Essential qualifications: MRICS or equivalent

Main Duties:

To assist the Senior Retail Acquisition Surveyor in the provision of retail property expertise to enable to Charity to achieve its aims in acquiring a larger and enhanced operational retail portfolio.

To work closely with the CP Retail team and retained retail acquisition agents in order to carry out research into potential new shops and to achieve the subsequent acquisition of those deemed suitable.

To carry out regular surveys and inspections of existing CP retail properties and to prepare maintenance programmes and/or refurbishment specifications as a result of identified wants of repair and to reduce eventual dilapidations liabilities.

To provide surveying services to the CP retail portfolio as required, including liaison with managing agents, landlords, agents, neighbouring occupiers, solicitors, local authorities and other statutory bodies.

To instruct and manage specialist external surveyors as required for matters such as pre- acquisition surveys, rent reviews, rating advice, etc.

To act for and/or advise CP Branches and the Retail Team in any property matters which may arise through the operation of their charity shops.

To provide professional surveying and estate management services to the rest of the CP property portfolio as required, for example to provide holiday and sickness cover for other surveyors or to assist during peak workloads.

To steer CP towards sustainability in all its property operations and projects.

To work closely with the CP Health & Safety Manager, particularly when designing facilities for ease of safe operation and taking account of ergonomic and other particular requirements of staff and visitors

To ensure careful cost control of all work through effective contract administration and financial management procedures and liaison with the Finance team.

To co-operate with other members of Property Services, including attendance (which may be via conference call) at regular team meetings to provide timely information to the Head of Property

In common with all posts, ensure compliance with Cats Protection’s policies and procedures, statutory obligations and best practice, and to undertake such other duties as may be reasonably required by the Chief Executive. CONDITIONS OF SERVICE

SalarySalary will be £36,172 to £38,214 per annum. Salaries are reviewed annually on 1 June. There is no contractual entitlement to any increase in basic salary.

Hours of workThe normal hours of work are 35 hours per week. Due to the nature of the role, the post holder may be required to work additional hours to ensure the proper performance of the duties and this may mean that the post holder will work in excess of normal business hours. No overtime is payable but with the prior approval of the Chief Executive the post holder will be entitled to time off in lieu.

Place of workAlthough this is flexible and can either be home-based or based at the National Cat Centre, it is expected that the post-holder will live in one of the areas covered by the post, namely the Midlands, South of England, West of England, South Wales or East Anglia.During the course of your employment, you may be required to travel to various locations in the UK on CP business. Travel and subsistence expenses will be reimbursed as detailed in the Employee Handbook.

Annual leaveIn addition to bank and public holidays, the annual leave entitlement is 20 days annual leave rising by one day for each completed year of employment up to a maximum of five extra days. The holiday year runs from 1 January to 31 December.

Other information An appointment is made subject to a satisfactory medical questionnaire and references. Permanent positions are subject to a probationary period of three or six months.

Cats Protection has a restricted smoking policy. Smoking is only permitted in designated areas during lunch breaks and not in CP cars.
