Freemasons support Search and Rescue

by Ayla Miller

Land Search and Rescue Northland and Rescue Far North can now purchase additional WanderSearch locator equipment to help those living with dementia, autism or Alzheimer’s, thanks to a cheque of just under $20,000 from the Northland Freemasons.

A group of Freemasons and partners gathered at the Masonic Centre in Whangarei to be part of the presentation where Hatea Lodge secretary and funding organiser Kevin Peachey outlined the history of the project and the fundraising involved.

The money was raised by efforts such as a feature page in the Northern Advocate, a raffle, donations of residual funds from a Rose Croix lodge which had ceased its charter and donations from other lodges.

Land Search and Rescue is a non-profit service and are often called to look for people who have become confused and wandered away from their homes.

The Northland Freemasons were inspired to help Land Search and Rescue when a member witnessed a search for an Alzheimer patient.

“One of our members asked what would make life easier for them and was told they need more of these beacons,” said Mr Peachey.

“He bought the idea to a meeting and we said let’s make a community project out of it.

“It is basically trying to keep people out of secure units for as long as possible. The units work on their own frequency so if a person goes missing they can put the necessary information into the machine and it will look for that item. It is not troubled by walls or hills either and the person can generally be found within half an hour.”

The locator equipment is made up of radio tracking units and aerials, batteries and chargers as well as the pendants that can be worn as wrist straps or around the neck. The technology does not rely on cellphones or GPS and are very high frequency radio transmitters.

The pendants are $250 plus GST each and have a small radio transmitter which sends out a pulse on an individual frequency. This can be detected up to three kilometres away by a trained operator using special equipment.

Whangarei Mayor Sheryl Mai attended the event saying she knows people who don’t know who they are and it can be terrifying for their families.

Land SAR Northland search co-ordinator Grant Adams spoke about how effective the locators are, provided the users do not discard or lose them.

“Dementia patients do not realise they are lost and they behave in illogical ways, going over hills rather than round them, heading for water, which can be dangerous, and crossing roads rather than walking along them, and such people are quite unprepared for the weather.

“One in ten searches is for someone with Alzheimer’s. If not found within 24 hours six percent of Alzheimer’s patients die.”

New plant opens in Northlandby Ann Morgan

Northland has received a big economic boost as 13 new jobs are created in Dargaville with the opening of a new biotechnology plant operated by Pristine Biologicals NZ Ltd.

The company is owned by Indian Immunologicals Limited, an India based company. Pristine manufactures Adult Bovine Serum sourced from the best New Zealand cattle from EU/USDA approved premises.

Pristine is working in association with Silver Fern Farms and the new plant in Mako Street has been lauded by Kaipara District Council commission chair, John Robertson.

“The company has invested considerably to open the plant here in Dargaville and we welcome and salute the fact that they are working with Silver Fern Farms to support the local area,” he said.

“It is great to see the creation of employment.”

Silver Fern Farms is set to supply by-product to Pristine which allows the company to make vaccinations for both humans and animals. The parent company in India makes immunisations that are affordable, accessible and quality assured at the lowest possible prices. The company’s New Zealand director, Dr Vijay Dasari said Dargaville

was chosen “once we met the team at Silver Fern Farms, led by plant manager Lance Warmington. We are extremely confident we can build a strong working relationship with them.

“New Zealand’s clean, green image is certainly a huge factor in sourcing raw material for these vaccines. The end product will be further processed in our parent company’s facility in India.”

Dr Dasari says he is excited about this new venture and is committed to the town. He has ensured the plant used local contractors and services to fit out the new facility.

Associate Minister for Primary Industries, Jo Goodhew cut the ribbon. She previously worked as a nurse giving immunisations to children and said she never imagined cutting the ribbon to a company in New Zealand that would be working to protect children and animals in the future.“This is an innovative approach in

business. Primary industries in New Zealand are built on high credibility throughout the world and this partnership with Silver Fern Farms creates more jobs for the locals.”

Dargaville Business Forum’s Peter Boyd said having a large international company come into the area “gives good signals to others to invest and it shows we have the capacity to host other big companies to do business here. It is very positive.”

The original farm has been in the Conn name for just over half a century since Douglas’

parents moved from the Bay of Plenty in 1964 and purchased 280 hectares in Tangowahine, between Whangarei and Dargaville.

In 1980 19-year-old Douglas entered into an equity partnership with his parents on a nearby 438 hectare property.

Now the farm covers 2,260 hectares, incorporating many neighbouring blocks making up what is now known as Woodburn Park Tangowahine Ltd. Douglas and his wife Anne have four

children, two of whom have followed in his footsteps and are now working on the farm. Daughter Catherine, 25, studied Ag Science in Palmerston North and is now rearing 550 calves and managing one of the farms. Geoffrey, 18, manages the newest addition whilst completing his final year at Dargaville High School and taking agricultural papers through correspondence.

“This last autumn we purchased the Younger farm of 633 hectares which is a pretty major expansion. It will be run as a self contained farm,” says Douglas.

“The farms are a mixture of sheep, beef and dairy with the bulk being beef.

SUCCESS INSuccessionAs a second generation Northland farmer, Douglas Conn knows a thing or twoabout farming, and is passing on his passion for the land to two of his children.

Auckland drivers need tyres that work in the traffic, farmers need tyres that just work.

Choosing the right tyre saves you money:Don’t settle for original tyres that are

designed for concrete roads. Farmers tackling rural terrain need a tough tyre that offers more traction, better handling and increased puncture resistance.

When purchasing a new set of tyres ask for: • Deeper treads for more traction and

increased value for money.

• Stronger tyres that carry higher loads and offer increased puncture resistance.

Mickey Thompson Tires have been making tyres in the USA for more than 50 years. If you want a tyre that stands up to everything you can throw at it then choose a Mickey Thompson tyre.

Mickey Thompson’s have: Deeper tread depths, multiple

patterns for every application, self cleaning designs and a bigger footprint for traction if you get punctures, then mickey Thompson Tires have stronger casings and wider steel belts for increased puncture resistance.

The first advantage most drivers mention after replacing the original tyres to Mickey Thompson Tires is the noticeable improvement in handling.

To receive your FREE Mickey Thompson DVD & Tyre Guide visit www.mickeythompsontires.co.nz or call 0800 383 695.

We have got 2000 ewes, 1500 bulls, and 430 dairy cows.”

Not all of the Conn children felt drawn to farming. Eldest daughter Elizabeth, 26, is working as an accountant in London and Rebecca, 21, is nursing in Auckland.

Catherine says she was always interested in farming as a child. “Dad used to often take us out on the farm and I loved it.

“I think the diversity that you get working on the farm is great. Within a day you get to do a wide range of tasks, and it’s ever changing so you don’t get bored, which I think is really important. I love working with animals and being outside.

“I like the little things, like when you put the calves in the paddock for the first time and they run.

“I enjoy it when you’re training your dog and it does the right thing for the first time. It’s just all those little things that make it worthwhile.”

Family is what drives Douglas and says he is enjoying seeing the next generation become more involved on the farm.

“A lot of people haven’t been able to get a good return from farming, so succession is not really an option for a lot of families, but it is quite good seeing a younger generation coming onto a family farm.

“When I was growing up I dreamt of taking over the family farm. There was a lot of ambition throughout the industry to do the same and that’s probably not there anymore.”

He attributes this to the increasing land prices and Catherine agrees. “To take over within a family situation is quite difficult. Often the farms are too small to support another generation,” she says. Despite the difficulties facing the farming world, Catherine and Geoffrey enjoy their work.“I like the variety of jobs and seeing

what you have achieved,” says Geoffrey. Douglas has noticed a distinct change over the generations of farming.

“A lot of families haven’t encouraged their children to go farming because of the lack of return. Younger blood would be nice to get back that enthusiasm.”

Catherine says many students were encouraged to go into agri-professional roles at university.

“They believe it would be easier, that they’d get a stable income, more opportunity to travel and time off.

“I think a lot of them are hoping to go back when they are older but a lot of the time the opportunity is not there by the time they are ready to return. Geoffrey and I are very appreciative of what our parents have achieved and the opportunity to work alongside them so early in our farming careers is invaluable.”

Douglas’s 80-year-old mother still lives nearby and he says over the years

she has worked very hard and made a lot of sacrifices to help him with the farm.“My parents started with little and always said to try to get ahead you’ve got to take a risk and go for broke,” he laughs.

“I’m certainly very grateful to my parents for the opportunities that they have given me.”

Succession is something that interests Douglas and he and the family have taken advantage of workshops provided by industry professionals to help them plan for the future.“I’ve found them to be hugely helpful for

the business,” he says. Beef and Lamb New Zealand works with other industry professionals to deliver workshops throughout the northern North Island aiming to deliver an opportunity for farmers to look at what scenario’s are out there.

“Having the support of local farmers sharing their own experience we feel will also be hugely enlightening to others,” says Beef and Lamb NZ northern extension manager Alison Whiteford.

If you think you could benefit from one of these workshops contact Alison on 09 438 0672 for more information.

If you are considering harvesting or have problem trees that need removal, We have crews looking for work.

Deep in the heart of the Dordogne, Perigord Noir, in south-western France, Northern Farming Lifestyles writer Paul Campbell visited an old friend’s sprawling chateau, sited among 50 acres of rolling land, part forest and part walnut plantation. It wasn’t long before he was . . .

I arrived to find my pal, Pierre, with a finger badly crushed in an accident involving a tractor and a tree, as he

inspected his walnut farm. He greeted my arrival with an appeal for help. It was harvest time, and his ability to help out was rather limited.

I’ve had a Kiwi upbringing, harvesting potatoes and kumaras on school holiday jobs, scrub cutting, tractor-driving, milking on an uncle’s’ farm. Walnuts? Shouldn’t be a problem.

That’s when Pierre mentioned his 700 trees and a 10 tonne harvest.

Ah well, nothing ventured, nothing gained. So after waiting for the optimum ripening date required, I soon

found myself the man of the moment. But expectations of overseeing a host of seasonal workers picking walnuts from the ground beneath the trees were soon dispelled.

First job off the rank was mowing the verdant grass between each lane of trees to a close crop, a task that took a couple of days on a familiar steed — a Massey Ferguson tractor-mower.

Then the cavalry arrived in the form of some mechanised locals. The old hand-picking days were long gone, and in their place was another tractor with a contraption on the PTO that clamped onto each tree trunk in turn and simulated an earthquake. Suddenly

A giant ‘mechanised vacuum cleaner’ sucks up the crop

it was raining walnuts, shaken from the husks and piling up below the trees, along with the odd dead branch and not a few leaves.

A man with a powerful version of a leaf-blower then marshalled the nuts into windrows, and then another entered aboard a giant vacuum cleaner on wheels. Another day and a half of roaring machines then saw a 10-tonne truck loaded to the brim and heading for a washing and grading plant nearby.

A subsequent wander through the trees turned up many a basket of overlooked nuts, as well as some unwanted chestnuts that would go into the chateau’s autumn and winter larder. And it was job tidy. Perigord hosts thousands of walnut trees and

the history of their produce dates back many thousands of years to the cave dwellers who once inhabited the rocky cliffsides of the area, and whose cave art today is a huge tourist draw.

Peasants of mediaeval times paid their debts in nuts, or walnut oil, which was traded afar afield as Holland, Germany and Britain following the October — November harvest. The region today boasts the Ecomusee de la Noix, that salutes the walnut’s place in the history of the region’s commerce.

From Pierre, over a glass or two of post-harvest vin du noix — a liqueur made from leaves and nuts steeped in alcohol, I learned that locals attribute health and longevity to the nut which boasts cholesterol-lowering properties

and is high in potassium, zinc, copper and magnesium.

The nuts go around the world in a variety of food treatments, in cheeses, breads, even jams and sauces and other confections, or simply as nuts for the Christmas table.

And nothing goes to waste. On a visit to a local market in the nearby town of Sarlat, I found ground up walnut shells on sale as cat litter.

But, back at the chateau, perhaps the finest memory of my time as a Kiwi walnut harvester, was enjoying some local pate foie gras, wild pork and venison from the estate forests — and that walnut liqueur . . . another glass? — merci beaucoup, ne me dérange pas si je fais — thanks! I don’t mind if I do!

Mark is a self confessed steam enthusiast. “I’ve been obsessed since I was a little kid and now I have my own steamboat and steam car. ‘Tui’ is a 16 foot steamboat built in 1996 as a replica of something that would have existed in the 1880s.

“It would never have been in New Zealand because at that time there wasn’t enough money or leisure time to have a steam boat. It is a pleasure launch.”

It is believed that there are 30 steamboats in regular use around New Zealand and 15-20 steam cars, with only four cars like his originating from the 1920s.

He says his car is fairly unique. “There are a few scattered around the

country but they mostly only come out for parades. Most steam cars were small and date from around 1898 until 1902. Ours is from 1920 and is bigger.

“It is a two-seater roadster and would have been a young blade’s car back in the day. It’s capable of about 90 kilometres an hour on a flat road.”

Mark purchased the vehicle in Idaho, America, test driving it around the avenues before shipping it back home to New Zealand.

“It has a huge boiler, like an old-fashioned primus on steroids. When you open the hand throttle off she goes.”

It was a shared love of adventure that brought the Mark and Pav together and

Mark decided to quit his job at a large building products company to start a machine shop instead. Soon after, Pav swapped her job in the IT industry for farming alpacas and they headed north.

The couple found their slice of paradise tucked away in the green hills of Waipu, and said goodbye to Auckland in pursuit of vocations closer to their heart.

“I was a technical and quality manager but I got sick of that. It didn’t really fit my brain. I’ve run my machine shop for about 12 years,” Mark says.

The pair now run Kandiah Alpacas and Farm Stay where visitors can pet the Alpacas and walk them along the

sandy shores of Uretiti Beach. “They are good animals. I’m no farmer but they are easy on the land and have soft feet. They don’t get footrot or fly strike and are only about 80 kilograms. They are gentle animals and will wander up to people, give them a bit of a sniff and wander off.”

Pav gets the fleece carded and spun and sells Alpacas to other people who fall in love with them. As a passionate machinist, Mark says it is the sensation of steam that is the greatest appeal. “It’s unique and has effortless power. It’s quiet and it’s technology I am interested in. It’s old fashioned, dating back nearly 300 years.”

Luckily Pav enjoys being a passenger in the vehicles. She also enjoys photography which fits in well with another of Mark’s hobbies — steampunk.

Steampunk is best described as a subgenre of science fiction and fantasy that incorporates themes of technology and steam powered machinery and Mark says he was naturally drawn to steampunk culture.

“It’s all about being very silly. I’ve always been very silly all my life and it’s about having a bunch of people to be silly with.

“We are very serious about being very silly.”

The Stacey’s enjoy a cruise along the river in their steamboat ‘Tui’ Mark has had a passion for steam most of his life and is pictured here with his pride and joy

Agrissentials can save you thousands of yearsby John K Morris CEO of Agrissentials

A Sanskrit text written around 1500 BC noted “Upon this handful of soil our survival depends.

Husband it and it will grow our food, our fuel and our shelter and surround us with beauty. Abuse it and the soil will collapse and die, taking humanity with it.”

It appears that producers around the world are engaged in an orgy of soil destruction, so intense, that according to the United Nations Millennium Ecosystem Assessment, initiated in 2001, the world

on average has just 60 years left of growing crops.

To keep up with global demand, the UN estimates 6 million hectares of new farmland will be needed every year. Instead, 12 million hectares a year are lost through soil degradation. We wreck it and then move on trashing rainforests and other precious habitat as we go.

Soil is a magical substance, a living system that transforms the materials it encounters, making them available to plants. A handful of healthy soil contains more microorganisms than all the people living on earth. The techniques of agro-chemical production that were supposed to feed the world now threaten us with starvation and malnutrition not to mention the serious health problems coming from the GM foods.

In hindsight, the chemical age although initially looking good, has not done life on our planet any favours, in fact it has demineralised our soils resulting in nutrient de cient food which in turn is increasing disease within all form of life on our planet.

Here at Agrissentials, we are fervently pushing multi-mineral, microbial-rich fertilisers to increase quality and production. Our system has the ability to remineralise and regenerate topsoil depth improving the production power of your farm. Our system encourages worm life,

essential for recycling all waste falling upon the land, back into top soil. This is all part and parcel of Mother Nature’s system which has been operating on our planet for the past 460 million years. It is a system that is not only increasing production, but also, building topsoil at the same time. Now, that is magic!

I do not blame any producer for any degradation of the soil. The obsession with the NPK soluble synthetic fertilisers is what is causing erosion and mineral degradation of the soils. This NPK Balance sheet theory was put forward by Justus von Liebig. If it was science, then it would be pseudo-science, because in reality, it is just a theory which von Liebig admitted was wrong. In the USDA Agricultural Yearbook 1957 the NPK balance sheet theory was declared false.

United Nations FAO has chosen 2015 as the International Year of Soils. Soil is the largest pool of organic carbon essential for mitigating and adapting climate change. In an era of water scarcity, soils are fundamental for their appropriate storage of water and its distribution. Soil micro-organisms boost soil’s ability to absorb carbon and mitigate deserti cation.

According to FAO Director-General Jose Graziano de Silva, it can take up to 1000 years to form one centimetre of topsoil. He urged investment in sustainable soil management saying that

it would be cheaper than restoration. Soil sustainability is de nitely the best option; however, providing degraded soil still contains some carbon, restoration is possible through Agrissentials method and recipe of multi mineral, microbial-rich fertilisers. The formula is for building humus (carbon) in the soil and at the same time providing nutrient to plants, animals and people.

In trials on topsoils of some 50mm deep on a clay base, in Ruawai, Dargaville, over an eight year period, the topsoil increased to a depth of 250mm and deeper in some areas of that dairy farm.

It’s simple, our innovative soil-building programme, is based on Mother Nature’s recycling system; the more carbon, the deeper the topsoil, the stronger the water retention. Check it out on 0800 THE KEY. There is a better way and Agrissentials can take you there.

Turning a lifestyle pro tby Paul Campbell

It is a dream that has become a reality for more and more people, a bit of land in the country, a place to run a few chooks, graze the kids’ horses, perhaps run a couple of sheep or even a cattle beast for the freezer.

With the Auckland property market bubbling along merrily, Northland has experienced a quantum leap in the number of cashed-up visitors looking for lifestyle land.

It is a fact of the marketplace that many of these are city folk, just venturing into a new way of life.

Fortunately, there is plenty of advice available to them, with a plethora of companies advertising their wares and services on the Internet.

There are tips on all manner of rural matters, from looking after a small flock of sheep, getting the most out of a garden, or making sure the right poultry

is bought to ensure a good supply of fresh eggs, and the odd table hen. But there is one source of information that can be relied on, and that is the advice of neighbours on the land.

While many breadwinners may still commute to work in the city — after all, a 90-minute journey may still be the equivalent of a journey from the west of Auckland to the east, with traffic and weather taken into account — the object of lifestyle block living should be self-sufficiency as much as is possible.

Check local farm suppliers, RD1 and the like, for advice on local conditions and the services available.

A trap for the unwary lifestyler intent on making an income off the land though, is the taxman. There are farm

advisors out there who can point to tax breaks which may be available. They can offer advice on what you can and can’t claim and look at company and ownership options — trusts and co-operatives and the like, which may result in substantial savings.

It often boils down to working out whether income exceeds expenditure and keeping good farm accounts is a must.

As one advisor points out, with modern information technology, the Inland Revenue has many ways of keeping a check on taxable activity.

‘Remember — if you are scrupulously honest with all the taxable activities,] and everything you do, then you have nothing to worry about’.

Does your lifestyle block feel more like a life sentence block, with things just growing and growing, so you can’t keep up, or even know where to start?

It may just be limited tools and equipment that enable you to tackle a portion of what you want to achieve but the job involves such labour intensive, frustrating or just downright unsafe work, that you struggle to face the task.

This is a situation that many new lifestyle property owners nd themselves in — if your property has steep areas, then the problem is usually ampli ed.

The whole lifestyle property experience can be greatly enhanced with careful selection of the right tools for the job.

If you desire park like surroundings or a large lawn then you need to mow regularly. Decide what areas you would like mowed then walk around your property and identify safety hazards to avoid such things as as ponds, drop-offs and uneven ground. After de ning the mow area, next comes the line trimming/brush cutting. Line trimming large open areas is a labour intensive job so where possible mow these areas or look at planting them out. If the area is steep and you decide to mow then you will need a special mower such as the Canycom. Plant remaining areas and

native plants sourced locally will usually give the best result.

Dear Fonterra Shareholder,

You will have heard by now the Council does not support this proposal. We are disappointed but not surprised by their stance. For clarity their position does not stop the proposal going forward for a shareholder vote. If the proposal was successful they would then have the option to rescind their stance.

We have been very careful and deliberate to take the politics out of what we are doing. So for that reason both of us have made it clear we will not seek election during the downsizing process ourselves and have not targeted individual directors. Our proposal is all about getting a fitter, faster and higher performing Fonterra, something we all desperately want. That improvement has to start at the very top.

1 Our proposed election method is designed to ensure fairness.

Farmers have always elected their cooperative’s board and they have shown over time to be very responsible with their vote. The only difference this time is that they will be electing all six farmer directors at one time. We do not see this as a risk to Fonterra.

Our primary objective in this proposal has been to avoid targeting any individual director. The board is currently made up of nine elected directors and four appointed. We propose all elected directors be elected at the same time. This method is the only methodology we can see which avoids disadvantaging individual directors who may have recently been elected or those who are retiring by rotation. It also is the only method which achieves a quick, clean result.

Following such an election there will be at least four appointed directors for continuity. Any alternative mechanism which did not elect all the new number of elected directors at the same time would be either unfair or it would take at least three years – or most likely both. Directors will be conflicted and reluctant to put their personal positions at risk even although they know it is in the best interests of the cooperative.

2 A board of 13 directors is unwieldy and inefficient

Both of us are experienced directors not just with Fonterra but outside that company. We know how board dynamics work. On the outside looking in we can see weaknesses in the current board structure and we firmly believe that is holding Fonterra back from fulfilling the promise it showed when it was formed. Look at Air New Zealand. The Government bailed it out for nearly a billion dollars at about the same time that Fonterra was formed. At that time it had a board of 13 directors and the company had lost its way. Today it has a board of 7 and it is one of our high performing international companies. That is not a coincidence.

3 There is no accountability

Over the years at election time we often get the "who do I vote for" call. It’s a reasonable call because with a large group no one knows who's performing. Imagine if each Fonterra director spoke for two minutes on each item...a very long meeting would ensue. So what happens in a group of this size is that some stay quiet, some dominate and some feel alienated. With a smaller board that becomes easier......they are all accountable. Those who are not performing or out of their depth will be quickly identifiable and typically they move on. That's the dynamic of a smaller group.

4 Top directors prefer smaller groups

It has always been difficult to attract good external directors to a cooperative company. That's driven more out of perception than reality. But it gets harder when they see a board of 13. That's something they are not used to and don't support. And remember - GOOD appointed directors have choice around which board/s they sit on. We are competing for their services. As an aside we have had unsolicited support from some of these people who have left the Board. The word on the street is that this is currently the case particularly as there is a strong view around why Ralph Norris is going and he rightly commands huge respect in the Australasian business community.

5 Factions will develop

Once again this is a totally normal and predictable behaviour in a larger group. This can deliver undue power to the Chair and also to a politically motivated executive. We are talking divide and rule.

6 We ARE doing this the Fonterra way

Our Constitution is the domain of the owners, not the board. We as shareholders have the absolute right to review it and change it. To slow down a review of the size of the board in order to have another six months of consultation is perplexing and inconsistent and is being used as an excuse only when it suits. How much consultation was there on PKE or spending large capital sums which led to recent credit downgrades? Would the Council have been so supportive of the farmer loans had they realised this consequence? These are just two recent examples of zero consultation on important issues and there are many more.

7 Leadership from the top must be seen to be done

Fonterra has three mantra's it pushes very hard - Value, Volume and Velocity. For those principles to succeed they need to be led from the top but the three-year old governance review is hardly an example of velocity! When the board looks at its own functions it takes over three years while a review of staff positions takes six months and results in over 700 redundancies. What kind of message is the board’s behaviour sending to staff?

Any further delay in reducing the size of the board means we’ll get more consultation, more reviews, more delays and more costs while the most important change of all gets put off again.

Our proposal is a tangible move we can make right now to improve the performance of the cooperative. No delays, no putting it off. Sorted by the end of March. If there are other governance and representation issues that need to be dealt with that can be done separately. We believe farmer shareholders now deserve the opportunity to vote on this.

Your rights when selling propertyHi and welcome to my November article. Last week a farmer asked me — “What rights do I have to confidentiality when selling my farm?” This is a good question.

Property information must be disclosed, especially relating to hidden defects, while personal information must be kept confidential unless the seller consents in writing.

Personal information includes a vendor’s reasons for selling and level of motivation.

Quite often a vendor will confide in me about their personal circumstances — for example terminal illness or financial difficulties. Subsequently buyers will usually come along and ask why the property is being sold and what the level of motivation is. For this reason it is important for a real estate salesperson and the vendor to discuss and agree on the response to this question at the start of the process — together they need to compose a statement — in writing — that complies with the vendor’s wishes. Real estate salespeople are legally obliged to do this before disclosing any

personal information about a vendor. Property information is a different story — information about land and buildings must be disclosed. Under the Fair Trading Act it is an offence to withhold information or give inaccurate information. There can be serious consequences for both the real estate salesperson and the vendor under several Government Acts including fines, compensation and/or cancellation of a contract.

For example, a vendor who wants to sell his farm may have recently received a notice from a power company who would like to put a pylon in a paddock. This may or may not be important to an individual buyer — but he has a right to be informed of it.

Similarly a vendor may have recently received a requisition from the Regional Council to line his effluent ponds. Anything that may make a difference to a buyer’s offer must be disclosed.

If you intend to sell your property and feel reluctant to disclose a hidden defect, make sure you seek legal advice before proceeding. Transparency is a crucial element of selling any type of property and even more so when that property includes more than land and a home.

As a real estate salesperson I am a conveyor of information. My goal is to treat everybody fairly, fulfil all of my legal obligations, and keep my clients out of any potential trouble. I pride myself on my professionalism, integrity and discretion — If you have any questions please do give me a call.

Choices for studyRegent Training Centre campuses are

not bound by old-fashioned teaching methods and tasks. The courses are practical, relevant and interesting, all taught using methods that allow the student to achieve more than they thought possible.

‘Learning to learn again’ is a cornerstone of Regent Training Centre’s Literacy and Numeracy Programme. Having good levels of reading, writing, speaking and maths is essential, however, not everyone has had the opportunity in the past to learn effectively and in their own way.

A student may think they are ‘unteachable’ but the centre endeavours to show this is not the case and all courses are free to 16 to 19-year-olds.

Their courses are founded on encouragement, support and practical teaching starting people on their pathway to higher learning and employment.

If you or someone you know needs skills and knowledge, then Regent Training Centre could be the right place to study.

Taratahi offers a number of agricultural programmes on a range of farms and venues. Programmes are practical and

relevant and will teach real life-skills while completing NZQA qualifications.

Students work with qualified and experienced tutors who will teach them theory and practical knowledge in a number of areas, including animal husbandry, soil and crop management, fencing, ATVs, chainsaws and land management.

There are learning options on commercial farms and there are taster courses available which run during the school holidays and are designed to give students with an interest in a career in agriculture a sample of what it is like to learn at Taratahi.

It’s all about friendship and fun — in the air as well as with feet on the ground, The Dargaville Flying Club is looking for new members.

For a little over $5,000 you could soon be quali ed to safely y with your friends to anywhere in New Zealand and discover in doing so that the country is even more beautiful from the air.

“With a little effort, you will learn about weather, basic navigation, the rules of the air, and all of it taught in plain language by user friendly instructors,” says Murray Foster.

“The Dargaville Flying Club has members from all walks of life, young and old. If you can drive a car, there is no reason why you can’t y. Age no

Building for the futureKeith Hay Homes has been proudly building and delivering homes for Kiwi’s for over 77 years and continues to lead the way with their innovative housing designs.

“We provide a vast selection of family homes, holiday homes, investment housing, secondary and minor dwellings, and farm workers’ accommodation” says general manager Matthew Hay.

“Recently we have completely revised our Coastal Collection of homes. Our transportable homes are becoming increasingly bene cial in coastal areas where there are problems with erosion and possible ooding issues. Homes can easily be moved if required. Councils are also asking for homes to be built higher above the ground which suits our wooden piles rather than concrete pad foundations,” said Mr Hay.

Being innovative continues to drive success, with an architectural element to their range — ‘Park Terrace’ and ‘The Horizon’.

These plans were designed in collaboration with award winning Architex NZ with the aim of bringing to market, top quality homes that are

more affordable. Keith Hay builds the homes in their yard and transports to site, minimising site disruption and freeing up land up to the last minute. If there are access issues they can also build on site.

“Our friendly team of home consultants are all well trained and can help you with the entire building process so it is simple and stress free”, Mr Hay added. www.keithhayhomes.co.nz, 0800 Keith Hay.

Make the right startSo you have the means to invest in a new property? There is an essential consideration that is the first step to ensuring that the experience is a good one, and that is obtaining a LIM report — a Land Information Memoranda.

It’s a document that, by law, a council has to provide for any property within its district within 10 days of request.

Anyone can request a LIM about any property and in fact you do not have to be the owner, or potential purchaser.

The council that covers the area that the property is in will have a file containing information relating to that house. It is a summary of the content in this file that is contained in the LIM.

A LIM can include a lot, or a very small amount of information, depending on the history of the property, where it is, and when and how often there has been council involvement with the property.

Officially a LIM is a document produced by a territorial authority that contains a summary of any relevant current and historical information held by the council about a particular piece of land or property. If you are putting in an offer on a property, you should make a satisfactory LIM report a condition of the sale. The document is very useful in helping you decide whether the land is worth purchasing. You can determine whether the property has permits for all its building work, what zoning it has,

whether it is free from any restrictions, what proposed local developments may affect the property, and whether the intended use of the land is feasible.

A LIM may contain all sorts of information that can impact significantly on your perception of a property value. For example: resource consent may have just been issued for a building that will block your view; there may have been a history of flooding or subsidence; the land was previously a landfill site, or alterations to the house may not have a building consent.

It pays to be aware.

Checklist for a buildNorthland is coming into its own as a destination for Aucklanders benefitting from the booming property market and sales of sections are translating into new builds.

With sections and bare land in demand from Warkworth northwards, some builders are reporting an increase in new work, with a subsequent flow on to building supply merchants.

This in turn, means prospective homeowners need to plan carefully, with the services they seek being more in demand.

Whether it is a new build, or relocating an existing house onto a piece of rural land, it makes sense to give your local builder a chance to price a new dwelling on your section before you make the decision to relocate. And make sure you check that any builder you do use is licensed.

Hiring good professionals to help you can be crucial to the whole building experience.

If you need a designer, builder, carpenter or tradesman, go to the Licensed Building Practitioner register. LBP’s have undergone a robust application process, including a written application, verbal testing by proficient assessors, and referees’ confirmation of their work. They keep up with the changing industry and undergo continuous skills maintenance.

Any building work that requires a building consent must be completed to the appropriate standards under the Building Code. Some work, notably gas, plumbing and electrical work, must be done by a professional. Restricted Building Work requirements will apply, meaning only Licensed Building

Practitioners can do some types of building work

Generally, the building contract outlines the general rights and responsibilities of the builder and the homeowner. If you have any queries with any of the terms of the building contract, it is very important to consult a lawyer before you sign it. It is also important to remember that the salesperson you speak with before signing the contract is generally not the builder, so make sure any promises made by the salesperson are in the contract. As it is difficult to monitor and control the ongoing costs of a building contract, it is recommended that you think very carefully before entering a cost-plus contract and seek expert advice.

Soil energy rules for foliar feedingA D V E RT O R I A L

Foliar sprays are a powerful command to plants saying, “Get to work — make more corn, tomatoes, grow some more grass etc.”

It takes energy from the plant to respond to that foliar command. To replenish the energy requirements, plants draw upon the energy in the soil while making the crop. If energy is abundant in the soil, plants will be productive. Foliar sprays increase productivity by providing nutrients and an energetic stimulus. A foliar spray programme can increase yield/productivity by several percentage points if the soil has energy. When soil conductivity (energy) is low, yield suffers, quality suffers and pro t suffers. Foliar spraying with low soil conductivity is like expecting top performance from the red team. They just didn’t have enough energy to perform. Here is the practical application of this principle. For gardeners, greenhouse growers and market gardeners, rst get your energy up in the soil by fertigations of nutrient drenches, then foliar spray for increased yield and quality.

For pastoral farmers (dairy and drystock) — test the soil Energy Released per Gram of Soil (ERGS) — 9 times out of 10 when a farmer says things have slowed up or stopped growing it is because the ERGS reading has dropped under 100 and to ll a maize cob at

kernel lling time this ERGS reading needs to be at 600 or what you see is the kernels at the top of the cob not lled out. For farmers with margins tightening, every dollar counts. Please recognise that the same foliar spray that can make you more money is the same spray that can lose you money if

your soil conductivity is not maintained. This soil energy can easily be measured via a Reams Soil Test provided in NZ by Bio-Services in Paeroa — email [email protected], call 0800 867 6737 or visit www.ef.net.nz.

“Yep,” Boss chimed in. So I reckin’ farmin’ is far to risky. I better not use drench ona sheeps. Mite get sum in me eye. Better not do tha dockin either. Mite burn meself wiv tha gas axe. Special resolutionFarmers of New Zealand supports highly respected dairy leader and former Fonterra Director Greg Gent in sponsoring a special resolution to change the constitution of Fonterra reducing the size of the current board from thirteen to nine by 31 March 2016.

This proposed Notice of Motion is up for discussion and resolution at the annual meeting of shareholders of Fonterra Cooperative Group Limited scheduled to be held on 25 November 2015. The reported response by Fonterra Chairman John Wilson hitting back with, “We need to have a constructive and genuine consultation within the shareholder base, not have imposed a solution by two of our farmers on the back of an envelope”, demonstrates the typical father and mother stance that, we know best and we just can’t have an idea like this coming from out of the blue and not in our control.

Chairman Wilson should not be so disrespectful or dismissive of Greg Gent. Greg is a director of a number of high profile New Zealand companies, an ex-chairman of the Northland and Kiwi Dairy Companies and played an integral part in the setting up of the Fonterra structure,

which was not easy. The Gent proposition seeks shareholder support to reduce the size of the board and achieve a leaner and fitter Fonterra, making the Fonterra Cooperative more globally competitive and successful. As supplying shareholders our businesses and livelihoods depend on that. What Chairman Wilson proposes as an alternative is that they simply knock up a few options in a discussion document that they like or can live with and then undertake consultation with shareholders which will guarantee that board members and the shareholders council end their preferred solution. It is called self-preservation. Remember the board has a number of ex-shareholder council members and the council itself has no doubt many aspiring directors currently in its ranks.

Chairman John Wilson’s criticism of this resolution is in fact contrary to

what the board previously promised. The chairman fails to disclose in his media release that the board’s stated position in the 2012 notice of meeting assured suppliers that the board and Fonterra’s Council had initiated a review to consider development of Fonterra’s governance and representation to meet the challenges of the coming decade. Over the last three years John Wilson and his board have not produced any review options to shareholders and therefore not met their obligations to shareholders.

Shareholders must question why highly respected ex-directors are taking this action. They also must ask themselves why high profile independent directors are choosing to stand down from the board. Such behaviour may be symptomatic of potential issues of concern around the board table. The proposal to reduce the number of directors does not target any directors on the current board. The process has been designed to make sure that shareholders retain the absolute power to elect the candidates they regard as the best candidates for the job.

The NZ Institute of Directors in publishing The Four Pillars of Governance Best Practice for New Zealand Directors, states that a board composition is a direct contributor to board performance, achieving a balance of skills and experience on the board is a key goal. Diversity on a board is vital but should always be approached through the lens of demonstrated competence. Farmers of New Zealand believes that both the size of the board and the current mix

of expertise around the board needs urgent consideration. We do not believe the current composition is even close to being appropriate to govern a large global processor and marketer of food products.

It is also important to understand that after a certain period time a board can become comfortable with one another. While this can be a sign of seamless operations, it can also be an early sign of complacency. Recruiting new board members is an important way to introduce new thought and perspective to board debates while avoiding groupthink and related risks. Succession planning is inexorably linked to board composition.

The NZ Institute of Directors makes the point that the interests of shareholders will be best served if its board acts with maximum efficiency and effectiveness. A Board that is too large may not give its members the opportunity of participating in discussions and decisions to the best of their ability.

We believe thirteen directors is far too many. The notice of motion is timely and well considered. If this action had not occurred what we believe to be a critical debate would not be taking place.

We thank Greg Gent’s and Colin Armer’s courage of conviction and professionalism bringing this issue to shareholders. It is timely to remind Fonterra’s Chairman John Wilson, the board, and the shareholder council not to underestimate the intelligence of Fonterra’s shareholder suppliers, to consider and form their own opinion regarding this very important notice of motion to downsize Fonterra’s board.

Summertime and the shing is easyby Paul Campbell

Well, at least it is expected that the big fish will be out there off the Northland coast as the warmer weather rolls in and fishers will soon be gearing up for the sportfish season, or just for the table.

Offshore, the ubiquitous striped marlin will be high on some lists.

Records prove New Zealand waters host some of the biggest striped marlin on the planet, and this has been the case since the legendary Zane Grey cast his line in our Northland waters many years ago

Over the coming months the spectacular game fish should be prolific off both Northland coasts, targeted out of Whangarei and Tutukaka on the east coast, and out off the Kaipara and the west coast as well. For the latter, deep water close to the coast makes for a great fishery — but care of course needs to be taken with weather and the sometimes perilous bar crossings.

Favoured east coast grounds run from Tutukaka through to North Cape and the Three Kings and from February on are attracted by school fish massing to feed.

Marlin strikes from 200kg are almost average in these waters.

Blue marlin are also cruising the same waters, as are blacks and broadbills, with the latter fish attracting more attention in recent years. They like the deeper water and as fishing techniques

have developed, and vessels have become more speedy and sophisticated, the weather is often the only drawback to targeting the species.

Commercial predation in the Pacific has severely reduced the presence of tuna in Kiwi waters however.

Back in the Zane Grey heydays, yellowfin and bluefin tuna were in abundance, and while they seem fewer and further between catches, there have been some good fish landed.

Meanwhile, fishers are looking forward to the summer months and an

abundance of table fish off the beaches and harbours of the north, Recent trips on the Kaipara harbour have produced increasing catches, with snapper of 6 kilos coming aboard off Pouto as November was marked on the calendar.

Whatever the fishing summer holds, conservation is a keyword. Tagging and releasing is a watchword for most game fishers, and quota adherence is a must when angling for a feed.

There is a wealth of information for fishers at http://www.mpi.govt.nz/travel-and-recreation/fishing.

Suzuki’s off-road pedigree may bring to mind motocross mud-slingers and hard working quad bikes. But peel back the surface and you’ll also find that the Japanese auto maker has also been at the forefront of sports utility technology on four full-sized wheels, producing some tough machines which have stood the test of time.

Now, with their new Grand Vitara claiming a place in the compact SUV market which Suzuki had a hand in creating — Willy’s jeep aside — the obvious comparison will come not between this new offering and other, pricier contenders such as the Discovery Sport and the X3, but with the Suzuki bloodline 27 years in the making, featuring machines like the Samurai and Escudo which are still out there today as competitive off-road mud racers, complete with winches and monster tyres.

That off-road competence is what put Suzuki ahead, and it would be a shame if it was compromised for style over substance. The good news for fans of the old Escudo and Vitara is that, while it has been styled to look right at home outside a trendy cafe in Auckland, the four-wheel drive versions of the Grand Vitara lose none of their terrain-crushing DNA. If anything, refining those underpinnings by making them easier

to control — a four-way dial now allows mode selection, including locking diffs and has made the rugged little SUV feel more effortlessly in control when the tarmac is left behind.

The nigh on sacrilegious fact that two-wheel drive editions of the Grand Vitara exist must be addressed — though purists must admit that the compact SUV is taking over from the large sedan in town, making this an option for those who admit to themselves that their stylish new machine will never see a boggy field, except as far-off scenery.

For those who want the full ‘steak and chips’ grunt of the old Suzuki off-road range, the one to pick is certainly the AWD LTD spec.

It even comes with that most Vitara-like of features, a willing little four-cylinder 1600cc engine that performs, like that in the old Escudo, far beyond what one would expect from a sub-2-litre mill.

So, behind the slick new image and the practical nature of the Grand Vitara — boasting tons of room, a school-run-friendly interior, full touchscreen suite of gizmos and modern safety — lies the off-road battler we remember and love. It may take a bit of dirt and a toe on the throttle to wake it up, but in the world of crossovers, that real sports utility toughness makes a world of difference.

Gas & Tyre

Six packed with potentialby Andy Bryenton

In the world of off-road vehicles, there’s always room for more innovation. Adding more power can only push a machine so far in terms of practicality, before it gets claimed by the hardcore, dune-busting gearheads at the sports end of the spectrum. Adding utility, however — that’s another story.

Yamaha managed to find a way to shoehorn in a little extra practicality when they released their three-seater Viking UTV a few years back. With the appeal of a helmet-free ‘cage’ for farm work, a big load tray and seating for three burly blokes (or two and the dog), the Viking stood out with a point of difference to its rivals. After all, many hands make light work.

Three seats also meant that hunters and anglers could bring a whole party, not just have to choose one of their mates and leave the rest cold. Now, some other UTV manufacturers have built extended frame versions of their machines already, offering four seats to play with. Some have even added a bit more pep to the power plant to handle the extra weight.

But when Yamaha brought out the Viking VI (as in a Roman six, to mix your ancient cultures), they did more than just create a stretched off-road limo. The engineering process involved was far more complicated than simply ‘cut, weld, bolt on seats, have a drink to celebrate’. While the Viking VI uses the same 686cc single overhead cam motor as its three seat counterpart, there is no lack of get up and go. The

longer wheelbase would mean a hard time turning on a machine without power steering, but the Viking’s assisted system makes the wheel feel precise, even at low speeds.

Locking diffs and ample torque mean that, despite its size the Viking handles obstacles well, and don’t let the space between the wheels fool you — it won’t bottom out like a passenger car, even with six on board.

The passenger has come first here, with a completely redesigned roll cage for safety, plenty of room on every seat to avoid the ‘not in the middle’ arguments we remember from dad’s Valiant, and a comfortable ride thanks to model-specific Maxxis tyres, built just to handle the extra weight. Most importantly for summer, the Viking VI has a total of eight cup holders — just the ticket when you’ve got six people to the job site or the camp site. While many people need a UTV as a bigger brother to the old trusty quad, those who really want a go-anywhere alternative to the ute should definitely take a look at this voluminous, trail-ready Yamaha. After all, more seating can easily become more storage — look at the double cab utes on the road as an example!

A lighter shade of greenby Andy Bryenton

The impressive Deutz Fahr series 5 of tractors have made their mark locally, bringing German engineering to many Kiwi farms.

Now an all new 5 series range — lighter, more compact, but ready to work hard — has reached New Zealand, and it’s time to find out what has earned these machines so many foreign accolades.

It’s hard to improve on the tried and true formula of a winning tractor, and Deutz play to their strengths, namely a reputation as the ‘Mercedes Benz of tractors’. That means a powerful and smooth power plant, In this case, it’s a 3.6 TDI common rail diesel, spanning the popular mid power range from 100 to 130 hp.

No matter which model you pick, you’ll find that the engine is designed to be effortlessly comfortable in the low-revving band where most farm work gets done, saving fuel both in terms of getting about the paddock, and when it’s time to hook up implements.

That’s plenty of smart thinking when it comes to ‘go’, but equal amounts of engineering know-how have been added to the question of stopping. First up, the 5 series has a clever new park brake, and secondly, it comes with a smart system that wires the brake pedal up to the clutch. This gives the tractor the

precision of a manual transmission along with the convenience of an auto, allowing the driver to simply stop and go with the pressure of a single boot. With long hours in the field ahead, Deutz Fahr have once again focussed on the comfort and wellbeing of those who operate their machines.

The 5 series boasts a roomy cab with plenty of glass for all round visibility, a comfy air-suspended seat, ergonomic controls laid out for easy reach, and of course that most vital of components — air conditioning.

Added to this is a mechanical suspension system for the entire cab, a feature not usually seen on tractors of this size but a welcome addition, smoothing out the bumps in tandem with the driver’s seat itself. With the warmer weather here, the addition to any farmer’s fleet of a machine which can provide powerful PTO applications, mount a loader for feeding out, and which promises a more comfortable time in the field during silage and maize season has to be a good one.

Deutz Fahr continue to find new ways to refine the platform, and their latest 5 series offerings are at the cutting edge.

Taking it to the topby Andy Bryenton

In 1953, New Zealand, personified by the legendary Sir Edmund Hillary, conquered Everest. Now, in 2015, in a strange role reversal, the new Ford Everest looks poised to conquer New Zealand.

We’ve been awaiting the arrival of this big seven-seater since its unveiling in Australia last year, and were tantalised by the sight of the impressive beast in the flesh, so to speak, at this year’s National Fieldays. But getting behind the wheel of Ford’s latest offering is something else again. In size, the Everest is a replacement for the Explorer, and in theory it faces off against the formidable Land Cruiser Prado in the market. But in reality this machine is styled like a Ranger, equipped like a luxurious Range Rover, handles off-road duties like a mountain goat and packs literally more computing power in its dash than the original space shuttle.

Based on the wildly successful Ranger platform, the Everest shares the same beefy torque and power. In an age of sanitised appliance-like SUVs, it’s good to hear the powerful rumble of

the Everest’s motor at idle. Even better to know that it promises to travel over 800 kilometres on a single tank.

Step up on the running board and you’ll find a dash and binnacle easily the equal of anything out of Europe — a result of Ford’s world car programme bearing fruit. Sync 2 impresses as usual, offering what may be the best sat nav and entertainment hub available today on any vehicle.

Out on the road, the Everest manages its seven-seater size with taut grace, never wallowing or feeling underpowered.

The Ranger’s strength over other utes was its sedan-like manner on the tarmac, and the Everest follows up on this design philosophy.

Off road, the Ford knocks many of its so called competitors into a cocked hat straight away, as it can actually handle tough terrain.

Faux-wheel-drives and crossovers be warned — while some very expensive machines look the business but get stuck in a shallow puddle, the Everest packs sand, mud, snow, uneven terrain and slippery grass modes, combining them on the fly with hill descent, locking diffs and a true low ratio mode.

It feels as if nothing short of the original Everest — the big, snowy one — will stop the new Everest in its tracks.

So, for those who need seven seats, clever features — such as a built in inverter and 230 volt plug — and the ability to bring a little comfort to just about anywhere, it’s time to take a hard look at the market. Then to consider that, for all its superior features, the Everest costs literally tens of thousands of dollars less than its rivals. Which makes it a mountain-sized bargain in any language.

Horses help restore healthHorses are helping Northland mental health clients become the best versions of themselves through an equine-assisted therapy programme run by Northland District Health Board’s Tumanako mental health inpatient unit.

This kind of therapy is being adopted all over the world and aims to help clients reconnect, release anger or anxiety and find new hope.

Patients are carefully selected and the therapy is used in conjunction with other assessments and therapies.

Equine-assisted therapy does not involve any riding, rather clients enter the arena with two or three selected horses and are encouraged to get to know them.

For the past year, Tumanako unit occupational therapist Jeannet Penney has been taking one client a week to use the horses and arena at the Whangarei Riding for the Disabled, where she previously worked for five years.

Jeannet is trained and certified by the Equine Assisted Growth and Learning Association which is an international association for professionals incorporating horses to address mental health and personal development needs.

“It’s about the connection between human and horse,” says Jeannet. “I don’t have an agenda but stand back and let them walk up and get to know the horses in their own time, and allow the person to experience what’s happening.”

Jeanet says horses are highly emotionally intelligent animals. “Their motive is to find or create balance and comfort for survival, and they will do what needs to be done to help this person gain or regain balance.

“I watch people be the best versions of themselves.

“People that sit on the ward may be depressed, not engaging, feeling like they are in a deep dark tunnel.

“As soon as they come into the arena with the horses, their emotions come to the forefront and they learn to connect, to trust, to release anxiety or anger and to find new hope. They come alive again.”
