The Selling Process in a

“Nutshell”

Offers- - Negotiate offer by countering them depending on the strength of the Offer - Work with Buyer’s Agent to avoid other Counter- Offers going back and forth - Sometimes, it is necessary to educate the Buyer’s Agent on its comparables

10 Day Inspection Period- - Buyers have this period to perform Home Inspection, and any other inspections necessary for their Due Diligence - Buyers must turn in their Earnest Money (Good Faith Deposit) within 3 days of Fully Executed Contract - Buyers can cancel for ANY REASON

during this 10 Day Inspection Period- - Buyer’s Agent will turn in the BINSR (Buyer’s Notice of Seller Response) to the Listing Agent

Inspection Period Has Passed- Now What? - Seller has 5 DAYS to respond to Buyer’s Request to fix any disapproved items - Seller can elect to not fix or repair any disapproved items - Seller can approve to fix some of the disapproved items for the Buyer

1. Appraisal Is Ordered 2. Schedule repairs to be completed with a Handyman or any other specialist 3. Call your Utilities and Water companies to have them turned off at Day of Closing or the day after.

AFTER APPRAISAL: 1. If Appraisal comes in too low, and

Buyer does not stay at the agreed

price of the contract, Seller can

BACK OUT OF DEAL, lower price to

match Appraisal, or concede some

with Buyer to match the Appraised

Value of Property.

2. If Buyer backs out of Deal, Buyer

receives Earnest Money deposit back.

1. IF APPRAISAL AND

UNDERWRITING HAVE PASSED,

THEN THE CD (CLOSING

DISCLOSURES WILL BE PREPARED

BY LENDER.
