PROPERTY SUMMARY

Fulton Industrial Blvd reaches into the Cities of Atlanta and South Fulton. These properties are located in Unincorporated Fulton County on The Industrial Marketplace node established by the 2035 Comprehensive Plan, accepted by the Board Of Commissioners which sets the long range development use of the area. They are also within the Fulton Industrial Overlay District. The revitilization of FIB began about 8 years ago on the South end joining Camp Creek Parkway which leads into Atlanta Hartsfield-Jackson Airport. That Community Improvement District set the tone for the future of FIB. A similiar resurgence is taking place on the North end the catalyst being the development of a 1.3 million square foot UPS distribution site built alongside Brown Airport. A 100,000 sq. foot U-Haul storage and retail center recently began a re-use project of a long vacant hotel that sits on 10 acres at the Westbound entrance ramp to I-20. These properties are all located between these two sites and enjoy upwards of 25,000 vehicles per day traversing FIB prior to the opening of these two projects. All of the properties were former home to major franchise restaurants such as McDonalds,Hardees,Dunkin Donuts or Mrs. Winners and a Intowne Suites Hotel. This area has been declared a ''Food Desert " by a County Commissioner, meaning grossly underserved. These sites have been off market with long time owners and have utility service in place.

steward of the environment, good neighbor, and leader.The overall framework is supported by targeted land use and zoning

changes, an overall market strategy, a landscape framework plan, and a wayfinding plan.

Master Plan & Vision

The Master Plan study area includes the full boundaries of what is considered the FIB

industrial district. The district is bounded by Fulton County Airport-Brown Field to the north, Campbellton Road on the south, the Cobb &

Douglas County lines on the west, and residential neighborhoods to the east. The

district has direct access to I-20 and is in close proximity to I-285 and Hartsfield-Jackson

Atlanta International Airport. The South Fulton County Government Services Center, Fulton

County Airport, and Chattahoochee River are corridor landmarks.

The I-20 Gateway that will rebrand and reposition the corridor as a benchmark industrial district for the Atlanta region and fuel additional reinvestment in the corridor. The Gateway Concept recognizes the need to strategically redevelop the four

quadrants of the interchange with:• Iconic industrial uses in the northwest quadrant that leverage the quadrant’s prominent location at the district’s front door.

• Flagship travel center in the southwest quadrant along with the opportunity for an eco-industrial use such as an aquaponics or bio-gas facility to further sustainability efforts and attract growing industries.

• Quality commercial development in the southeast quadrant that serves the district’s employees and businesses (and phases out incompatible uses) along with the location of a police precinct to help maintain the area’s safety.

• Institutional and office uses in the northeast See Chapter 4 for detailed discussion of the overall vision for the quadrant, including the potential to house CID corridor and the I-20 Gateway Concept. and government offices, a technical school or

career academy, and research facilities or other flex space.

UPS To Build $400 Million logistics Center on Fulton County Property

On November 10, Fulton County Chairman John H. Eaves joined Governor Nathan Deal and UPS chairman and CEO David Abney, along with Atlanta Mayor Kasim Reed, in announcing that UPS will build its third-largest distribution site in the US on a 341 -acre

parcel owned by Fulton County on Fulton Industrial Boulevard, adjoining Fulton County Airport at Brown Field.

The new 1.2 million square foot facility will be operational by the end of 2018 and will bring an estimated 1,250 jobs to Fulton County

Fulton County lies in north-central Georgia in the foothills of the Appalachian mountains. The warm southern climate produces plentiful hardwood and pine forests, making the area a beautiful place to live.

Fulton County encompasses 528.7 square miles, and stretches over 70 miles from one end to the other. North Fulton includes the cities of Sandy Springs, Alpharetta, Roswell, and Mountain Park. South Fulton

CONFIDENTIALITY AGREEMENT

THIS CONFIDENTIALITY AGREEMENT (this "Agreement") is to be signed prior to receiving certain marketing information (the "Marketing Information") for the sale of 4105,4143,4175 and 4205 Fulton

Industrial Blvd(the "Property") located in cobb county, Georgia, having an address of 4105,4143,4175 and 4205 Fulton Industrial Blvd. The Property is being offered for sale by John McCormack a

licensed Georgia Real Estate Broker (" the Broker").

The Marketing Information contains selected information pe1taining to the Prope1ty which information is confidential or proprietary to the owner of the Property (the "Discloser"). Discloser derives

economic value from such information not being readily asce1tainable by proper means by other persons who can obtain economic value from its disclosure or use. All of the marketing informa-

tion and the existence thereof (the "Confidential Information") is deemed to be a trade secret in accordance with O.C.G.A. § 10- 1-760 et seq. Neither Broker nor Discloser makes any representa-

tion or warranty expressed or implied, as to the accuracy or completeness of the Confidential Inforn1ation or any of its contents and no legal liability is assumed by Broker or Discloser with

respect thereto. This information is subject to prior replacement, errors, commissions, changes or withdrawal without notice and does not constitute a recommendation or endorsement by

In the event of breach or threatened breach by Recipient, Recipient agrees that Discloser shall be entitled to pursue all rights and remedies at law or in equity, including, without limitation,

injunctive relief.

Notwithstanding anything contained herein, Recipient shall not be required to keep confidential any Confidential Information that (A) was in the Recipient' s possession before receipt from the

Discloser; (B) is or becomes a matter of public knowledge through no fault of the Recipient; (C) is rightfully received by the Recipient from a third party or is otherwise in the legitimate posses-

sion of the Recipient; (D) is disclosed by the Discloser to a third patty without a duty of confidentiality on the third patty; (E) is independently developed by the Recipient from or through Informa-

tion which is not Confidential Information; (F) is disclosed by the Recipient with the Discloser's prior written approval; or (G) is required to be disclosed by Recipient pursuant to a court order or

other applicable legal or regulat01y process, provided that the Recipient provides Discloser with prior written notice of any such required disclosure.

All Confidential information furnished hereunder to Recipient, as well as any copies thereof shall remain the prope1ty of the Discloser and shall be returned to Discloser upon request.

This Agreement and the rights of the parties hereto shall be governed and construed in accordance with the laws of the State of Georgia. This Agreement shall inure to the benefit of and shall be

binding upon the parties and their respective successors and assigns.

By acknowledgment of your receipt of this Marketing Information, Recipient agrees that it is acting solely as a principal in this transaction or that it has the authority to act on the behalf of the

Principal.

DISCLOSER EXPRESSLY RESERVES THE RIGHT IN ITS SOLE DISCRETION TO REJECT ANY OR ALL PROPOSALSOR EXPRESSIONSOF INTEREST IN THE PROPERTY AND TO TERMINATE DISCUSSIONS WITH ANY PARTY
