Instruction
We are instructed by David Charles Property Consultants to conduct a 5 year periodic inspection to
the landlords’ electrical installations at: Oak Court, HA6 2UU. We attended site on 25th July 2013 to
carry out our testing and inspections to current regulations BS7671 – 17th edition.
Property
Oak Court is a blocks of private flats over 3 floors (G+2) with a garage block to the rear built about
40 yrs ago. All flats are accessed via a common entrance with stairs to the upper levels. The
electrical intake position and landlords services are located in a cupboard under the stairs.

Scope
Within the current requirements of BS7671- 17th edition and amendment No. 1 dated January 2012,
it is now a requirement to conduct a fuller range of inspections that require the shutdown of power
to all parts of the property being tested. In this instance there is a single service head with the
Landlords’ services separately fused from a bus-bar arrangement, all flats have a direct supply from
the bus chamber, therefore a full inspection was possible without interruption to the private flats.
Installation
There is a single service head for the whole property with direct supplies from the intake to each
flat, metering is within each flat. The landlords’ service is supplied via separate cut-outs from the bus
chamber with all metering and equipment under the stairs. The landlords’ arrangement is very dated
and has only 2 circuits, power & lighting. Lights are controlled via a time-clock and time lag switching
with outside lighting controlled via photocell.

Results
Oak Court is considered as one installation being supplied from separate cut-outs from the service
head. This report should be read in conjunction with certificate no. GM/250713/02.
The installation is about 40yrs old and generally installed to a good standard at the time, however
there have been numerous additions to a lower standard and now overall is in a poor state. Repairs
and upgrades now required to attain even the minimum requirements.
Overall the installation is considered UNSATISFACTORY with the following urgent repairs required
(C1), general repairs (C2) required and recommendations (C3) advised to upgrade to current
standards BS7671 – 17th edition:

Conclusion
A dated installation now requiring some upgrade works to bring the installations up to an acceptable
standard with recommendation made to achieve the current standard BS7671 – 17th edition.
