Background
Under the Indo German Bilateral Development Cooperation, in the field of environment, GIZ the Deutsche Gesellschaft für Internationale Zusammenarbeit (GIZ) GmbH, a federal enterprise with operations around the globe, supports the German Government in the fields of international cooperation for sustainable development and international education. GIZ supports people and societies in shaping their own futures and improving their living conditions. GIZ provides technical cooperation under the “Sustainable and Environment-friendly Industrial Production” (SEIP) project to the identified partner agencies at central, state and local levels, on various identified priority topics. The SEIP Project works on selected industrial areas in Gujarat, Delhi, Uttarakhand and Andhra Pradesh. One of the important aspects has been introducing proper site master planning methods so that sustainability aspects are well integrated.
The SEIP project has an indicator related to demonstrating practical examples regarding management and planning methods of sustainable industrial zones supporting women employment and entrepreneurship. The project had earlier supported in planning of Green Industrial Park at Nandigama exclusively for women entrepreneurs, The Association of Lady Entrepreneurs of Andhra Pradesh (ALEAP), established in 1993. ALEAP is a state Level Organization with an objective of upliftment of women and empowerment through establishing Small and Medium Enterprises. The project has also developed Sustainability Standards, including provisions for enabling women entrepreneurs and women employees in the industrial parks. ALEAP has developed the first Women Entrepreneur's Industrial Estate in India at Gajularamaram near Hyderabad in Ranga Reddy District of Andhra Pradesh. ALEAP has also developed another multi product industrial cluster for women entrepreneurs with a thrust in Food Processing at Nunna near Vijayawada in Andhra Pradesh. GIZ has provided technical support to ALEAP in planning and developing the industrial estate at Nandigama near Hyderabad. Continuing this engagement, as part of SEIP’s on-going activities, technical support to ALEAP in planning the new industrial estate at Visakhapatnam district as model sustainable industrial park is now intended.
ALEAP is now proposing to develop an industrial estate in Gidijala, Visakhapatnam District in an area of about 50 acres with the provisions for enabling women entrepreneurs and women employees to work in the industrial park. For supporting the activities related to planning of new industrial parks / clusters, GIZ has engaged Greeninfra Creations, to undertake the responsibilities of providing a conceptual master plan.
Vision for the Industrial Park
The vision of ALEAP, GIZ and GIC is to develop a new model green and sustainable industrial park which would provide a favourable environment for women employees and entrepreneurs. The industrial park would incorporate sustainability aspects, green building concepts, renewable energy technologies, state-of-art technologies, cost-effective infrastructure, gender inclusive features and environmental resource management.
Scope of GreenInfra Creation’s Consultancy Services
The objective of GreenInfra Creations is to prepare a conceptual site master plan for the new industrial park of ALEAP at Gidijala, in Visakhapatnam district, Andhra Pradesh. The proposed site area is of approximately 50 acres. The conceptual site master plan forms a basis for developing eventually a

detailed site master plan as well as detailed architectural designs so as to make the industrial park a model green and sustainable industrial park, keeping focus on women-friendly infrastructure.
Scope of services includes:
• Preparation of Conceptual Master Plan
• Site analysis and assessment of the proposed industrial park.
• Conduct stakeholder consultations and needs assessment in order to develop the overall vision and objective of the industrial park.
• Apply the Sustainability Standards developed by GIZ, specifically looking at gender inclusion and women-friendly infrastructure requirements.
• Apply the required statutory requirements in the plan so as to make the industrial park as a model green and sustainable park.
• Prepare design concepts of various prominent features of the industrial park along with 3-D visualisations.
• Prepare a presentation and a 3-D walkthrough of the site highlighting the sustainability measures incorporated.

Brief description of the Site and its surroundings
The location of the proposed site is designated with Latitude 17o-900’ North - Longitude 83o-314’ East on the North-West corner of the site, and Latitude 17o-909’ North – Longitude 83o-302’ East on South-East corner of the site. As indicated in the maps provided by APIIC Visakhapatnam, the APIIC has allocated 63 Acres of land for industrial development in the Gidijala region, out of which 50 Acres of the land would be earmarked for ALEAP IP. The location of land for the proposed Trade Centre has been identified on the southern edge of the proposed IP. As per the information from APIIC the earmarked land complies to the DTCP planning guidelines.
Out of the 63 Acre land indicated by APIIC the ALEAP proposes to develop the IP within 50 acres on the northern edge of the total site. The profile of the proposed site is more or less rectangular with its wider edge abutting the existing 40 ft. wide district road. The altitude of the site, above mean sea level, varies between 70 meter at the road level and 90 meters at rear end, across the site.
The topography of the proposed site and its surrounding area is a combination of plain lands and hilly terrains as depicted in Figure No. 10 and attached in Annexure I. The site is situated on a uniform and gradual slope of Tarluvada foot hill. The elevation of the tip of the Tarluvada hill is 400m above Mean Sea Level and the elevation of the foot hill is 100m. The abutting road is at an elevation of 70m.

The appropriate execution of the proposed plan envisages achievement of the following.
