Hello everyone!
The dog days of summer are slowly fading. I hope everyone had a great summer with
memorable vacations, fulfilling staycations, or enjoyed some leisure activities.
The Bollinger Hills Swimming Pool has been popular with all the heat this summer. For those
of you who made a trip to the pool, you may have noticed the new Pool Shed and Umbrellas.
Another forthcoming improvement is the addition of Shade Trees on the lawn area of the
pool. Weather-permitting, the pool will remain open until September 30th, at which point the
heater will be turned off. Details of pool closing can be found on page 3 of the Newsletter.

Remember: The pool area closes at 10:00 PM and the
Park closes at DUSK - Parents, please remind your
teenagers of the closing hours. We’ve had some late-
night activity involving teenagers in those areas. A few
instances involved the police.
The Annual Meeting of Members took place on June 26th.
I would like to welcome our newest Board Member, Mike
Continillo, to our dedicated team. A big thank you to Mike
for stepping up to volunteer his help towards the
association. Mike will be filling the shoes of Ron Kalich
who is stepping down from his position on the Board. We
appreciate the time that Ron served on the Board. Thanks
to our fine volunteers, we continue to be the only self-
managed HOA in the area, which helps to keep association
costs down.

Pool News
The Bollinger Hills Swimming Pool will remain open until
Monday Sept. 30th
The pool will stay open until September 30th, at which point it will officially close for the season and
the pool heater gets turned off. The pool hours are 6:00 AM to 10:00 PM.
Once the school season begins, there will be no lifeguards as they return to school. Remember,
when no lifeguards are on duty, children under the age of 14 must be accompanied by an adult
age 21 or older. Please swim with extra precaution during this period. Residents are expected to
abide by the Pool Rules at all times. To review the rules, please visit the Bollinger Hills website at

How to Efficiently Water your Lawn
Lush green lawns symbolize proud homeownership and provide places to relax and play. Lawns do require
lots of water, which will become in short supply as time goes on. Here are strategies you can use to reduce
your water use now:
1. Reduce amount of lawn; consider removing some of your lawn and converting to other uses such as drought
tolerant groundcover, mulched area with a bench or paving area.
2. Mow high; taller grass blades shade the soil below which reduces evaporation and water loss.
Set your mower to a height of 2 – 3 inches.
3. Water only when grass is thirsty; In addition to water conservation, overwatering can contribute to problems
such as fungus and disease. When grass needs water it begins to turn blue-grey and older leaf blades will curl
and wilt.
4. Water deeply and less often; Deep watering encourages longer healthier roots to grow. Watering should pene-
trate the root zone to a depth of 6 – 10 inches.
5. Water early in the morning; To reduce evaporation and water loss, turn sprinklers on between 4 am to 9 am.
6. Adjust your sprinklers; Test your sprinklers to be sure the heads are aimed toward the lawn and not the
sidewalk, street, driveway or house. Also repair geysers and leaks.
7. Reduce runoff; Be sure you water just long enough to soak the root zones and prevent water from running into
the street and into the storm sewer.
8. Rain = no irrigation; Install a rain sensor that automatically turns water off when it rains. At the very least,
watch the weather report and turn your irrigation controller off when it rains.
9. Hand water where needed; Some areas need to be hand watered if they get more direct sun or on a hot dry
sloped area.
10. Let it go brown; in the back yard that is. Consider letting your backyard lawn go dormant in the summer. You’ll
have a nice green lawn for most of the year without using irrigation at all. It will green up as soon as the rains
come – just like our beautiful “golden hills”.

the Board. Congratulations to Victor Petersen - nominated as Present, to John Youngblood nominated
as Vice President, and to Terry Cunningham as Treasurer & Corporate Secretary. Resuming the
positions of Director will be: Janet Miller, Jeff Kehr, and new member, Mike Continillo.
CC&R Revisions:

revisions and ballots were mailed out to you at the beginning of the year. If you need a new ballot, call

Financial Summary as of 06/030/2013
The above is a list of investments. Cash balances are invested in treasury bills and notes, money market
funds and certificates of deposit to eliminate all capital risk. We fully fund our reserves each year to maintain
cash for capital improvements and major repairs.
Dues are due on the 1st day of each Jan. and July. They are delinquent on the 31st of each of those months
as stated in the COLLECTION POLICY. It is important that each homeowner pay their dues promptly to ena-
ble our Association to continue providing service at low cost and to avoid charges for untimely payments.
Each year all 538 homeowners pay a total of $258,240 to manage the association and maintain the facilities
in Bollinger Hills. We need the funds to cover expenses of the association and to provide for repair, replace-
ment and capital improvements in the neighborhood. If you would like to have input regarding where these
funds are used, please contact the Board of Directors in writing at P.O. Box 449 San Ramon, CA 94583 or
send an e-mail to them through the ‘HOW TO CONTACT US’ link on the BHHOA website at
www.bollingerhills.org. You can also send your comments to me at the same address, Attention: Terry

I have gotten some requests to automate the payment of dues to insure that payments are automatic from
owners. Currently, we have PayPal on our website, www.bollingerhills.org that requires you to pay $247.68
to enable us to receive $240.00 for your dues. We have several owners using this method, but most use “bill-
pay” at their banks or write us a check. We are looking into additional methods, but to keep your dues low,
we need to collect every bit of the $240 to prevent dues increases. If anyone knows of a system that charges
the owner a smaller amount than PayPal and is easy to manage by yours truly, please send me a note to
