Rivier Mackay Investor update feb 2013Development funding secured, subject to achieving Conditions Precedent.
Valuations has received by option values which supports the list prices and sales achieved to date.
RCQ Construction appointed as the builder for the development.
Demolition complete.
Operational / civil works set to commence shortly.
Programme remains on track with earlier forecasts.
Market Overview:
The Mackay region, home to the largest coal
reserve in Australia, is placed in a strategic
proximity to 34 major coal mines in the area.
With a combined output of more than 80%
of Queensland’s coal production, Mackay is
the hub of the world’s largest coal production
and industrial mining machinery and servicing
companies. As global demand for energy and
resources continue to grow, Future Estate
expects to see the expansion in the local
residential property market continue. In 2012
house prices showed a capital growth of 8.9%,
which is equal to the best performing capital
city in Australia, Darwin. When combined with
rents, the total return on Mackay residential
property provided over 16% for 2012. Mackay
also currently has one of the lowest vacancy
rates in all of Queensland, which we believe will
support growing rental returns going forward.
Project Update:
The project can be summarised as the development
of a 10 storey residential tower containing 64 1 and
2 bedroom apartments and 2 storeys of car parking.
The project is located at 5-7 Nelson Street,
Mackay, QLD.
With demolition works already completed, the
expected project completion date is in May 2014.
RCQ Construction have completed the demolition
of the existing property on the land and are
progressively moving through the detailed
construction set of documentation for Building
Approval (BA), RCQ are expecting to lodge for
BA shortly.
Full scale site works are expected to commence
upon receiving the Operational Works and
Building Approvals, which is expected to be due
in March.
