Property Summary ƒ 1725 & 1813 E. 1st Avenue

The property improvements consist of a rectangular high quality concrete-constructed office building containing 12,380 gross square feet on two floors, a square shaped 12,000 square foot block-constructed warehouse (120’ x 100’), and a wood (post & beam) framed unheated warehouse/storage building containing 6,000 square feet (60’ x 100’). There is also an unenclosed storage structure along the west side of the property with a concrete slab floor measuring approx. 150’ x 25’ (3,750 sq. ft.). The entire site is paved. The improvements sit upon 128,129 square feet (2.94 acres) of I-2 (Heavy Industrial) zoned land providing plenty of area for parking, maneuvering trucks, etc. Construction of the office building was completed in 1974, construction of the warehouse was completed in 1966 and construction for the wooden structure was completed in 1950. The property has approximately 425 feet of frontage on 1st Avenue. Ingress/egress is provided throughout the 1st Avenue frontage.

Also available for storage and warehousing is an unheated aluminum-sided post & beam wood-constructed building built in 1950 located immediately next door to the west of the warehouse. This building measures approx. 60’ x 100’ containing approximately 6,000 square feet. This structure is connected to the warehouse via a dock walkway with sliding and overhead doors at either end of the connecting walkway. This building has 3 sliding doors at either end and one at the east side. The building has a concrete slab floor with a clearance of approx. 13’ to the truss beam.

The property is offered for lease for $1.95 per rentable square foot for the 1st floor office, $1.85 per rentable square foot for the 2nd floor office. Both floors are full service. The warehouse is offered for lease for $1.00 per square foot Triple-Net, and the unheated warehouse is for lease at $0.55 Triple Net.

The warehouse has a concrete slab floor and a flat roof with skylights. Heat is provided with ceiling-mounted infra-red gas heaters. Ceiling height is approx. 12’8” at the roof joists and approx. 11’6” to the ceiling mounted heaters. The electrical supply is 3-Phase power with 120-volt, 30-amp service. There are five dock-high doors along the east side of the building and 2 overhead doors on the south. Plumbing-related services for the warehouse are provided within the office building. The property was well engineered and built to last.

The warehouse has a rail spur connecting to the Alaska Railroad (ARR). The rail spur is at the backside (north side) of the warehouse and runs the full length of the south wall. There is a canopy covering an approx. 1,250 sq. ft. load-ing dock area (designated for loading and off loading of rail cars) with one overhead door along the north side of the building providing ingress/egress between the loading dock and the warehouse.

The office building has a concrete slab 1st floor and a steel pan deck with a concrete floor for the 2nd floor. The 1st floor existing improvements consist of men and women’s restrooms, an IT room, a showroom on the south end of the building, a large conference room measuring 24’ x 15’, a large common open area measuring 24’ x 36’ and 8 individ-ual offices. The first floor improvements are executive style with high ceilings (ranging from 8.5’ to 10.5’), elegant wood trim and relights in all offices, the conference room, and the show room providing a plush atmosphere with plenty of natural daylight. The 2nd floor existing improvements consist of men and women’s restrooms, high ceilings (8.5’), a large open office are at the south end of the floor, 2 large class/conference rooms, 1 small conference room, and 13 individual offices. The 2nd floor access is via a stairway at the common/main entrance at the west side of the building and one at the north end.

About This Pamphlet

In Alaska, a Real Estate Licensee is required by law to provide this pamphlet outlining the duties of a real estate licensee. Afteryou have read the information contained in this pamphlet, please acknowledge receipt by signing page 2 and return it to the realestate licensee who provided it to you. Your cooperation is appreciated.

There are four different types of relationships established by Alaska Real Estate Law:

x Specific Assistance - Licensee owes “Duties owed by a Licensee in all Relationships” as described in this pamphlet.

x Representation - Licensee owes “Duties Owed by a Licensee when Representing a Party" as described in this pamphlet.

x Designated Licensee - this occurs when a Licensee represents or provides specific assistance to a partyto a transaction and another Licensee within the same company represents or provides specificassistance to the other party in the same transaction.

x Neutral Licensee - this occurs when a Licensee does not represent either party but provides specificassistance to both parties in the same transaction. The parties must authorize the Neutral Licenseerelationship by signing the "Waiver of Right to be Represented” form.

Duties owed by a Licensee in all Relationships:

x Exercise reasonable skill and care; x Deal honestly and fairly; x Present all written communications in a timely manner; x Disclose all material information regarding the physical condition of a property; x Account for all money and property received.

Duties owed by a Licensee when Representing a Party:

x Duties owed by Licensee in all relationships listed above; x Not knowingly do anything that is adverse or detrimental to your interests; x Disclose all conflicts of interests to you in a timely manner; x If a matter is outside their area of expertise, advise you to seek expert advice; x Not disclose confidential information, even after the relationship ends, from or about you without written

permission, except under a subpoena or court order; x Make a good faith and continuous effort to accomplish your real estate goals. However, once you have

entered into a specific real estate transaction agreement, their efforts refocus on its successful completion.

Your Real Estate Licensee may also work with a variety of other clients (they represent) and customers (they provide specific assistance to) in different working relationships. In those situations, representing or providing specific assistance to other sellers, buyers, lessors, and lessees does not create a conflict of interest while working with you, or within the duties mentioned above.

Occasionally, as a Seller or Lessor, a situation may arise that your Real Estate Licensee also is representing another client (Buyer or Lessee) who then becomes interested in your property - or vise versa.

Prior to showing the property, the Real Estate Licensee must obtain a written approval to be a Neutral Licensee for both parties. A Licensee may not show property as a neutral licensee without obtaining your written consent entitled "Waiver of Right to Be Represented” and it will restate the duties outlined above and additional ones owed by your Real Estate Licensee. Alaska real estate law allows, but does not require, you to Preauthorize a Licensee to be a “Neutral Licensee.” Having a different designated Licensee working for a seller or lessor and for the buyer or lessee in the same real estate transaction does not create dual agency or a conflict of interest for the real estate broker or for a Licensee employed by the same real estate broker.
