years as a REALTOR?"

Barb Haack responded: "The paperwork". What started out as a one page purchase agreement with no addendums has now evolved into a "manuscript". As a REALTOR® progress-es through the paperwork with the buyer/seller you become a teacher/adviser explaining the meaning of each page to be signed. A feeling of trust becomes part of the real estate

transaction. This trust continues to the time of closing when you hear the words, "I never thought it would be so

easy. You (REALTOR®) made it easy." What a good feel-ing!

What is REALTOR® Emeritus?

A REALTOR® Member who has held membership in the National Association as a REALTOR®, REALTOR-ASSOCIATE®, or both, for a cumulative period of forty (40) years is eligible for REALTOR® Emeritus sta-tus.

2015 Change: At the 2013 REALTORS® Conference & Expo, the Delegate Body approved an amendment to Article III, Section 9 of the NAR Constitution, which outlines REALTOR® Emeritus eligibility. Beginning with applications filed in 2015, in addition to the forty (40) years of membership, a REALTOR® Emeritus candidate member must also have completed at least one (1) year of service at the National Association level. However, for applications filed through 2019, the one (1) year service requirement may also be met through service at the state or local level. This provision will sunset at the end of 2019.

Upon approval of an application for REALTOR® Emeritus by the Board of Directors of the National Associa-tion of REALTORS®, no further payment of dues to the National Association is necessary by the member association of which the REALTOR® Emeritus is a member. In addition, REALTOR® Emeritus Members are exempt from the Quadrennial Ethics Training requirement.

A completed application is necessary to begin the approval process for REALTOR® Emeritus status, which must be completed by the candidate’s local association. Documentation substantiating the candidate’s forty (40) years of membership (and one (1) year of service, as applicable) must be attached to the application.

Rich is a lifetime resident of the Mankato ar-ea. Rich, his wife Lynnette, and two children reside on Lake Washington. A local graduate of MSU in Business Administration, Manage-ment and Marketing, and his 30+ years of sales and management experience make him an ex-pert REALTOR® in Southern Minnesota.

You may recognize Rich from his 19 years with John Deere Dealers, or his past own-ership of Westwood Marina or his current ownership of the New Ulm Event Center, MN Wedding Shop and Weichert Realtors Community Group.

Short Bio: Jason was born and raised in the Eagle Lake / Mankato area. He graduated from Mankato East High School and Mankato State University with a B.S. in Corporate Finance.

He started selling Real Estate in 1998 and started JBeal Homes in 2002.

He has held various committee and board positions with the REALTOR® Association of Southern MN which include Treasurer, President-Elect, and President. He has also been on the Finance Committee, Board of

Directors and the Executive Committee for the Minnesota Association of REALTORS®.

What is RPAC?

RPAC is a voluntary political

action committee consisting

exclusively of REALTOR®

members who care about

protecting the real estate

industry and the American

Dream by participating in

government affairs at the

local, state, and federal lev-

els.

Contributions are not deductible for income tax purposes. Contributions to RPAC are

voluntary and are used for political purposes. You may refuse to contribute without reprisal and the National Association of REALTORS® or any of its state associations or local boards will not favor or disfavor any member because

of the amount contributed. 70% of each contribution is used by your state PAC to support state and local political candi-dates. Until your state PAC reaches its RPAC goal 30% is sent to National RPAC to support

federal candidates and is charged against your limits under 2 U.S.C. 441a; after

the state PAC reaches its RPAC goal it may elect to retain your entire contribution for use

in supporting state and local candidates.

Since 1969, the REALTORS® Political Action Committee

(RPAC) has promoted the election of pro-REALTOR® candi-

dates across the United States. The purpose of RPAC is

clear: REALTORS® raise and spend money to elect candi-

dates who understand and support their interests. The mon-

ey to accomplish this comes from voluntary contributions

made by REALTORS®. These are not members’ dues; this is

money given freely by REALTORS® in recognition of how im-

portant campaign fundraising is to the political process.

RPAC doesn’t buy votes. RPAC enables REALTORS® to sup-

port candidates that support the issues that are important

to their profession and livelihood.

CFPB Unveils New Buyer Tools at NAR Senior officials of the Consumer Financial Protection Bureau (CFPB), including Di-rector Richard Cordray, came to NAR's offices in Washington Sept. 17 to introduce new online tools for consumers about the coming changes to the closing process. Details. Consumers Use of Real Estate Agents Rising Even as more consumers turn to the Internet as a tool during their home search, buyers are also increasingly tapping the knowledge and expertise of real estate agents, according to NAR's Real Estate in a Digital Age report. News release. NAR: G-Fees Not for Transportation NAR sent a letter Sept. 17 to the House Transportation and Infrastructure Commit-tee asking it to oppose any transportation package that includes using the guarantee fees that Fannie Mae and Freddie Mac charge lenders as a funding source. More. REALTOR® Safety Tip Replace the batteries in your smoke and carbon monoxide detectors. As we ap-proach winter, furnace use increases, which may increase the risk of a carbon mon-oxide leak. More on safety. NAR Testifies on Drones NAR President Chris Polychron told a House Judiciary subcommittee last week that real estate stands to benefit from the use of small, unmanned aerial vehicles, or drones, and that NAR is educating its members about use of the devices in a safe and responsible way. Commercial drone use requires a waiver by the Federal Avia-tion Administration, but the FAA is working on rules that will allow more widespread use of the devices. The proposed rule was released earlier this year and must still be made final.
