Riverstone has again been in-cluded among the nation’s 20 top-selling master-planned com-munities, according to lists re-cently released by two independent research fi rms.

John Burns Real Estate Consult-ing and Robert Charles Lesser & Co. have listed the Fort Bend community as the highest-ranked Houston-area development, with 441 homes sold last year. River-stone lands at No. 18 on the RCL-CO list and No. 20 on the report compiled by John Burns Real Estate Consulting.

“Riverstone still posted amazing numbers, even though there were fewer new home neighborhoods in 2016 versus the previous year,” said David Jarvis, senior vice president with John Burns Real Estate Con-sulting. “Riverstone is well-located, has the amenities people want and is zoned to a school district known for academic excellence.”

Riverstone has been among the nation’s 20 top-selling communi-ties since 2011.

Riverstone is one of four proj-ects by Johnson Development to

rank among the 30 top-selling master-planned communities in the nation. Others included on the lists were Cross Creek Ranch in Fulshear, Woodforest in South Montgomery County and Sienna Plantation in Missouri City.

Th e 4,000-home Riverstone is a 3,700-acre master-planned com-

munity near U.S. 59 and Texas 6, Th e Fort Bend Parkway Toll Road and Texas 288. Th e development, which is designed for 6,000 homes during the next eight years, has 250 acres of lakes, 20 miles of hike-and-bike trails and 500 acres of open spaces and park lands. Retail is following rooft ops in Riv-erstone.

Johnson Development Corp. is moving forward on plans for restau-rants, shops, offi ces and perhaps a gro-cery store in the Sugar Land master-planned community, which ranked as the top-seller in Texas in 2014.

Th e Houston-based developer sold 9.6 acres of land in March to River-stone Commercial Development LLC to develop into a mixed-use neighbor-hood center. Th e center, which will have a mix of retail, restaurants and offi ces, will be located on the southeast corner of LJ Parkway and University Drive, near Highway 6

Jennifer Johnson with Johnson Development represented the seller. Houston-based Wulfe & Co. repre-sented the buyer, the Momin family in Sugar Land.

Riverstone Commercial Develop-ment plans to subdivide the land into six or seven retail pad sites intended for stores, restaurants, medical of-fi ces, a bank and a day care center with a play area. Wulfe & Co., which is marketing the site, has received several letters of intent expressing interest in the property, said Kristen Barker, the company’s senior vice president.

“Th is is coming in as one of the fi rst larger-scale centers in Riverstone,” Barker said. “A lot of people want the location near Highway 6. Some tenants have to be on major freeways, but oth-ers want to be closer to rooft ops where

they can be more convenient to their customer base.”

Riverstone Commercial Develop-ment will develop the land and de-liver it to buyers in about eight to 12 months, Barker said.

Johnson Development has plans for more commercial development at the intersection of LJ Parkway and University Drive, according to Jennifer Johnson.

On the northeast corner, across the boulevard from the mixed-use neighborhood center, Johnson is plan-ning a larger commercial and retail development on 42 acres, which may host Riverstone’s fi rst grocery store. Another nine-acre site on the south-west corner, near the CVS pharmacy, is also planned for more commercial and retail, Johnson said.

Riverstone is attracting commercial interest because of its location in Sugar Land and its high-end demographics. Th e average household income in the area is between $123,000 and $173,000, and the average home price in River-stone is $542,600.

“Th at intersection in particular is a really nice intersection with the bypass from Highway 6,” Johnson said. “We’ve had an incredible amount of commer-cial developers interested. Th e timing is right, the demographics are right, and the location is right.”

Last year, Riverstone opened its fi rst luxury apartments and a neighbor-hood amenity center, which features a playground with a 100-foot-long zip line.

Two builders have started model home construction within a new Riv-erstone neighborhood that is selling so fast, few homesites could remain when the models open this summer.

Partners in Building began presales in the Enclave at Riverstone in August and has since sold nine of its 21 avail-able homesites for an average price of more than $1.4 million. Fedrick, Harris Estate Homes started home sales in Oc-tober and has sold three homes for an average price of $1.5 million. Fedrick, Harris also has 21 homesites.

“Our projected velocity for a neigh-borhood at this price point is one per month or less,” said Jim Lemming, president of Partners in Building. “We have doubled that velocity at the Enclave at Riverstone with no model home and the neighborhood still under development. Th at’s impressive.”

Both builders have model homes under construction in the 23-acre gated neighborhood, with tentative opening dates set for this summer. Th e Enclave at Riverstone will feature custom home designs that appeal to the area’s diverse population. Partners in Building is of-fering optional features such as prayer rooms and multigenerational suites. Its model home is a Mediterranean-styled design and with distinctive arches, a domed roof and interior courtyard with a fountain. Homes by Partners in Building in the Enclave at Riverstone

will range from 3,750 to 8,500 square feet with prices from $1 million to $2 million.

Fedrick, Harris Estate Homes, the custom division of Newmark Homes, also is adding unusual design options to its Mediterranean-inspired homes, including a golf simulation room, piano room, two-story master closets, towers and more. Homes will range from 4,900 to 6,000 square feet with prices from $1.3 to $1.7 million. Th e model home’s exterior will off er arched elements rem-iniscent of the Rialto of Venice on the Grand Canal and clearstory windows. Interior highlights include a marriage of antiquity and modern design with a sunken wine storage and tasting room, a 14-foot groin-vault ceiling in the dining room and a children’s reading tower.

“Th ese customizable plans will ap-peal to a range of buyers,” said Mike Moody, president of Newmark Homes. “Th ese are just some of the design op-tions we can recommend as buyers look to fully customize their homes.”

Both builders are pleased with the early sales success.

“We are thrilled, but not surprised, by the immediate strong demand for both the home and the location at Enclave at Riverstone,” Lemming said. “Th is is one of the best and last pieces of land available in Riverstone.”
