Re: Certificate of Appropriateness for 1413 S. Lamar Blvd, Oxford, Mississippi
Based on our conversations, I have revised the request to renovate the house instead of replicate it. Although I thought the finished project would be better with new construction, I now understand the intent of your guidelines and have modified our strategy.
The house requires an extensive amount of work, including these exterior renovations / modifications:
1) Repair / Replace the perimeter foundation wall and inner supporting piers using concrete block with old brick veneer.
2) Replace exterior siding with new painted wood siding matching 5” exposure of existing siding on the older part of the house. Exterior trim details including corner boards, window trim, decorative rake boards and attic vents will be reused or replicated to match existing.
3) Replace wood windows with new all wood windows in 2 over 2 lite patterns. There are many different lite patterns on the house, but this pattern is the one we think is best with the proportions of the house. The louvered wood shutters will be replaced with new painted proportionally appropriate wood shutters and hardware.
4) Existing front porch will be removed and rebuilt matching current footprint, bearing height and roof slope. New porch columns and details will be more appropriate to the home’s style. The porch floor will use brick salvaged from the project. The doors at each end of the porch into the flanking wings will be removed. They conflict with the roof and are not needed.
5) The two existing chimneys flanking the main center section of the house will be rebuilt, matching the existing height and detail. The two smaller chimneys on the front wings will be removed.
6) A previous small addition to the south side of the south wing will be removed. 7) The roof structure over the existing garage wing will be reframed to match the existing roof
slopes of the older part of the house. 8) The roof will be Sienna designer asphalt shingles by GAF. 9) The existing front porch light fixtures will be replaced with new copper gas fixtures.
Also, there will be several additions on the rear and sides of the house.
1) A bathroom and will be added to the rear of the north front wing. It will be set back to distinguish the addition from the existing wing.
2) Additional space will be added to the northeast back corner, squaring off the plan. Again, we have held the wall back from the existing corner a small distance to distinguish the original form.
3) A side porch will be added between the south front wing and the rear garage wing.
