NO....YOU DO NOT NEED20% DOWN TO BUY A HOME

The Aspiring Home Buyers Profile found thatthe American public is still somewhat confusedabout what is required to qualify for a home mort-gage loan in today’s housing market. The resultsof the survey show that non-homeowners cite themain reason for not currently owning a home, asnot being able to afford one. This brings us to two major misconceptionsthat we want to address today.

1. DOWN PAYMENTNAR’s survey revealed that consumers overesti-mate the down payment funds needed to qualifyfor a home loan. According to the report, 39% ofnon-homeowners say they believe they needmore than 20% for a down payment on a homepurchase. In actuality, there are many loanswritten with a down payment of 3% or less. Many renters may actually be able to enter thehousing market sooner than they ever imaginedwith new programs that have emerged allowingless cash out of pocket

2. FICO® SCORESAn Ipson survey revealed that 62% of respon-dents believe they need excellent credit to buy ahome, with 43% thinking a “good credit score” isover 780. In actuality, the average FICO® scoresof approved conventional and FHA mortgages aremuch lower. The average conventional loan closed in Augusthad a credit score of 752, while FHA mortgagesclosed with a score of 683. The average across allloans closed in August was 724.

BOTTOM LINE If you are a prospective buyer who is ‘ready’and ‘willing’ to act now, but are not sure if you are‘able’ to, let’s sit down to help you understandyour true options.

CONNETQUOT HS SCIENCE RESEARCH STUDENTS EXPLORE NEW POSSIBILITIES Connetquot High School juniors and scienceresearch students Christopher Picchiello and GiavanaPrucha spent a week this summer conducting scien-tific experiments and furthering their scientificknowledge at Brookhaven National Lab’s NationalSynchrotron Light Source-II. After learning about the facility’s capabilitiesthrough a series of lectures by scientists from NSLS-IIand SUNY Stony Brook, the students gained hands-onexperience in the process of protein crystallizationand x-ray crystallography. By week’s end, they wereable to harvest protein crystals and use both the AMXand FMX beamlines to produce high resolution diffrac-tion patterns. These images were then processed bythe students using advanced software to create 3-Dimages of the proteins as they bound different ligands. The students will now be able to use their knowledgeand experiences to develop proposals to submit to

Brookhaven National Lab’s National Synchrotron LightSource-II to access time to use these beamlines fortheir future research projects.
