Overseal is situated near the market towns of Ashby de la Zouch and Burton On Trent in the heart of the new national forest.The village was once part of the district of Seal, which included quite a few settlements, many of which form Netherseal

and Overseal in modern times. The “Seal” suggests the area was once heavily forested and Nether means ‘lower’and Over means ‘upper’.

"Over Seal, called also Little and Spital Seile, was one of the lordships given, in the reign of Henry III,by William de Meisham, in marriage with his daughter, to Wm. de Appleby, together with a park,a wood, and a mill, called Woodlandes. The services of this and another manor, the same Wm.de Meisham, about 1250, gave to Merevale Abbey, Warwickshire. A third manor was afterwardsheld by Lucian de Deserto, and a fourth by the Vernons, of Haddon, Derbyshire. But in the earlypart of the 13th century, all these manors were held under Wm. de Ferrariis, Earl of Derby. In1205, a curious agreement was made between Lucian of "Scheyl Minor" and the rector, respecting the maintenance of a resident chaplain, on his estate, to celebrate mass in the chapelthere, three days a-week. In the 16th century, Sir Wm. Gresley, of Drakelowe, bought this manor, and in the following century, it passed to the Morewoods, of Netherseal."

The Surrounding CountrysideMoira Furnace is a nineteenth-century blast furnace, which has been expertly preserved by English

Heritage as a scheduled monument. The building itself houses touchscreens, hands-on interactivities and displays showing how the furnace

worked and the history of the buildings on the site.There are craft workshops on the site, where craftsmen produce pottery, soap, and stoneware.

The newly-opened section of the Ashby Canal runs alongsidethe furnace. The site has woodland areas, little smelters, anadventure playground and also has access to 2.5km ofoff-road cycling and walking.

CONKERS, located at the Heart of the National Forest fivemiles from Junction 11 on the M42, is a unique mix of indoorand outdoor hands on experiences which keep visitorsengaged for hours.

Of interest to visitors is Grangewood Garden Centre, situated in the Walled Garden of Grangewood Hall.

In addition to garden products, the centre houses craft rooms,pine furniture, aquatics and a tea room.

There is a village primary school, a community centre and a pub called the Robin Hood Inn.

SPECIFICATIONS OF WORKS

Clay roof tiles, quality facing bricks, windows, external doors,brick detailing, stone cills and cast iron rain water goods tocompliment the adjacent stable block to Overseal Manor.

Windows and external doors will be double glazed inPilkington ‘K’ glass.

First floor will be softwood tongue and grooved floor boards.

Internal doors: Four panelled wood grain doors.

Ironmongery: Scrolled brass to internal doors. Kirk-Patrickantique black furniture to the external doors with 5 lever security locks.

Architraves: 75mm torus. Skirting Boards: 125mm torus.

Window Boards: MDF

Staircases: Hemlock turned newel posts and spindles.

Electrical installations: Generous amount of power points, lowvoltage lighting to kitchen and bathrooms, T.V. points to twobedrooms, B.T. points to hall, kitchen and master bedroom.

Heating: Full gas fired central heating. Thermostatic radiatorvalves. Ground and first floor separately zoned to work independently.

Hearth and surround: A sum of £750.00 has been included.

Sanitary fittings: The Heritage Collection ~ The Rhyland orReflection suite including oak w.c. seat and bath panels.

Plumbing: washing machine taps, dishwasher taps, outside tap,sink unit in the utility room.

Floor tiling: Ceramic floor tiling to the kitchen, breakfast areaand utility room.

Wall tiling: 500mm tiling above the kitchen worktop. 200mmabove utility worktop. Half height tiling to the bathrooms andensuite, full height above the shower trays.

Kitchen units: Good quality range of kitchen and utility units.

Appliances: 11⁄2 bowl sink to kitchen and single bowl to the utility room, dishwasher, fridge, freezer and gas hobs and gasdouble oven.

Decorations: White emulsion to ceilings. Magnolia emulsion towalls. 3 coats stain to the staircase. Prime, undercoat and glossto all woodwork and doors.

Covering: 125mm Gyproc covering to all ground floor roomsand landing.

Security alarm: Cover to garage, dining room, lounge, study,hall, landing and master bedroom.

External paving: Clay blue paving to the internal perimeter ofthe courtyard and external perimeter. Breedon gravel to thecourtyard.

Garden walls: 1.8m high walled gardens in brickwork tomatch the house.

Entrance drive: Tarmacadem base and wearing cos.

External Planting: Avenue of lime trees to approach road, topsoiled and bark mulch border with spring bulb bedding. Turfingrear gardens.
