Summit Square in Westminster, CO (pop. 155,000), is a Safeway-anchored center located at 84th Avenue and Federal Boulevard that was purchased by NewMark Merrill for $8.35 million. Built in 1979 and renovated in 2003, the center has 96,153 square feet of retail space on 10.75 acres, with 95% current- ly occupied. Additional Summit Square retailers include Wells Fargo, Taco Bell, Baskin Robbins, H&R Block, World Savings, Panda Buffet, Department of Motor Vehicles and 14 others. Sheridan Commons, located at 120th and Sheridan Boulevard in Broomfield, CO (pop. 84,000), was built in 1979, renovated in 2005, and consists of 105,064 square feet on 10.70 acres. It was acquired by Newmark Merrill for $10.2 million. Prior to being at Investors Properties of Colorado,Mark was the Director of Property Management forInvestors Group of Companies. He over saw the man-agement of over 1,000,000 square feet of office,retail and industrial properties in Colorado andArizona. Mark started his real estate career in 1984,working for Helmsley-Spear and Inland Real Estate inChicago. After moving to Colorado in 1989, he hasmanaged properties for The W.W. ReynoldsCompanies, and Starr Realty.

Mark graduated from Western Illinois University in1979. He is a licensed real estate broker in Colorado,earned a CCIM designation in 1994 and is workingon obtaining a CPM designation.

Direct Mail On a quarterly basis, coupon booksare mailed to between 10,000 and25,000 homes depending on thesize of the shopping center. Thecoupon books inform the communityof upcoming events and promotionsas well as offering substantial savings

from many of the merchants. Redemption of the coupons are collected for a periodof time after each distribution. If a retailer is not experiencing high coupon redemption,the NewMark Merrill marketing team helps that retailer work on a better offer thatwill bring customers to the store. On average the direct mail program produced byNewMark Merrill receive a redemption rate between 7-12% which is very high incomparison to the industry standard of 2%.

Light Pole BannersNewMark Merrill’s goal is to give each of its center’s atop of mind priority as the place to go in the community.Light pole banners are designed to help the communitiesvisualize the centers identity. They bring attention to acenter as one drives down the street while letting theconsumer understand what they can come to expectfrom a NewMark Merrill shopping center.

Kids Fun ZoneOne Saturday a month, children and their parents are invited

to a shopping center for a FREE craft that a child makes andshares with their family. NewMark Merrill provides thisopportunity for children because being a good partner tothe community is a priority as well as bringing families to

the center. When a child takes part in creating their ownFREE craft, they sign up to become a KIDS FUN ZONE

member. They are then given a membership card and theirparents receive a special discount flyer that enables them to receive discounts fromparticipating merchants on craft day. In order to bring these families back to thecenter, a quarterly newsletter is created and distributed to the Kids Fun Zone membersreminding them of upcoming FREE crafts and special events at the center.

Property LogosIn order to brand and bring name recognition to our centers,our first project when acquiring a center is to develop alogo. A logo is a great means by which customers canidentify the shopping center. Once developed, it isincorporated into all forms of advertising. Our logos areaesthetically appealing and provide an easy way for customers to identify the center.
