The City Commissioners who are proposingthe change in zoning ordinance to require aminimum of 8,250 feet per residential lot areno doubt motivated by the commendable aim ofmaking our city a finer place in which to live.Their proposal, however, seems to be basedon a superficial consideration of the matter, and they may be greatly surprised to learnthat the change can have a directly oppositeeffect.
The present ordinance permits a developerthe latitude of laying out a subdivision with
irvilinear streets, breaking up the rigid "pro-jct" look, enhancing the appearance of theea, and adding greatly to the general safety! eliminating street intersections. Practically1 Boca Raton developers are doing this atresent, ard as a result more than one-third: the lots produced by this type layout aresually in excess of the minimum footage nowoposed. The popular present-day house, moreover iswide, rambling design. The proposed 75 X
.0 foot standard seems like a throwback totdated subdividing practice and would re-lire the building of strange and unpopularpes of houses.Consider, however the position of the dev-oper who would be faced with the loss ofn per cent of his usable land undsr the newdinancsi He would be forced by the sheerx>nomics of the situation to lay out his sub-vision in the most rigid grid pattern possible, order to get enough homes into the propertyattempt to make a profit and remain com-
stitive. He would have to forego any parkwayeas, and very likely even swales and side-=<''•?. and the resulting development would

n and around Boca Raton subdivisions whichvere platted thirty years ago and fell intolecay and were forgotten are now being re-rived, re-platted and built into neighborhoodsvhere people can live There is probably nore-s in town, who has not been exhilarated byII the recent new stories of the awakeningnd the renaissariee-end.-gmwjkhpf Boca Raton.'his growth is only possible becSufe':"d»vel~pers find it economically feasible under pre-
sent conditions to subdivide, build, and sellhouses at prices people can, and will, pay.
A developer faced with the stringnet pro-posed restrictions will either not come intothe picture or if he is already in he > will takethe most expedient way out—and make hisinvestments m areas other than Boca Raton tothe detriment of our community.
Certainly large luxurious lots are desirable, and many of our more affluent residents seekthem out. 3ut a T^LANCRD city like oursmust provide homes for people in many diff-erent stations in life.
Let's take the family man on Civil Service, the industrial worker hoping to establish hisnew home here, the retired 'couples who nolonger must provide room for their children, the young family just starting out who takepride in their homes and want to maintaintheir pride in their chosen town. They are awelcome asset to our community, and theirwants and needs should be a party of the cityplanning as well as those who choose largerlots and estates.
Possibly the goal of the commissioners canbe realized by a system of AREA restrictionrather than a city-wide ordinance. At anyrate, it is clear that any such sweeping reg-ulations which will affect the well being, prosperity, and growth of our city should bggivai the most careful consideration, and weernestly recommend that any further action onthe proposed ordinance be suspended, that athorough study of the matter be made and thatall affected parties be heard so that any sub-sequent action will serve the common goodrather than the interests of a few.
This ordinance would affect mainly thewest side of town as the east is mostly dev-eloped, in proportion. The city has pledgedto the Board of Control that no changes willbe made'tn-zbtiing:in the university area untila discussion and meeting has been held onthe subject. This ordinance would in effect, raise the zoning standards by up-grading theareas involved into higher price brackets.
It takes great spirit, great teamwork andbig thinking to make a city grow. We realizethat we have these in our officials bti t intheir expansive plans for the overall good itis sometimes easy to overlook the lesser prop-erty owners and prospective newcomers to thecommunity and the continual development ofthe area. A town is only as great as the peo-ple in it and each one plays an integral part.

Two important spiritual events took place in Miami thisweek that not only concerns thousands of persons throughoutthe state but hundreds in Boca Raton.
One is the installation of the Roman Catholic Bishop ofthe new Diocese of Miami, the Most Rev. Coleman F. Carrolland the election of a new PresidingBishop of the Episcopal Church inthe U.S.A. to replace the retiring Rt.Rev. Henry Knox Sherrill.
The Most Rev. Coleman F. Carrollmounted his throne Tuesday at St.Mary's Cathedral in colorful ritesduring a Pontifical High Mass on theFeast of Our Lady of the Rosary.
The 53 year old prelate is fromPittsburgh where he served as anauxiliary bishop since 1953 and isani.deal candidate to care for a brand _. , r >,
. r . ,- ,,• n J J Bishop Carrollnew infant diocese. His well roundedpersonality will help him over the difficult spots encounteredin such a position.
He has been called a perfectionist but is known as a rea-sonable, understanding and patient person who greatly likespeople. He is no stranger to Florida, has visited here often. He likes to fish, play golf and ride horseback which balanceshis statistical bent. He taught philosophy and ethics and hasbeen an organist since his own high school days.
More than 100,000 of Florida's Roman Catholics are in thenew diocese which covers from Dade to Indian River counties, and for them Bishop Carroll will be the residdntial Ordinary, teacher of the Faith, legislator, judge and pastor of the faith-ful, in dependence upon the Holy Father.
He will have his hands full with a bustling new diocesebut from all reports will handle it well.
"The greatest service of the Episcopal Church ever heldin the State of Florida" is what members are saying of theEpiscopalian '59 General Convention now going on in Miami.
Transformed for the night into a "pro-cathedral", MiamiBeach's new Exhibition Hair witnessed 1600 men and womenfrom every diocese and district of the Episcopal Church
inarching in the opening procession About 15,000 personswere in the congregation.
One of the last m̂ ajor responsibilities of the Rt. Rev. Hen-ry Knox Sherrill, Presiding Bishop, will be his leadership ofthe General Convention.
Bishop Sherrill, who retires onNov. 15 at the age of 68 in accord-ance with the Church Law, is ex-officio chairman of the House ofBishops and all joint sessions of.the General Convention which in-cludes the "lower" House of Depu-ties, composed of priests and lay-men, and the Triennial Meeting ofthe women of the Church.
From 1930 to 1947 Episcopal Bis-hop of Massachusetts, Bishop Sher-rill was enthroned presiding Bishopof the Church in the National Cathe-
! dral, Washington, D.C., on Jan, 1, 1947.! World-renowned church leadeis from all parts of the globej are attending the Convention as guests of its PresidingI Bishop.
| The new Presiding Bishop will be chosen from among themembers of the House of Bishops and will be the 21st tohold that office. Presiding Bishops have been elected since1919; before that time the senior bishop of the Church auto-matically held the office.
Following the election by the House of Bishops, the choicemust be confirmed by the General Convention's House ofDeputies, made up of clergy and laymen,
While work and worship will headline the Episcopal Con-vention many social events also will play their part in theschedule of events
