The Highland Lakes Herald is the official news medium of the Highland Lakes Condominium Association, serving all residents, groups and organizations.

The Association and its Board of Directors control and are responsible for the contents of the Herald.

The staff of the Highland Lakes Herald serves on a voluntary basis. Editorials reflect the opinions of the staff and are not construed as representative of the general membership of the Association.

The Herald welcomes comments, suggestions and articles from its readers. All material submitted for publication in the Herald must be true, factual, and newsworthy. The editor reserves the right to withhold items from publication pending verification of facts. In some cases where items are of a critical or controversial nature, the editor reserves the right to solicit comments from those with opposing viewpoints.

Materials submitted for publication are to be given to the receptionist in Highland House. All materials submitted must be signed, but signatures will be withheld upon request. NOTICE OF THEANNUAL ELECTION OF THE BOARD OF DIRECTORS

MAY 2013

Four Director seats (of 2-Year terms) are up for election this year. One Director seat is open for a 1-year term (caused by vacancy of a seat).

If you are interested in becoming a Board member you must submit your resume to the Clubhouse by 5:00 p.m., Thursday, April 11, 2013.

Candidates Night will be held at 7:00 p.m., Monday, April 15, 2013, prior to the regular open Board of Directors meeting.

Ballots will be mailed the week of April 22, 2013, and must be returned to the Clubhouse by 5:00 p.m., Friday, May 17, 2013.

Election results will be announced at the 38th Annual Meeting of the Membership on Monday, May 20, 2013.

BOARD COMMENTS

Theater Outing:A big THANK YOU to Robert Armstrong for organizing the outing to the Tipping Point Theater last

month. Approximately 15 residents attended and had a “belly-laughing” fun time.

Maintenance:Thank you, also, to the Maintenance staff for the excellent work they’ve done plowing snow these last

moderate snowfalls we’ve had. We appreciate their diligence in keeping Highland Lakes safe during

the winter months.

Election:I’m sorry to announce that Clem Tulley has resigned his position on the Board of Directors. Thank

you, Clem, for your service to our community.

The Board had a special meeting on February 27, 2013 to discuss lling his position. it was decided

that, rather than appoint a person for two months and then have them run in the election this year, the

election in May will be for four two-year terms and one one-year term.

It was further decided that, of the top ve candidates, the candidate with the lowest number of votes

would serve the one-year term. Please see the Notice of Election found on page 6 of this month’s

Herald.

Upcoming Events:Don’t miss the Community Social Committee’s Easter Breakfast on Saturday, March 23rd. (10:00 a.m.

to Noon). The breakfast will include pancakes, sausage, orange juice, milk & coffee! Easter egg hunt

will immediately follow the breakfast. Our Easter Bunny will be here from 10:00 a.m. to Noon. The

event is just $3 per person. See you there!

The monthly meeting of the Board of Directors of Highland Lakes Condominium Association was held on the third Monday of the month, in accordance with the By-Laws of the Association. President Kathy Baldwin called the February 18, 2013, regular meeting of the Board of Directors to order at 7:30 p.m.

AttendanceThe following Directors were present: Kathy Baldwin, Michelle Todorov, Tom Byrne, Sandy Nolan, Clem Tulley, and Judy

Nakdimen. (Kathleen Connor was excused). Also present were Joe Poma, Property Manager and Shannon Crowley, Administrative Assistant. Approximately 15 co-owners were also present.

Election Committee report: See page 16Kathy reported that the Election Committee members

were contacted and invited to a meeting to discuss the new By-laws, which will be in effect at election time. Also, long-standing chair, Joe Sattler, has moved from the Association; so, a new chair was elected according to the Election Committee By-laws. Tom Werner has accepted the position as chair.

Board Action: Motion by Tom Byrne, support by Sandy Nolan, to accept the Election Committee report dated January 24, 2013. All in favor. Motion passed.

Court Captain Committee report: See page 18Joel Lutz reported to the Board. Discussion: In Joel’s report, he mentioned that the

committee discussed the idea of maintenance personnel receiving identi cation badges; this would classify them as HLCA employees, and co-owners would be at ease to let them access the unit for maintenance if necessary. Tom asked Ken if the crew members currently have anything that identi es them as Highland Lakes employees. Ken answered that they do not. Tom said that, although the committee didn’t present it as a recommendation to the Board, he believes it is a good idea for the employees to carry identi cation.

Board Action: Motion by Tom Byrne, support by Judy Nakdimen, to accept the Court Captain Committee report dated January 3, 2013, with the recommendation that HLCA employees be given an ID to present when approaching a co-owner’s home. All in favor. Motion passed.

Board Discussion: Michelle asked if the employees would wear the ID at all times. Ken answered that most of the crew would carry them in their wallets; Ralph,

Jason and Kevin, (the employees generally accessing the units), would wear them.

Clubhouse Committee report: See page 19Judy O’Connor reported to the Board. In addition to

the report, Judy said there was a special request for a funeral reception on March 9th. “In wanting this to be handled in a timely way in order to accommodate the request, it was necessary to poll each voting member of the committee, resulting in a unanimous “Yea” response. We are therefore requesting the Board to allow a one time exception for this long time resident. The clubhouse has been rented by this resident for a small adult funeral gathering (approximately 20 people) immediately following the funeral service. They would like to serve cheese and crackers, wine and beer in the main lounge.”

Discussion: Kathy asked if there was a date set for the construction to begin in the kitchen. Judy answered that there is no date set as of yet. Kathy reminded Judy to ensure that it doesn’t interfere with the Easter breakfast scheduled for March 23rd. Judy said she would be considerate of that.

Board Action: Motion by Sandy Nolan, support by Judy Nakdimen, to accept the Clubhouse Committee report dated February 11, 2013, and their recommendation to allow this one-time exception for the funeral reception on March 9, 2013, as presented. All in favor. Motion passed.

Board Action: Motion by Michelle Todorov, support by Judy Nakdimen, to accept the Maintenance report dated February 18, 2013. All in favor. Motion passed.

Engineering Committee report: See page 21Terry McNally reported to the Board. Board Action: Motion by Tom Byrne, support by Sandy

Nolan to accept the Engineering Committee report dated February 13, 2013, and their recommendations to approve modi cation requests #1-9. All in favor. Motion passed.

Grounds Committee report: See page 22Joel Lutz reported to the Board. Discussion: Kathy reiterated that there is a joint meeting

for Grounds and Vision Committees scheduled for February 26th. Kathy asked if it was the intention of the Grounds Committee to not attend the joint meeting, since they have a separate meeting scheduled for March 14th. Joel said he would discuss it with the committee members. He added that if the Board prefers to receive a plan from Vision instead of Grounds, then the Grounds Committee would step aside. Joel said that he appreciates Ilio Alessandri’s plan and professional skill to bring forth a plan that addresses the needs of the entrance. He expressed that the Grounds Committee is at a disadvantage because they don’t have people of Ilio’s professional skill working with them; people work on the Grounds Committee because they like to plant.

Tom stated that the Board has clearly expressed that they prefer the two committees to come together to bring a solution. Having a joint meeting allows both committees to have an equal voice in the decision making process. This has been the intention of the Board: that interested parties would have an opportunity to productively voice their opinion.

Joel said that because of negative feelings within the committee, the Grounds Committee was under-represented at the joint meeting. After the joint meeting, Joel called a Grounds Committee meeting to present the plan that is being proposed and to encourage participation in the joint discussion. In conclusion of the meeting, the majority of committee members voted to support the plan proposed at the joint meeting.

Robert Armstrong (Grounds Committee member) asked what time the February 14th meeting adjourned. Joel answered that the meeting adjourned at 8:15 p.m. Robert pointed out that the meeting was held on Valentine’s Day, and that he left at 8:00 p.m. before the vote was taken. Robert added that the question was made at the meeting regarding the cost of the plan. Ilio said that at that meeting he asked the committee if they would be open to a plan that would include east and west sides with a new sign if it comes under the amount of the $13K insurance settlement. Most were in favor of such a plan.

Kathy said she hopes that Grounds and Vision committee members would be present at the February 26th meeting to review the nal plan and costs. She said that Ilio has updated drawings and numbers which will be distributed to both Grounds and Vision members to review prior to the February 26th meeting.

Board Action: Motion by Judy Nakdimen, support by Sandy Nolan to accept the Grounds Committee report dated February 14, 2013. All in favor. Motion passed.

Community Social Committee report: VerbalMichelle Todorov reported to the Board. She reported

that the Valentine’s Luncheon scheduled for Sunday, February 10th was not as well attended as the committee hoped (only 35 in attendance). Those who came expressed that they enjoyed themselves. Ray Parzych said that he and his wife were very pleased to attend the luncheon. He added that the committee did a sensational job, and he regretted that more people did not attend; at $3 per person, the event is a great value for couples as well as families. Terry McNally said that he and his wife love the event and typically attend, but were unable because it was on a Sunday this year. Terry suggested that having it on a Sunday instead of Saturday may be a reason the attendance was lower.

The Easter Breakfast is scheduled for March 23rd from 10:00 a.m. to noon.

Co-Owner ForumRobert Armstrong: Robert followed up regarding his

plans to get a group of residents together who would be interested in attending a performance at the Tipping Point Theater. He sold out of tickets quickly. The outing is scheduled for Saturday, February 23rd at 3:00 p.m.

Also, at the February 10th Valentine’s Day Luncheon, he provided forms for residents to submit “What I Love

about Highland Lakes.” He said the response was very good, and the responses will be listed in the Herald.

Rob Berlin: Rob expressed his frustration about the negativity the Vision Committee has received in the past, and continues to receive. He doesn’t understand why the committees can’t lay aside petty disputes and cooperate for the common good of Highland Lakes.

MAINTENANCE REPORTTO: Board of Directors, Property Manager, Co-OwnersFROM: Ken Wiewiora - Maintenance SuperintendentRE: Maintenance Report DATE: February 18, 2013

1. Grounds: Over the past month maintenance has been doing grounds cleanup in between the snowfalls and salting events. We have had large amounts of branches blown from trees during

2. Equipment: Currently our tractor is out of service undergoing repairs. Two hydraulic lines have failed, which intern caused us to have to remove the front of the tractor to make the repairs. Parts are on order. This has been a time consuming extensive repair.

3. Street signs: Eagle sign company the manufacture of our new street signs, has honored the warrantee

bases last Friday. Once the weather brakes we will start the replacement of the post bases.

4. Trash: Once again I ask that paint not be put out to the dumpster area. Please dispose of the paint items at the local DPW Hazards Waste Day. Both Northville and Livonia host these events yearly.

HIGHLAND LAKES CONDOMINIUM ASSOCIATION Vision and Grounds Committees Joint Meeting – 8 MILE SIGN – JANUARY 29, 2013

The following were present: Rob Berlin (Vision Committee Chair), Ilio Alessandri, Earl Smith, Gloria Loudy (Grounds Committee Co-Chair), Cheryl Huizing, Ann Creviston, Joel Lutz, Gyda Werner, Don Rigo, Maureen Osiecki, and Marti Peters. The following Directors were present: Kathleen Connor, Kathy Baldwin, Sandy Nolan, Judy Nakdimen. Also present were Joe Poma, Property Manager and Shannon Crowley, Administrative Assistant

At the October 15, 2012 Public Board meeting, The Board of Directors passed a motion informing the Vision and Grounds Committees that the only recommendation the Board will consider regarding the Eight Mile Entrance would be a joint recommendation (from the Grounds and Vision Committees) that addresses both the east and west side Eight Mile Entrance, (signage as well as landscape). In response to this action, the Grounds Committee was requested to attend the Vision Committee’s meeting scheduled for October 23, 2012 to discuss solutions for the Eight Mile Entrance. This joint meeting is a follow-up to the October 23rd meeting.

Kathy Baldwin called the meeting to order at 7 p.m.

Kathy explained that the purpose of the joint meeting is to review the 3 bids for the Eight Mile Entrance collected by Joe Poma based off Ilio’s design plan, and approve one of the bids, minimally for the East side entrance. She added that at the prior meeting there was some discussion about possibly moving or replacing the sign on the west side, but to date no details have developed. At this point if anything would be done on the west side, it would most likely be landscape only.

Kathy added that there were some questions regarding the variation in the contract bids, (different plant varieties, and quantities). [Ilio’s plan suggested styles of plantings, but didn’t indicate quantities, so for the bid, it was left to the discretion of the contractor based on the measurements provided in the plan].

Ilio said that he should have provided a true plant list for the contractors to review, not just the suggestions he included on his drawing.

Joe said that the contractors had different opinions of the quantities required to fill the space.

Maureen asked about where Joe found Shades of Nature. Joe explained that at this time of the season it was difficult to find nurseries that would be available to bid. Steinkopf Nursery had initially said they would be able to provide a bid, but Joe had been unable to reach them by phone, and there location seemed to be closed for the season when he visited. Shades of Nature (Novi) had done work for one of the residents in the past. Joe said it’s a rather sizeable organization, and they have been very pleasant to deal with. Blackstone Landscaping is in Northville.

Kathy asked whether to take the landscapers suggestions into consideration concerning quantities, or to give the contractors the list of how many of each plant we wanted. Ilio said that the bids are difficult to compare when they’re really not bidding the same thing (same quantities, plant types).

Ilio pointed out that his plan suggests cedars, but the bids include arborvitaes instead. Joe said the landscapers advised him that it was the same tree.

Rob asked about the removal of the wall being completed in house. Joe answered that he felt we do have the ability to remove the wall in house as long as there is no foundation. The consideration is the amount of time it would take for our guys to do it, and two of the landscapers have included in their bid. Maureen suggested that it may be cheaper to just let the landscapers handle the demolition and removal of the wall.

Rob asked if the plan was to do both the east and west side. Kathy said there had been some discussion to do both; she added that there were questions about replacing or moving the west side sign, and what the design would be and the costs of that. Kathy said at this time she feels there are too many unanswered question to move forward with the west side. Maureen said that landscaping only for both east and west side will be at the most $11,780 (if the highest bid was accepted); we received $13K from the insurance company for the accident, which fully covers the cost.

Joe said that there are still some unknowns that we would need to be aware of. (i.e. underground sprinklers, electrical, wall foundation, etc.). He added that there had been some discussion about a fieldstone wall; Shades of Nature recommended a landscape wall that would give a similar look but not as expensive. The cost is not included in the bid.

Maureen suggested addressing just the east side.

Rob was concerned that it would look awkward to have two completely different landscaping styles on either side of the entrance; doing the landscaping on both sides would give a more cohesive look. Ann agreed. Rob said that it makes sense to him to address both sides of landscaping at the same time, and to remove the older and overgrown plantings in the process, even if it means leaving the current west side sign as it is. Joe agreed. He said that would bring two of the bids down as there would be no demolition to consider.

Ilio said the west side wall of boxwoods could be abbreviated by removing the west-most pillar (drawing) and the section of boxwoods next to it. This would also bring down the costs.

Gyda was concerned about the motion to recommend Cathy Watkins’ design to the Board during the October Board Meeting; Gyda believed that, since the recommendation was not rejected by the board, it was still up for consideration. Kathy explained that the Board directed the committees to work together and come up with one plan to present to the Board jointly; when the committees met jointly on October 23rd, Cathy Watkins’ design was voted down, and a motion was made and passed by the committees jointly to recommend Ilio’s plan to the Board.

o MOTION by Gyda Werner to reconsider Cathy Watkin’s design plan. No support. Motion lost.

Rob reminded that the purpose of the meeting was to choose a bid for the landscaping. He said he didn’t feel the committees had enough information to make a decision at this time because of all the variables.

Joe said there are a lot of variations in the unit costs on the bids: Blackstone is much lower than Plymouth Nursery on some plants as well as labor.

Rob remarked, for the record, the joint committee agrees that the consideration of doing an east-side only plan does not make sense for the cohesiveness of the entrance.

Joe pointed out that in Plymouth’s bid, their $2060 demolition fee includes the removing of old plants. Blackstone’s bid assumes we will be removing the plants in house.

Maureen asked for Joe’s impression in speaking with the different contractors. Joe reiterated that Shades of Nature was very professional and pleasant to work with, however he felt their bid was grossly overpriced. Blackstone Landscaping is the lowest price; Joe suggested doing a little more research as to why they are so much lower than Plymouth. Plymouth, we’re already confident in their work, but we need to be cautious they don’t overcharge us through extras.

Kathleen recommended Joe request some business references from Blackstone to see work they’ve done before and speak to some of their past clients. Ann agreed.

Joe said that at a previous board meeting, it was suggested to choose a company other than the one we typically use; he said we don’t want contractors to develop such a comfort level with us that we get taken advantage of.

Ilio will redraw the west side diagram to reflect the modifications to the plan.

The next joint committee meeting is scheduled for February 26, 2013 at 7:00 p.m.

The purpose of this meeting is to look into forming a new election committee. Joe Sattler has moved out of the association. A new Chairman and Co-Chairman needs to be elected for the April election and subsequent counting procedure on May 17th.

The Chairman will be responsible for making sure that the correct percentage of votes are

of the ballots, and that all rules are followed according to the by-laws. Joe Poma will be asked for his assistance in helping the committee follow the correct procedures, as most of the members have never participated in the election before.

According to the new by- laws, which are proposed to be done by the end of March, the voting percentage has been changed to 1 vote per unit. This will make the count more accurate and easier.

The following were nominated for Chairman, Ilio, Joy and Terry, all declined.

Tom was nominated for Chairman and accepted, Joy stated she would be Co-chairman. All in favor. Tom will keep us all informed via emails.

SUBJECTS DISCUSSED:

Recommendation that came out of the January 29th joint Vision & Grounds Committees meeting regarding the 8 Mile entrance restoration. As the Grounds Committee only had three representatives at this meeting, it was felt that they did not have an equal voice in determining the decided upon recommendation and therefore called this meeting to discuss the plan amongst more members of the committee.

» The discussion divided around only doing a limited amount of plantings or going for the overall plan the joint meeting proposed. There was no agreement as to what the limited plan might be, and it was proposed that if a new sign could be included in the Alessandri plan within the constraints of the insurance settlement would the committee accept that, with the provision that if a sign could not be included, we would just go for the planting plan and retaining the existing sign that exists on the West side of the entrance as it exists.

» As the discussion moved back and forth over restoring the damaged entrance planting for the least amount of cost or going for a total plan expenditure, a vote was proposed to set a direction for a solution to the discussion:

To do a plan for the least amount of cost, or go for the complete Alessandri plan as much as possible. The vote was 6 to 3 for going for the Alessandri proposal.

Ilio Alessandri offered to take the three bids secured, that were not based on a set of common

same set of specs.Discussed with property manager the possibility of a planting contractor or maintenance personnel to deal with annuals. Committee is losing some very valuable members of its planting crew.Idea proposed to merge the Vision and Grounds committees as each is looking out for Highland

treading into the others responsibility.

Herman and Mildred Gilbert of Hayes Court met at a Valentine’s Day dance back in 1956. Herman spotted Mildred

from and distance wearing a pretty yellow dress, and walked up to her and said “You are gonna be my wife.”

Mildred just blushed. I would guess with Herman returning from the military, he said it with authority and discipline in his voice. (lol) So that October they were married. And 56 years later I

am so very proud to say that they still are.

“Well the start of this love story goes back over 50 years… can’t believe it’s that long, cause I’m still such a sweet young thang! (Tee Hee). However, that’s the truth. I had just fi nished my fi rst year college & started a summer job through a temporary agency at RCA Industrial & Automation Products Division in Plymouth, MI.

Well, fast forwarding, an Engineer had defi nitely caught my eye, he was this very tall, dark & handsome Irishman who directed the Metal Detection Equipment Division and I just so happened to end up as the secretary. History took its course. Much to my parent’s dismay I didn’t return to college that fall, but received my MRS Degree instead of the BA they had planned on. We lived right downtown Plymouth in a little rented home & brought our fi rst baby home there, our son, Kevin Patrick O’Connor. Before Kevin’s little sister arrived two years later, we had moved into our fi rst home. Being in a young neighborhood was wonderful. Young families just starting out, saving for furniture & carpeting! Who wanted hardwood fl oors then?! Can you even imagine??!!

Having a wonderful extended family on both sides we craved more room & living space for we enjoyed so much having our home the hub for so many gatherings, so we upped & moved again, not too far, just a little bigger. I told people that we had moved three times & still had the same phone number! Once again, a new community with young families & everyone knew your name & was a super neighbor/friend.

Th e years continued to go by so fast it’s a total blur… dance lessons, cub scouts, boy scouts, soccer games, Military School, HS graduations, colleges, college graduations & we now can’t believe we’ve been in Highland Lakes for close to 20 years. Th ose two little ones of ours are now married & have had babies of their own. Th e pure joy we have experienced together with these amazing four grandchildren cannot be expressed. We fi nd ourselves just looking at each other, wondering why the Lord has chosen to bless us with such riches. Now we are attending skating lessons, band recitals, buying hockey equipment all over again & loving/cherishing every moment of it.

My hope it that we will continue in good health during our Golden Years, enjoying all the comforts that come with contentedness, gratefulness, and kindness. Eyesight, hearing, etc., could be a tad better, BUT we truly count our blessings every day. We never leave one-another’s presence without a kiss good-bye & an “I Love You!” I also hope I’ll be able to write you a 60 Year Love Story... However, when I close my eyes for the last time, it’s his face that I want, to be the last thing I see.”

I Remember MamaI Remember Mama was a TV series back in the last

century. It featured the adventures of a Norwegian family in the early 1900’s in America. Th e parents had

come from Norway to start a new life in the United States. Just as in the show, my Grandparent came from Norway to the Upper Peninsula... Calumet... where they

met, married and raised a family. On the maternal side, my great grandparents came from Ireland...

counties Clare and Cork... in the mid 1800’s.

I will remember my “Mama” in the April issue of the Herald. We would like to hear about your mother... or maybe a “signifi cant other” mother fi gure in your life. It doesn’t have to be long... just heartwarming, inspirational, historical, or

WHAT’S COOKING!

Where are all of you wonderful cooks hiding your special recipes? The feed-back on this feature has been very positive, but we need your help to continue. Please drop o your recipe in the Herald box at the clubhouse or e-mail to Wilma Leonard ([email protected]).

Two of our well-known cooks answered my request for Irish recipes for our March issue. Both Judy Nakdimen and Joy Gaskin sent recipes for Traditional Irish Soda Bread. I’ve used Joy’s only because it appears a li le simpler and because I’ve used Judy’s dessert recipe. Judy has also recommended two on-line recipe sites for you more adventurous cooks: “ Epicurious” and “All Recipes.” Both of these sites o er recipes that have been tried and rated by a ve star system.

TRADITIONAL IRISH SODA BREADTRADITIONAL IRISH SODA BREAD• 2 ½ cups unbleached all-purpose

flour, divided• 2 cups stone-ground whole wheat

flour• 1 tbs. sugar• 2 ½ tsp. baking soda

Preheat oven to 350. Butter 9” springform pan. Line bottom of pan with buttered parchment paper. Place dates in small bowl. Pour cup of boiling water over dates and let cool—about an hour. Using electric mixer, beat butter and sugar in large bowl to blend. Add 2 eggs, one at a time, beating to blend after each. Add half of flour and beat to blend. Add remaining 2 eggs, one at a time to blend. Add remaining flour and beat until blended. Combine instant coffee and baking soda in small bowl. Pour into date mixture, stirring to dissolve coffee granules. Add date mixture to batter and beat to blend. Pour batter into prepared pan. Place on rimmed baking sheet and bake until tester inserted into center comes out clean—about one hour. Cool pudding to just warm. Unmold and sprinkle with powdered sugar. Cut into wedges and serve with whipped cream or a caramel sauce.

STICKY TOFFEE PUDDINGSTICKY TOFFEE PUDDING

• 1 tsp salt• 1 cup golden raisins• 1 tbs. caraway seeds• 1 tbs. grated orange peel• 1 ½ cups buttermilk• 2 eggs

• 8 oz. dates, finely chopped• 1 cup boiling water• ½ c. unsalted butter (room temperature)• 1 cup golden brown sugar-packed• 4 large eggs

• 1 ¾ cups self-rising flour

• 2 tbs instant coffee granules

• 1 tsp baking soda

Heat oven to 400. Grease large baking sheet. In large bowl, combine 2 cups of the all-purpose flour, whole wheat flour, sugar, baking soda and

salt. With pastry blender or 2 knives, but butter into flour mixture until well-blended. Stir in raisins, caraway seeds and orange peel.

In medium bowl, whisk together buttermilk and eggs. Stir into flour mixture, mixing until dough forms a ball. Turn dough onto floured surface; work in as much of the remaining ½ cup of all-purpose flour as needed to make a soft but not sticky dough. Knead lightly 1 minute and shape into 8 inch round loaf. Place dough on baking sheet, flatten slightly. With floured knife, make deep “X” across top. Bake 40-45 minutes or until loaf sounds hollow when tapped on bottom.

HELPFUL HINTS FOR CONDOMINIUM LIVINGThe following are suggestions that can make the unique life-style of condominium

living a pleasant and enjoyable experience.

1. Know your Master Deed and By-Laws. They document your rights and responsibilities as a Co-owner.

2. Observe the Rules; they were made to protect all residents and their property.3. Get to know your neighbors, and look after each other’s security. 4. Report all trespassers, door-to-door salesmen, etc., and any suspicious activities.5. Pay your monthly assessments on time. If you are having serious nancial dif culties and

cannot pay on time, contact Management to avoid jeopardizing your deed and your credit rating.

6. Keep informed. Read the minutes of the Board of Directors meetings published each month in the Herald, or better yet, attend the meetings.

7. Join a committee, if only on a part-time basis. It’s a great way to meet people, have fun, and use your talents for yourself and your community.

8. Use the facilities: swimming pools, tennis courts, lakes, community building, exercise room, saunas, billiards; and participate in the many social activities.

9. Be mindful of your neighbors’ rights. Keep the stereo low ... the bass goes right through the walls.

10. Remember to park only in your own numbered spots. Do not park in other marked spots unless you are given permission by the co-owner.

11. Please use plastic garbage bags with tie tops only, and ensure the bags are securely tied before disposing in the dumpster. No small store bags. Dispose of pet waste in Pet Pal receptacle only.

12. Above all, relax and enjoy all the amenities that Highland Lakes offers.

Don’t be scammed!! People who are out to get your money can be very creative. There are many scams out there. The following

are but a few. My next few columns will report even more.

CREDIT RELATED SCHEMES: You’re promised credit at a low price regardless of your credit history for an advanced fee. Or you’re promised credit card protection, also for a fee. You pay but the card or service is never delivered.

MAGAZINE SALE SCAMS: You’re offered a magazine subscription at a very low price by a person who claims to work for a magazine company. The price is misrepresented and is actually much higher, or the magazine is never delivered.

INVESTMENT FRAUD: You are invited to participate in an investment opportunity

WORK AT HOME SCHEMES: Advertisements promise big earnings for people who want to work at home. You send a check for training and materials and receive a kit with cheap craft materials and discover there are no clients to pay for your work.

criminal activity. One co-owner resides on Aqueduct Court, and the other lives on Mariner Court. In both cases, there was an attempt to saw off the catalytic converters from their vehicles. The Mariner Court crime was successful and the perpetrator stole the auto part. They were unsuccessful on Aqueduct Court, but nevertheless caused $800 worth of damage. In both cases the residents had insurance to cover the theft, but had to pay hundred of dollars in deductibles. If you hear the sound of a saw on metal and you see anyone suspicious hanging around the cars in your court, call the police.

This latest incident reinforces the need for all of us to be aware of our surroundings. Let’s keep our eyes open for possible criminal activity and never hesitate to call the police. It is their job to stop crime, so let’s let them do it.
