Community contained a wonderful golf course. As you can imagine, they were delighted. They found a lovely lot there and built a beautiful home.

In the 1990s, Royal Lakes was quite diff erent from today. The area was in its early stage of development at that time. There were fewer homes, less people, and a much smaller group of retail establishments in the region. However, it was an inviting district, with welcoming friends and wonderful churches nearby. Christmas was a very special time, in the community. Every one worked hard to decorate their home for the occasion. There also were lighted candles in every single yard. The area actually “glowed”. Each year, more and more people came from miles around to savor the unique beauty.

Over the years Elver has enjoyed her time in the community. She still loves golf, and is proud to say that on two occasions, she has achieved two “Hole in One”. She also likes many card games and is the proud owner of a wonderful “Cookie Jar Collection”. In addition to this, we found some lovely pictures that she, herself, painted. She is vibrant and loves to spend time with groups of people with common interest. She also saves time for her precious children, and grandchildren. She has a wonderful outlook on life, and is, of course, a value to all of us in this neighborhood.
