2020Park, Pavilion, and Playground

2020 Annual Association Dues and fines (if applicable)

must be paid in order to get your gate access cards.

Cards are needed for access to the park, pond, and pavilion. Cards are valid until April 30, 2021

All park facilities will remain open from 7am – 9pm

Pool cards are not needed to attend events,

ALL CCF 12 homeowners are welcome

Speaking of the park, on September 27, at 2:24am two minors were seen on

camera trespassing, climbing over the pool gate and such. Because they

appear to be minors, we are not sharing the very clear photos with anyone

except the constable. We are hoping the constable will recognize them and

we won’t have to go to the Sheriff and file trespassing charges. If anyone

knows anything about this matter, please contact Lisa at (281)-599-0098.

CCF 12 - Volunteers Needed Some of us have more time than others, we understand. Sometimes we are concerned that if we say we can volunteer to help, we’ll get roped into much more than we planned, who hasn’t! Our Social Committee really needs help with events but you need not feel that you’d have to be involved in every single event. The goal is to get a list of people we can call on for periodic help with events, these people are vital to the rest of the committee. And every now and then, we could use a carpenter for simple props. If you feel you might at some point be available to help, please email us at

[email protected] and let us know, by all means, if you have a talent you think we could put to good use, tell us what that is!

We hear ya! While everyone cares about keeping our home values up by taking care of our yards, not everyone wants their ditch mowed by someone else.

Deed Restriction Notices The Board of Directors has asked Magnolia Property Management to monitor and send out correspondence to residents who may possibly be in violation of the Covenants, Conditions and Restrictions (CCR’s) and Deed Restrictions. The Deed Restrictions are usually given to home buyers when they close on the purchase of their home. If there is not a copy with your closing documents, you can obtain a set as they are on file with Montgomery County and on the magprop.com site. Deed Restrictions are in place to assist in protecting the property values and livability for all residents, inside the Deed Restrictions are things such as Rules of Conduct regarding violations. When there is a possible violation, the first step is a Courtesy Letter. This letter will let the owner know what the violation may be. As the owner, if you do not agree with what is stated in this violation, we respectfully encourage you to contact Magnolia Property Management via phone at 281-599-0098 or by emailing [email protected] to discuss the situation. If you do agree with what is stated in the courtesy notice you are required to address it within 30 days. Thank you!

SERIOUSLY? WHAT ARE THEY THINKING? It has been reported that people are burning household garbage and furniture in CCF12. If you think someone is doing this please notify TCEQ at (512) 239-1000 immediately and they will check out the complaint.

Have you ever seen a large wooded area in the subdivision and wondered who owned it, well it’s very likely it is owned by the Association. While the Association owns the land, they don’t own the right to use it, meaning no humans are to be on the property at any time. Years ago, there were reports of people putting up deer stands, illegal hunting, using ATV on the property, and loitering on the land. THIS IS NOT PERMITTED. Should someone be found on the property, the Sheriff’s department could arrest them for criminal trespassing. If these areas are used, it will lead to fencing which will take away from the beauty we all enjoy and the cost of that fencing could ultimately lead to an increase in Association dues.

Oh Deer! What can the matter be?

Love ‘em or not, deer are a very big part of our neighborhood. Here is some information

from

Overabundant deer in close proximity to people cause concerns such as: • Automobile accidents from deer collisions or drivers trying to avoid deer. • Severe damage to landscaping. • Buck (male) deer that are unafraid of people can be dangerous during the breeding season (fall and winter). • Increased numbers of disease causing agents such as ticks carrying Lyme’s disease.

• Deer feeding resulting in more reproduction and further aggravation of all overabundant deer concerns

Lots of People Want to Know:

What Can Be Done About Speeding in CCF? Many of the Board meetings begin with residents concerned about speeding. Speeding is a problem and we do have constables on duty, and YES they do issue tickets. It’s easy to say, “increase their hours” however, every dollar we spend over our budget lends to the possibility of an Association Dues increase. If a person sees the speed limit sign and is still willing to speed, putting up another sign probably won’t matter to them. Because we do not have fire hydrants, we count on our fire department for our lives and our property. Fire Department and EMS vechicles can not maneuver safely over speed bumps on the road. So for now, it’s probably best to watch our own speed and encourage others to do the same.

What’s Up With The Brown Water? First, it’s logical that if there is damage to a pipe that most likely dirt will get in the pipe and have to be run off through the pipes that branch off that main pipe, ok, we get that, but maybe you have other concerns about our water. If you have any questions, please call our water company, AquaTexas at 877-987-2782 . Homeowners should receive notification calls or texts regarding water issues. If you want to confirm you will receive notices, call them and make sure they have the correct contact information for you. Concerns or complaints should be directed to AquaTexas or Texas Commission on Environmental Quality (TCEQ) at 800-777-3186. You can also use the form on their website https://www.tceq.texas.gov
