All work will be performed by experienced professionals, at a minimum of inconvenience to the residents. All employees will wear company identification clothing and conduct themselves in a professional manner at all times.
Superintendent will monitor and manage the painting project on a daily basis, ensuring safety, contractual compliance and quality assurance.
A foreman will be present on the job at all times; he is an English speaking veteran painter. Only skilled workman, with qualified supervision will be used on this project at all times.
We have our own safety programs in force, and we comply with all applicable O.S.H.A. regulations. We are aware of the difficult areas of this project, and are prepared to tackle them in a safe and organized manner.

Surfaces will be hydro-pressure washed at a pressure of 2,500 to 3,000 p.s.i. to thoroughly clean and remove surface contamination and loose or unsound coatings, which will leave cleaner surfaces ensuring topcoat adhesion.
• We will comply with all E.P.A. regulations and use best management practices. Water reclamation will be used as found necessary.
• We will clean mildew with cleaner and powerwash to remove surface contaminations. Mildewed areas will be treated with an environmentally-safe bleach concentrate to help prevent further mildew, algae and mold re-growth.

GUTTER CLEANING
Pro-Tech Painting will conduct a gutter cleaning on all buildings at no charge if awarded the painting project.
SCRAPING
Wood trim and metal surfaces will be scraped, sanded or wire-brushed to remove loose paint and foreign matter followed by spot-priming bare areas with a wood undercoat primer prior to topcoating.
MASKING & PROTECTING
Surfaces not to be painted (i.e., plants, concrete, windows, hardware, etc.) will be covered and protected with drop cloths and/or 2mil clear plastic.

Wood Preparation
Wood trim surfaces will be scraped and wire-brushed to remove loose paint and foreign matter followed by priming bare areas with a wood undercoat primer prior to topcoating.
• Wood trim boards that have loose or “popped” nails will be reset. Wooden boards that are away from original framing will be re-secured with galvanize wood nails. Nailheads and metal brackets will be primed.
• Fill in cracks in wood using appropriate sealant.
Metal Preparation
Metal and/or wrought-iron surfaces will have all loose paint and rust-scale removed by scraping and/or wire-brushing followed by hand sanding (medium grit) to dull existing sheen. Bare and/or rusted areas will be primed with a red oxide rust-inhibitive metal primer prior to topcoating.
Exterior Door Preparation
Exterior doors shall be clean and free of surface elements; hand sanded to dull existing sheen for paint adhesion followed by priming bare areas with an appropriate primer prior to topcoating. Hardware will be masked off and protected as needed.

All painting of designated surfaces will be performed in accordance with the manufacturerer’s specifications after complete preparation of surfaces. We will apply paint evenly with proper mil thickness and free of drips or runs.
All paint coatings will be applied at package consistency, WITHOUT THINNING to ensure maximum paint film thickness and superior durability. Method of application is to spray larger surface area (eaves and body) and brush and roll exposed trim areas; such as fascia, doors, decorative trim, and metal railings.
At least (1 ) one gallon of each color (flat finish products only) will be labeled and left for the Association at the completion of painting project.

• All debris will be disposed off of the Association’s property.
• We will handle all paint waste and left over unwanted paint used on the job. It will be disposed of by environmentally safe and legal methods.

WarrantyQUALITY ASSURANCE GUARANTEE
Pro-Tech Painting Company will guarantee stucco, wood and metal against paint peeling caused by improper preparation and material application from time of completion.* Physical abuse, rust reoccurrence, flat horizontal surfaces, water sprinkler contact to painted areas, structural/moisture-related problems, and other paint failures due to conditions beyond Pro-Tech Painting Company’s control are excluded. Response time of 7 days on guarantee work. Should a warranty issue arise, it is important for the Association to establish that the existing problem is an item covered based on the description of the guarantee.
Pro-Tech Painting does not warrant the performance of either the substrate or other paint products applied previous to this contract.
Pro-Tech Painting does not warrant planter walls, retaining walls, or walls without weep screed. All of these surfaces are excluded from warranty.

• Water may protrude through door edges and window seals. For precautionary purposes any items you want to protect should be removed to a secure area, and perhaps towels put in place. Pro-Tech Painting will not be responsible for moisture intrusion between window panes.
• We will comply with all E.P.A. regulations and use best management practices. Water reclamation will be used as found necessary.
• Water to be provided by La Playas Homeowners Association.

EXTERIOR APPLIED FINISHES
1. COLORS: Match existing or of similar colors. Colors must be selected and approved prior to commencement of the project. Must correlate with coats to cover. Substantial color change (e.g. a light color painted over a darker color or vice versa) is subject to additional labor and materials charges.
3. This proposal is for repainting the same number of existing colors on the building/surfaces. If additional accent colors are selected, additional labor and materials will apply unless specifically called out on this proposal.

EXCLUDED ITEMS
Excludes the painting of the stucco, vinyl siding, garage pedestrian doors, garage doors, utility cabinets, homeowner/tenant added structures and doors, fire extinguisher boxes, window mullions, security doors, light fixtures, roof jacks, window bars, any surfaces on the pool building and any other items not listed as an inclusion.
PROJECT SCHEDULING AND NOTICES
Management, HOA Board and all residents will be notified in writing to identify Pro-Tech Painting Company and explain the project and work to be scheduled on their unit/building.
PROJECT LOGISTICS
1. All work will be performed by experienced professionals, at a minimum of inconvenience to the residents. All employees will wear company identification clothing and conduct themselves in a professional manner at all times.
2. Superintendent will monitor and manage the painting project on a daily basis, ensuring safety, contractual compliance and quality assurance.
3. A foreman will be present on the job at all times; he is an English speaking veteran painter. Only skilled workman, with qualified supervision will be used on this project at all times.
4. There is limited access around sprinkler’s or roof tiles and these areas may only be accessible by walking on the existing ground cover or roof tiles. Pro-Tech Painting’s crew members are very experienced at working around fragile areas and walking on roof tiles. We will make every effort to avoid unnecessary damage. However, this proposal does not include the cost for labor and materials for repairs or replacement of sprinklers, plant material, ground cover, broken tile, or other roofing materials.
5. Estimated time to complete painting project is approximately 3 – 4 months, depending on crew and weather. Contractor can accommodate any schedule if requested by the HOA Board or Management.
6. Landscapers and/or homeowners/Management are responsible for the pruning, removal or alteration of trees and foliage prior to starting on the buildings. A minimum of 12 inch clearance from surfaces to be painted is required.
7. STORAGE OF MATERIALS: The Association will provide 2 parking spaces for the Contractor’s painting container. All equipment, materials and tools will be removed and stored on an on-site storage facility.
8. All work areas will be left clean and orderly at the close of each work day. All debris will be disposed off of the Association’s property. We will handle all paint waste and left over unwanted paint used on the job. It will be disposed of by environmentally safe and legal methods.
9. Pro-Tech Painting will not be responsible for making any structural repairs to the surfaces being painted (e.g. dryrot, termite damage, rust deteriorated metal, etc…). Association and/or Management are responsible for repairs in need prior to painting.
PROTECTION OF ROOF TILES
1. Pro-Tech will use the thinnest construction plywood, 1/4” thick and 2’x4’ wide. It would have some light-weight non-slip surface attached (stapled or glued) to it. It will be laid down on the roofs in the appropriate places prior to work starting.

2. Workers are trained not to step or stand on ridge tiles or tiles at the edges or ends of any section. Pro-Tech Painting is also capable of replacing tiles if broken by crew..
EPA LEAD INSPECTION LAW
Per the lead contamination law, effective April 22, 2010, Pro-Tech Painting must comply with all lead-safe work practices as a certified renovator by the United States Environmental Protection Agency, including containing the work area, minimizing dust and cleaning up thoroughly to prevent any possible contamination on the jobsite for pre-1978 housing and child-occupied facilities. These work procedures will be followed for this project and are included in the price listed below.
Lead: Pro-Tech Painting Company’s scope of work shall not include the identification, inspection, detection, abatement, encapsulation or removal of lead-based paint or other products or materials containing lead or similar hazardous substances.
Following the EPA Lead-Law Regulations, the actual testing of pre-1978 housing and facilities is not included in this contract, but can be arranged by Pro-Tech Painting before the commencement of any project for an additional fee and contract.
QUALITY ASSURANCE
GUARANTEE: Pro-Tech Painting Company will guarantee wood for a period of 5 years and metal for a period of 1-year against paint peeling caused by improper preparation and material application from time of completion. SIGNING BONUS
1. Pro-Tech Painting will conduct a gutter cleaning on all buildings at no charge if awarded the painting project.
2. Pro-Tech Painting is B-Licensed to carry out wood repairs as needed. Dryrot and termite damaged areas will be red-flagged and we will work with the HOA to provide a separate fixed priced contract so that damaged wood does not just get painted over.
3. Pro-Tech Painting will apply free paint mock-ups, to assist with what the colors will look like on the building during the color selection.
4. Pro-Tech Painting will attend a special Homeowner meeting to discuss “What goes on during a paint project” and for a “Q and A” type meeting where homeowners may understand what they need to do to prepare for the painters..

BASE PRICE
WE PROPOSE hereby to furnish material and labor in accordance with above specification for the sum of:
Two Hundred Forty Thousand Six Hundred Dollars ($240,600.00)
Payment responsibility is to be made as follows:1. No down payment required to initiate the commencement of project.2. Progress payments may be arranged between contracting parties.
Change Orders and Additional Work: Any extra/additional work that is discovered after the commencement of project will be presented by Contractor to Client in writing with specifics as to scope of the work, charges and other details. Upon Contractors receipt of signed approval of “Change Order” this amount becomes part of the main contract pricing and incorporated within schedule of progress payments.
The balance due shall bear interest at the rate of 2.5% per month while outstanding, until paid in full. Upon the failure of Client to make payment as required herein, Contractor shall be entitled to recover, from Client, all costs of collection and enforcement, including actual attorney’s fees. The rights and remedies of Contractor are cumulative and may be pursued singly, successively, or together against client.
All material is guaranteed to be as specified. All work completed in a substantial workmanlike manner according to specifications submitted, per standard practices. Any alteration or deviation from above specifications involving extra costs will be executed only upon written orders, and will become an extra charge over and above the estimate. All agreements contingent upon adverse weather, strikes, accidents or delays beyond our control. Our workers are fully insured by Workman’s Compensation Insurance.

Pro-Tech Painting is Coming to Your Complex
WHAT ARE YOU PAINTING?The exterior of the Complex’s buildings will be painted starting in:
WHEN ARE YOU PAINTING MY BUILDING?We will be notified via a door flyer seven (7) days before we are tentatively scheduled to start your building. We will also notify you two (2) days prior to the specific start date via a door flyer similar to this one. In addition, you will always be able to check the status of the project through QualTrak at www.pro-techpainting.com. Your username and password will be provided on the next flyer.
WHAT DO I NEED TO DO TO GET READY?We need to have anything close to the building such as patio furniture, BBQs and planters moved away from the building. On the day of painting, any pets must be removed from the yard to allow safe access by our workers. As the date nears, you will also need to close all windows tightly as we will be washing the building.
HOW LONG WILL IT TAKE?We will be able to complete your unit in one to two days.
WHEN WILL MY FRONT DOOR BE PAINTED?It is important that we paint the edge of your front door in the open position. Someone will need to be home to open the door, so will find a time during the day or on a Saturday to paint your front door.
