Kevin Meighan has been appointed the Operations Director at TC Facilities Management (TCFM). The move from his previous role of Key Account Director for core contracts accounts will now see him with responsibility for the whole portfolio of contracts servicing 5,500 sites across the country.

Kevin joined TCFM in 2002 and since then has brought ongoing growth to the company in a variety of roles. Most recently he has headed up the award and mobilisation of retail and corporate customers to meet their customer specific needs whilst ensuring the needs of existing customers are maintained.

Kevin’s appointment will see him now focus on working with customers to drive the standards further. Alongside this, Kevin will

Building conversions as we know are often difficult to complete, frequently with costs spiralling as unknown defects surface. Good and correct investigation can reduce the unknown, however we often see work proposed with minimal investigation or inappropriate investigations employed, based on a standard approach.

Refurbishments and conversions can come with their problems which may result in claims being made. This can include issues of damp, mould growth, water ingress and failing roof coverings, with many issues of damp problems, mould growth, water ingress and failing roof coverings.

CIRIA 111 (Structural Renovation of Traditional Buildings) provides guidance on the level of investigation as well as typical construction methods used and issues frequently encountered, it is applicable to most low rise buildings of the 18th, 19th and 20th Centuries. However even with these fairly well understood buildings, issues occur, we often see remedial DPCs injected of inappropriate type for the wall construction, and increasingly at the wrong height (eg above structural floor joists) inadequate investigation of embedded timbers or a reluctance to re-cover a roof that although may initially appear to be in good order has in reality never performed to modern requirements and importantly modern expectation.

Unfortunately, Planning conditions and Conservation control can reduce the appropriateness of a building for conversion to residential use, it is not the case that we don’t agree with these controls, its more that unfortunately new home purchasers have expectations that their new home will perform in the

same way as a newly built property and often this isn’t the case, from single glazed windows causing condensation to appear during colder months, to ongoing maintenance requirements and increased sensitivity to a changing climate, the pitfalls can be huge.

Fact is that most properties built in the last 150 years are robust, unfortunately unsympathetic use, poor maintenance and simple issues such as increasing ground levels can introduce the enemy of most buildings – moisture, by far and away the greatest defect we see in buildings proposed for conversion is water ingress through failed roofing and gutters/downpipes (usually as a result of poor maintenance) and moisture rising, not through a failed DPC but usually a bridged perfectly good DPC with resultant rot to timbers both visible and invisible behind wall coverings and other finishes.

More recent buildings aren’t devoid of these issues, more that they contain less timber, and were built to more modern standards, however these present other problems such as concrete defects, cladding issues, and in some cases structural issues.

There is a lot of guidance out there to assist in the process of conversion, however the aforementioned CIRIA document

is an excellent start, but reference to British Standards and even some historic association documents can provide an excellent source of further guidance, and don’t forget we can help you too!

Involve us early and we can recommend the type and level of investigation, so that when you start hopefully there won’t be so many unknowns, and where practical we will agree the retention of elements or make clear where replacement is the only realistic approach.

The secret to our own science therefore lies in the use of a special moulded leaf-spring suspended in an arch by a flexible honeycomb matrix. When pressure is applied directly above the spring it bends, dispersing pressure and

distributing weight evenly. The matrix provides a holding

mechanism for the spring to control its bend and stabilise the

entire structure, allowing pressure to be distributed evenly time after time.

Both the honeycomb matrix and the leaf-spring are made from the same thermoplastic injection moulded material, ensuring a high compression rate and 100% recovery to its original shape, which means no loss of function over time.

Alumen receives Schueco Excellence AwardAlumen, the Kettering based aluminium fabricator is delighted to announce they have received a commendation from Schueco for their work at The Longfords, Teddington, London in association with customer QDevelopments. The awards, presented for excellence in the design and installation of Schueco systems, are a testament to Alumen’s knowledge and experience as a long-standing Schueco fabricator.

Alan Robinson, MD of Alumen explains, “The Longfords – a mews development of 7 houses and a duplex apartment on a brownfield site in a suburb of Greater London – was designed by 5plus Architects to provide living spaces that have a seamless ’flow’ between the inside and outside. Set amongst Victorian properties, this new build project with QDevelopments, demanded a blend of both modern and traditional architectural styles to contrast against its surroundings.

“The large apertures that made the project that much more challenging were perfectly suited to the Schueco product range, with their generous sizing capacity and slim sightlines. To the rear of the properties, Alumen fabricated and installed the ASS70HI Lift& Slide patio and ASS70FD bi-folding doorsets finished in metallic pearl/beige. Using the same finish, AWS75 tilt&turn windows were used throughout but every single window had a different

configuration of how it fitted in the cavity; some were forward, others pushed back – there wasn’t a standard way. Furthermore, the bi-folding profile ASS70FD was used to fabricate the single doors which measured up to 2.7m in height.

“The judges’ appreciated the modesty of the development and its use of a variety of sliding and folded systems. Louise Cotter said ‘It’s nicely restrained’, while Hugh Pearman commented, “This is a good example of a young practice revisiting the terrace typology.”

Alumen’s well-made choice to use Schueco was based on the range’s clean and contemporary appearance, and phenomenal ability to offer maximum fabrication dimensions. Not just a Schueco fabricator, Alumen also manufacturer the SMART profile. The contract award, which started in July, initially managing the cleaning services at 15 selected stores in the East Midlands & Anglia, has now been extended to 161 stores across the country.

The Leading Construction Event for London and the South of EnglandLondon Build 2016 took place from 26th and 27th of October and was a most successful and jam-packed event. Building NewsEasiLume’s stunning LEDs transform Bull Products’ BoardroomEasiLume, the expert in LED lighting, has helped to transform the offices of Bull Products with a new lighting system and innovative LEDs.

Bull Products is an independently owned manufacturer and importer of safety products for the construction industry. Contractor Rhino Interiors Group undertook a complete fit-out of Bull Products’ offices, including the renovation of the reception area and the boardroom. Rhino called on EasiLume to design and supply the lighting system for the boardroom and reception, and to provide LEDs throughout the rest of the refurbishment.

The reception area and offices were fitted with Envie LED panels, the ideal replacement for fluorescent fixtures, with additional pendant lights provided by the contractor. The boardroom presented more of a challenge. Bull Products wanted an unobtrusive, completely controllable system which could be adapted to deliver different levels of light depending on how the room was used.

The refurbished boardroom has a striking slatted ceiling so EasiLume designed a recessed lighting system to fit in with the slat design. Independently switched LED down-lights around the perimeter ensured staff could toggle between them to adjust light levels for different activities. The Asola LED linear luminaire was installed in the central

slatted area of the boardroom ceiling and looks integral to the design. Casoli downlights with white trim completed the installation.

EasiLume also provided a wireless control system for both sets of lights, so users of the boardroom can adapt the lighting to their own needs, whether it’s for showing film or video or holding board meetings. Light levels can be lowered or raised as needed, simply and quickly using a remote control.

As well as looking good, the new lighting will save Bull Products on energy, CO2 and money over the lifetime of the installation.

South African earthmoving bushings installed globallyThe South African manufacturer of specialist bushing polymers, Vesconite Bearings, continues to supply articulation bushings to an articulated dump truck manufacturer in the UK.

The UK branch of an original equipment dump truck manufacturer first tested the company’s Vesconite Hilube material in its articulation bushes in 2014, and established that they performed well in harsh operating conditions including in large-scale construction projects, quarries and mine sites.

The 355.95mm-outside-diameter polymer bearings were more expensive than the nylon ones that they replaced, but they were found to be more cost-effective and durable in the long-run, explains Vesconite Bearings bushings consultant Marius van Zyl.

The dump-truck manufacturer has since ordered 72 bushes for use in its 38t dump truck, which has a heaped capacity of 23.3m3 and an engine power of 331kW.

The bushings are used in some of the

toughest job sites that dump trucks can be employed and are made of a low-friction material with self-lubricating properties.

Vesconite Bearings continues to supply various original equipment manufacturers, equipment repairers and plant hire equipment suppliers that undertake their own repairs.

The company has produced bushings for various graders, trucks, front-end loaders, back hoe loaders and trailers.

The dreaded Self-Assessment tax deadline approachesYES IT’S THAT time of the year when we are on the countdown to Self-Assessment tax return filing for 2015/16 – The filing deadline was 31 October for those who submitted their tax returns via paper. You can now only file online before midnight on 31 January 2017. So, to avoid being one of the 385,000 people who filed on the last day or the 2,044 filing on Christmas Day last year, Charlotte Wright of Foremans LLP provides the answers to some frequently asked questions.

Do I need to file an income tax Self-Assessment?You must file income tax returns if you are self-employed, a company director, a partner in a business partnership or in receipt of more than one source of income.

Why would I need to file a Self-Assessment?You may have received income which has not been taxed at source on which you should pay tax. Alternatively you may have had too much tax deducted from income received, including under the Construction Industry Scheme (CIS).

How can I reclaim any CIS deducted?You can reclaim any CIS deducted from you personally by completing your Self-Assessment. You will need to record the full amounts of your invoices as income along with any deductions contractors have made in the ‘CIS Deductions’ box.

If you are unsure how to complete and file your Self-Assessment it’s worth appointing a qualified accountant to assist you, as errors can be costly.

Will I get a refund of all of the CIS deducted?Your tax and NI due for the tax year will be calculated and any CIS already paid deducted from the tax due. You may have to pay HMRC

some tax and NI if your CIS deductions are less than the total due. If your CIS is greater you should receive a refund.

I have been asked to make a Payment on Account for my Self-Assessment income tax. What is this?A payment on account is an

amount of tax you will be asked to pay in advance of your next income tax calculation.

Payments on account for 2015/16 are due on 31 January 2017 and 31 July 2017. These amounts will then be deducted from your income tax due when it is calculated.

Can I get a repayment if I have paid too much?Yes. At the time of submission of your data for the tax year HMRC will complete a calculation and deduct any payments on account made. Any overpayment should be refunded to you.

So, to avoid being forced to use one of the exceptional excuses heard by HMRC last year including ‘My tax papers were left in the shed and the rat ate them’ and, my personal favourite, ‘I had an argument with my wife and went to Italy for five years’ start planning your tax return now.
