Anytime that you buy a bank owned property, you are

buying the property as-is. This means that the new owner

(in this case us), needs to fix any current problems with

the property, including removing personal belongings

from the property. Once in a while we get lucky and there

is an item of value left behind by the previous owner.

Knowing nothing about boats, we thought that it may

have some value and make some extra money from it. To

say that we were wrong is an understatement. The boat

had no working engine, and after numerous attempts we

couldn’t even give it away. In the end, the boat had to be

chopped up and hauled out piece by piece costing us over

$4,000! On the bright side, it ended up being a great

rehab even though we lost big on the boat.

Noah's Ark:

We sold the property to a first time homebuyer and about

a month later we stopped by the house to see how they

were doing. They mentioned to us that several people in

the area had referred to the boat as Noah’s Ark and were

extremely happy to see it removed. The other interesting

part of this story is that we ran into the old owner of the

property who left the boat behind. We had asked him

where he was now living. He explained to us that he was

done living in houses, and moved out of his house that we

bought to live on his Yacht.

Find us a property and we will pay you a referral fee. Ocean City Development is looking to buy residential real estate anywhere in Massachusetts. Our niche is single family homes within 45 minutes of Boston, have 2-5 bedrooms, 1,000 – 2,500 square feet, and a purchase price of less than $400,000. We will go outside of those ranges, but these are the most common ranges that we buy in. If we end up buying the house that you have referred to us, we will pay up to a $5,000 referral fee. Timing of purchase: we are able to close within 21 days for a quick sale or up to a year if the seller needs additional time. We always pay cash, and buy as-is with no formal inspections.

We are always looking for experienced contractors to work on our projects. Many of the contractors that we work with have done multiple renovations for us.

Have a deal, but lack the experience or capital to renovate the property? Have contracting experience and funding, but no houses to renovate? We are always looking for motivated and enthusiastic individuals to partner with on our deals.

We are now hiring individuals who are looking to break into the real estate industry or have some experience and are looking for a change.
