(NC) As the days grow shorter, it’s time to think about preparing your yard, gutters, windows, roof and heating system for the coming winter. Check these essentials off your list and you will be finished in no time:YARD

Rodents and ants like to hide in piles of leaves or wood near houses. These should be removed to prevent pests from coming inside, especially in the absence of anti-rodent trim.

Plants and perennial shrubs should be cut and covered to protect against the weather. Cover your pool to prevent debris from accumulating, especially when leaves begin to fall. Patio furniture should be put away or covered to prevent damage.

Garden hoses and yard taps should be turned off; don’t forget to drain them as any remaining water may freeze and cause them to burst.GUTTERS

It’s important to ensure that rain gutters are unobstructed. Blockages can lead to serious water infiltration. Keep in mind that water tends to travel back up to the roof, or fall near the foundations. The accumulation of leaves and debris is the main cause of clogged gutters.

If you have an air exchanger, that filter should be cleaned or replaced as well. Vents in the home should be cleaned throughout the winter to keep them working smoothly. Be sure to check the screens as vents can sometimes be home to small rodents.

(NC) Plumbing issues are part of being a homeowner. Over time you are bound to experience a problem with your drains, toilets, or showers. However, one potential plumbing issue that most Canadians don’t think about is the possibility of the pipes freezing during the winter.

Once the temperature outside goes below zero, be aware that the pipes could freeze. This could happen for a number of different reasons, however, it commonly occurs when the heat is turned down when a homeowner is away for winter trips, or when someone neglects to shut off the water leading to external faucets.

“Don’t turn down your heat too much and make sure that you have either a remote system that monitors the temperature

inside, or that you have a reliable person to inspect your home regularly when you are away,” says Wayne Ross, an insurance expert with Aviva Canada. “The pipes could freeze if the temperature inside your home drops or the furnace stops working when you are away.”

Ross adds, “If you open a tap and no wa-ter comes out, don’t take any chances and call a plumber right away.”

When water freezes it expands and this is a serious issue if it happens in your pipes. If a pipe bursts when you are at home, turn off your water at the main valve right away. Wait for a plumber to inspect to deter-mine the damage, if any. If you do have water damage as a result of a burst pipe, call your insurance company. They will be able to assist you with your claim.Tips for preventing pipes from freezing, include:➤ Get them in-

spected to ensure they are properly insulated.➤ Get all seals

checked. Seal leaks can lead to cold air getting in and freez-ing the water.➤ Turn off outside

taps and discon-nect outdoor hoses as part of your fall chores.

➤ Install frost-free faucets (hose bibbs) for supplying water to the front and back yards. If installed correctly they can prevent pipes from freezing and also prevent water damage.➤ Install water shut-off alarms to close

the supply if a leak is detected.➤ Drain all pipes if you are going to be

away for an extended period of time (more than four consecutive days).

If you are concerned about your pipes freezing, take the safe route and have a plumber take a look. This inspection can save you a lot of money and hassle.

NC) Let’s face it, as countless home decorating tips abound, one’s first instinct is to take them as truths. Yet, why is it that we continue to listen to others’ ‘rules’ when it comes time to decorate our own homes? Hunter Douglas, a leading window treatment com-pany, asked two top designers to describe what they believe to be the most common decorating myths.

MYTH #1: Don’t mix floral and plaid prints

“Why ask the patch to match when the interest lies in the juxta-position and the mix-and-match of colour and texture?” says Katie Leede of Katie Leede & Company. Leede suggests that when using several patterns in your home, try varying the scale of the designs, but keep to a simple palette to unify.

“Use large florals and small stripes or tiny florals and big plaids,” she explains. “Think of your geometric plaids and stripes more like a solid or a texture that adds structure to the more play-ful, eye-catching floral. You can achieve this by pulling out one colour in the floral and make that the dominant colour of the plaid or the stripe.”

MYTH #2: A view is better without window treatments

Despite common perceptions, window treatments can enhance a view rather than take away from it. Case in point, designer James

Rixner turned to Hunter Doug-las Alustra Woven Textures soft screen shades when it came time to decorate the windows in his showhouse room.

“The shades allowed for light and a partial view, masking the unattractive outdoor elements,” Rixner explains. “The fabric shim-mered in the afternoon sunshine and the shades diffused the light. They looked so refined and elegant.” These window dressings also provide UV-protection.

MYTH #3: Pairs of furnishings must be placed opposite each other

While Katie Leede likes hav-ing pairs, she doesn’t think one needs to go, in her words, “all Noah’s Ark and overdo it.” “I am starting to play with splitting up pairs of lamps and chairs so they aren’t opposite each other, but scattered through the room,” she reports. “The eye still seems to register the balance that comes with symmetry.”

MYTH #4: All ceilings must be white

Contrary to popular belief, a pure white ceiling doesn’t always work. According to James Rixner, with certain wall colours it can make the ceiling look lower. “If you have richly toned walls and your ceiling is pure white, it will effectively give you a lower ceiling, something most people want to avoid,” advises Rixner. “It gives the eye too much of a jolt to go from a wall colour to a pure white ceiling.”

Today’s kitchen sinks are much more than just a place to wash dishes. Bold, bright and beautiful, they are a key ele-ment of your kitchen décor.

From modern streamlined designs to old classics redone in contemporary materials, there are numerous options for the discerning home owner to “sink” their teeth into. And, the new kitchen sinks not only come in a variety of styles and materials, but in a wide range of col-ors as well. The standard stainless steel kitchen sink has morphed into a design feature that brings modern style to this central part of your house.

For most of us, the kitchen is the heart of the home. More than just the place to prepare and cook food, it’s also used for entertaining guests and, often, for eating family meals. Especially here in the Okanagan, it’s the central part of the house, more living room than the actual ‘living room’. And, every kitchen is as different as the family that uses it.

Like many other kitchen features, choosing a sink depends a lot on its potential use. Will it be used mainly for washing dishes? Or, with a dishwasher already in place, will it mainly be used in food preparation? Are there young children in the household who ‘help’ with clean up? Do you need a double sink? Or just a single?

It used to be that these last two questions – single or double – were the only issues the owners of new homes, or those contemplating a kitchen make-over, had to consider. Yet, these days, kitchens are as much an expression of personal taste as a place to prepare and enjoy meals. While bathroom fixtures have been available in different colors for many years, having a kitchen sink in a material other than the traditional stain-less steel, and in color to boot, is among the hottest trends in kitchen design.

“There are so many options available to accommodate individual style. Style, shape and color can make such a dra-matic statement. I had a client chose a purple cast iron KOHLER sink last year.” said Nova Hamilton, a consultant at The Ensuite, a division of EMCO Corpora-tion, of the new trends in kitchen sinks.

A premier Kohler dealer, Jen Harboe said Ensuite offers a full range of the styles, colors and materials that new

sinks are available in - everything from cast iron, Silgranit and fireclay, to the traditional stainless steel.

One of the best new trends is actually an old material, re-vamped for the 22nd century: cast iron. “It is so durable,” Hamilton said. “It’s guaranteed not to chip and it doesn’t break.” Unlike stainless steel sinks that do scratch and aren’t totally stainless, which anyone who’s ever had to scrub one knows, cast iron stays looking great for years. The cast iron sinks also come in an amazing range of styles and colors. “You have to see it to believe it,” said Harboe. And that’s exactly what she did during her own renovation last year. She installed a Kohler under mount cast iron sink in a Frost color to incorporate her eclectic 50’s retro feel design.

Another popular new material is granite. Stone countertops have be-come almost de rigeur for the modern, stylish kitchen, and the sink can now be incorporated right in, giving your kitchen counters a seamless look. Having a sink made of the same material as the coun-tertop allows that part of the kitchen to flow effortlessly, blending style and func-tion into clean lines that will complement any kitchen design.

The new materials are heavier than the standard stainless steel, however, it is advised new home owners or those renovating their kitchens to ensure their cabinets are strong enough to support them. And, as in any other sink or fix-ture, it’s important to accurately measure the dimensions to ensure a proper fit.

Both consultants also recommend choosing the sink and faucets before se-lecting your cabinets to ensure everything will look good together, and will fit into the cabinets. Faucets, too, are available in a range of designs to complement any kitchen style. (NC) Shorter days and colder nights are around the corner, so now is the time to ensure that your home is winter-ready. Weatherproofing your home will help prevent heat from escaping through leaky doors and win-dows.

Here are some tips from Hydro One to help you manage your energy use and capture poten-tial savings throughout the cold winter:

• Fill the gaps. Check the trim on windows for gaps between the frame and your house. As much as 13 per cent of your home’s heat loss could be escaping through the gaps. If possible, stuff insulation between the window and frame or try caulking around the window.

• On sunny winter days, trap warm air inside by opening win-dow coverings to let the warmth of the sun in. Once the sun goes

down, close window coverings to keep the warmth in. Think of your curtains as insulation for your windows.

• Another inexpensive option is to build a barrier against cold by sealing your windows with indoor plastic sheeting in the winter. All you need is a hair dryer, double sided tape and some inex-pensive plastic sheeting.

• If your doors aren’t properly fitted, air is leaking outside. Rubber weather stripping can be an easy way to seal the door by creating a skirt on the door frame.

• If you have a fireplace that you never use, consider getting it sealed as warm air is sucked out if the damper is open. If you do enjoy sitting by the fire, make sure you turn down your main thermostat. Fires can actual-ly draw heat from the room up the chimney so your furnace has to work even harder.

(NC) From wall stains to wash-ing machines, indoor stains and smells can be a challenge to tack-le. Luckily, there are surprisingly simple methods to erase them for good. Here are a few tips to fresh-en up the most stubborn spots in your home.

• Conceal wall stains with primer

Have your kids made artwork of your walls, or has your leaky roof caused a water-damaged mess? Tough wall stains like these can be hard to get rid of, but are easily sealed by applying a high-quality, stain-blocking primer. For exam-ple, KILZ Hide-All Primer Sealer covers problem areas on surfaces from drywall and woodwork to concrete and brick. It even masks over dark stains without allowing color to bleed through. With only a one-hour drying time before applying a topcoat, this is the perfect one-weekend project to cross off your list. KILZ primer can also seal off odors caused by pets or smoke.

• Eliminate refrigerator odors

Refrigerators are subject to a variety of spills and odors. Making time for fridge maintenance can help prevent unusual odors and keep your food fresh longer. To cleanse and polish your fridge, begin by emptying the contents of your fridge and throwing out, recy-cling or composting any food that is expired or beginning to smell.

Next, pull out any removable drawers or shelving and place them in the sink. Using a damp, soft cloth or non-abrasive sponge, wipe down these pieces, the interior of your fridge and the door with a multi-purpose cleaner. Or, mix two tablespoons of baking soda with one quart of hot wa-ter for a natural soap alternative. Don’t forget the seams of the shelves and rubber door seal.

If your fridge requires an ex-tra-deep cleaning, unplug it while you work to avoid wasting energy. Before putting all of your food back into the fridge, wipe down the exterior of each jar or con-tainer with a damp cloth. Repeat this process every two or three months for the best results.

• Make grout lines shine

Tile surfaces are prone to dirt and debris, especially in bath-rooms or high-traffic areas. To keep tile looking fresh and new, grab an old toothbrush or electric toothbrush for a deeper scrub. Before you start, wash the surface with water then mix two parts baking soda with one part water. Scrub the resulting paste into the cracks and crevices, then douse with water again. If the grout lines are stained, spray a mixture of equal parts vinegar and warm water onto the area and brush. After a final rinse, the grime will be gone.

• Prevent a moldy washing machine

If you own a front-loading washing machine, you’ve probably noticed the unpleasant smell that can linger after completing a load of laundry. Despite being more energy-efficient, these machines have a tendency to hold odors and harbor mold. To clean and prevent grimy buildup, try this: instead of detergent, cycle two cups of vinegar and a quarter-cup of baking soda on a hot setting. When it’s done, use a clean sponge to scrub down the inside. Finally, rinse with a plain-water cycle, and you’ll see (and smell) the results.

(NC) When fall comes, the days get shorter and there is a chill in the air. We start decorating our homes again, anticipating the holiday season and the long winter ahead. Kim Kiner, an expert with Hunter Douglas, a leading window treatment company, offers the following tips for warming up your home for fall.

Layer: Put a throw at the foot of the bed or at the end of the sofa. Pull out a tray and dress it with candles, fresh apples, pears and branches and use it as a cen-trepiece for a coffee table or a din-ing room. Take a napkin and layer it over the back of a dining room or kitchen chair with the points going down – tuck it in and put ribbon around it.

If there is one common complaint from homeowners, it would be that their grout starts to look off color and dirty after a few years, even after grout sealing it. • TAKE IT INDOORS: Some plants fare better indoors during the winter but before you make the switch, immerse the pots in lukewarm water to help remove insects and prevent other unwant-ed critters from transferring into your home. Also check the leaves of the plant and give them a quick rinse as an added precaution.

• STORE YOUR TOOLS PROPERLY: Last, but not least, remember to clean all your gar-dening tools thoroughly before storing them indoors. Use soap and water to remove residual dirt and dried-on materials from tool surfaces. Be sure to drain the fuel from mowers as gasoline left in fuel tanks will break down, leaving deposits and build-up that will plug up the fuel system.

(NC) Water damage can easily turn into a terrible nightmare like this: Melanie Smith of Toronto says she woke up one morning to an inch of water across her basement floor. This catastrophe was not part of her weekend plans, nor were the hours of clean-up and repair that were needed. Many of her treasured possessions could not be replaced. Some of the risks of wa-ter infiltration, however, can be prevented. Regular inspection and rigourous mainte-nance of the roof, gutters and foundation will give you the best protection since problems usually start in those areas.

Be sure to check your roof regularly. It is essential to replace or repair any damaged shingles as water can easily seep through cracks. Trees near the roof should be trimmed to prevent branches from caus-ing damage by rubbing or falling on it. In winter, it is a good idea to regularly remove accumulated snow and ice which create considerable weight on the house.

It is also important to clean the gutters since accumulated leaves and debris can easily clog them, causing water to rise to the fascia board and roof. Furthermore, it is necessary to avoid any overflow caused

by obstructions, as this excess water falls very near the foundation.

“A simple and effective way to prevent debris from clogging gutters is to install gutter protection,” says Jonathan Bou-langer, the product development manager at Alu-Rex, a leading name in rain gutter products. Take time to learn about this op-tion first however. For example, Boulanger warns against the low-end gutter protec-tion systems because large holes allow leaves into the gutter making the installa-tion useless. Instead, choose a product that offers the perfect balance between water drainage and debris filtration.

In the same way, home foundations are also vulnerable to water infiltration and must be protected. First, check for cracks, since any opening in the foundation can cause major problems.

“Ensure that water is directed away from the house,” Boulanger continues. “A slight slope in the ground a few feet around the foundation is usually sufficient. Also, make sure that downspouts carry rainwater away from the foundation. To that effect, you can use one of our downspout exten-sions. They will carry water far away from the home, preventing water infiltration in the foundation.”

Most of all, avoid unnecessary hassles, he says. Make sure to regularly inspect the roof, windows, gut-ters and foundation to avoid costly repair due to negligence. A house is a significant invest-ment, protect it.
