CalCulate how muCh you need

Before you price out siding with contractors, estimate how much you will need for your house. Try multiplying the height times the width of each rectangular section of your house in feet, going by what you can measure from the ground, to deter-mine their areas. Multiply the approximate height and width of gables and other triangular surfaces and divide each total by two. Then add all the to-tals. To allow for waste, don’t subtract for doors, windows or other areas that won’t be covered. Fi-nally, divide the total square footage by 100 to es-timate how many squares of siding you will need. A square represents 100 square feet. Knowing how much you need can save you money.

Safety tips for a fun summerSummertime allows homeowners the

opportunity to spend quality time outdoors. While the warm weather brings along lots of outdoor enjoyment, there are also potential dangers to be avoid. By planning ahead and taking precautions you can ensure safety hazards don’t spoil your fun. The following summer safety advice is courtesy of the Ontario Real Estate Association and your local REALTOR.

Grill safetySummertime means backyard barbecues. But,

grilling on or near combustible areas can be a fi re hazard. The most common grilling hazards are open fl ames and heat generated in the grill base that can be transferred to the wood of a porch, deck or siding, causing a fi re. When grilling, follow these safety tips:

• Place the grill away from siding, deck railings and out from under eaves and overhanging branches

• Periodically remove grease or fat buildup• Use only proper starter fl uid and store the

Water safetyStay safe on the water this year whether it be

• Learn to swim. The best thing anyone can do to stay safe in and around the water is to learn to swim--this includes adults and children.

• Never leave a child unobserved around water. Your eyes must be on the child at all times. Adult supervision is recommended.

• Install a phone by the pool or keep a cordless phone nearby so that you can call 9-1-1 in an emergency.

• Learn Red Cross CPR and insist that babysitters, grandparents, and others who care for your child know CPR.

• Enclose the pool completely with a self-locking, self-closing fence with vertical bars. Openings in the fence should be no more than four inches wide. If the house is part of the barrier, the doors leading from the house to the pool should remain locked and be protected with an alarm that produces sounds when the door is unexpectedly opened.

• Never leave furniture near the fence that would enable a child to climb over the fence.

• Always keep basic lifesaving equipment by the pool and know how to use it. Pole, rope, and personal fl otation devices (PFDs) are recommended.

• Keep toys away from the pool when it is not in use. Toys can attract young children into the pool.

• Pool covers should always be completely removed prior to pool use.

• If a child is missing, check the pool fi rst. Go to the edge of the pool and scan the entire pool, bottom, and surface, as well as the surrounding pool area.

sunburn and the potential risk of skin cancer by following a few simple tips:

• Apply sunscreen with at least a SPF-15 or higher, to all exposed areas of the body

• Minimize your exposure to the sun between the hours of 10:00AM and 3:00PM, when the sun is strongest

• Reapply sunscreen every two hours, even on cloudy days and especially after swimming or perspiring.

• Wear clothing that covers your body and shades your face -- like a hat!

• Avoid exposure to UV radiation from sun-lamps or tanning parlors.

Bug safetyThe Ontario Ministry of Health is urging

people to protect themselves against the threat of West Nile Virus. The best way to avoid this potentially dangerous virus is to avoid being bitten by infected mosquitoes. Here are a few practical suggestions to lower your risk:

• Clean up and empty containers of stagnant water, such as old tires, fl ower pots, wheelbarrows, barrels or tin cans that are outdoors. Drill holes in the bottoms of used containers so water can’t collect. Change water in bird baths weekly.

• Collect lawn cuttings, raked leaves or other decaying debris, such as apples or berries that fall from trees, and recycle or mulch so

that organic matter does not end up in storm sewers as a food source for mosquito larvae. Turn over compost frequently.

• Check window screens for holes and make sure they fi t snugly into the window frame so mosquitoes will not get indoors. If you don’t have screens, consider keeping windows closed between dusk and dawn.

• Make sure you wear light-coloured clothing such as long-sleeved shirts or jackets and long pants. Tuck pants into socks for extra protection when going outside between dusk and dawn.

• Use insect repellent containing DEET that has been approved for use in Canada (It will have a PCP number on the front label) and follow directions for use carefully.

When buying a resale home, many pro-spective buyers hire a home inspector. It’s not a requirement of course, but it makes sense. Why not check under the hood before spending all that money? When buying a new home from a build-er things are very different. Often there is no house to inspect. There may not even be a hole in the ground. You are buying the future. It may take weeks, months or even years before you get to step over the threshold to that new home but when you do it should be for an inspection. In fact, builders are re-quired to do a thorough, floor-by-floor walk through with you before they hand over the keys.

This introduction to your new home is called a Pre-Delivery Inspection, or PDI. It’s part of the new home warranty process. All new home builders in On-

tario must provide a warranty that lasts for seven years on the homes they build. This first inspection may have implica-tions on your warranty later on, so it’s crucial to pay close attention. Listen carefully, know what to look for and take notes.

During the PDI, the builder will pro-vide you with essential information about your new home, including how it works. Your builder will show you how to operate your home’s systems, like heating, electrical, air conditioning, and plumbing, and provide you with oper-ating manuals. It is also your chance to ensure there is no damage, everything is complete, nothing is missing, and every-thing is working properly.

You should carefully examine both the interior and exterior. Inside, look for things like chips in bathtubs and sinks,

scratches on counter tops, damage to floors, walls, cabinetry or other finishes, and doors and windows that are not secure or do not open and close easily. Outside, check things like the quality of brickwork and siding, whether window screens have been installed, as well as the appearance of the driveway and landscaping.

Sometimes, due to weather or other factors, you may not be able to inspect a certain item. If you are unable to as-sess something at the time, simply make note of it on the form. Homeowners should feel free to take pictures of any damaged or incomplete items. If neces-sary, those photos can be submitted to Tarion at a later date.

Your builder will note everything down on the PDI form. Review it care-fully, make sure it’s complete and keep

a copy. This form will become the of-ficial record of the condition of your new home before you moved in. Tarion, which regulates new home builders and guarantees your new home warranty, may refer to your PDI form if there is dis-agreement over whether any damage occurred before or after you took pos-session of the home.

Even after the initial inspection is done, you should continue to inspect your home’s condition regularly. If there are items that fall under warranty, your builder is responsible for resolving them, but if he/she doesn’t, Tarion will step in.
