YOUR RENT PAYMENT OPTIONS
PAY AT THE COMMUNITY OFFICEYou can pay by check or money order in person, or by mail at the community office. No convenience fees! We don’t accept credit or debit card payments in person or by phone at the community office.
You can make an Electronic Check (ACH) payment from your bank account online at MY.MCKINLEY.COM.
Register at MY.MCKINLEY.COM to have your rent and utility bill automatically withdrawn from your bank account each month. There is no convenience fee for any ACH payments!
You can also make a debit or credit card payment online at my.mckinley.com. Debit card payments are subject to a flat $4.95 convenience fee per transaction. Credit card payments are subject to a 2.85% convenience fee per transaction.
You can now pay your rent with cash at any CheckFreePay location! All you need to do is obtain your member ID from your community office and then pay with cash at the nearest CheckFreePay location. You’ll provide the agent your member ID, cash payment, and instructions that you’re paying your rent to “PayLease Community Payments.” The agent will provide you with a receipt. Payments are subject to a $3.95 fee.

GENERALCOMMUNITYRULES®ULATIONS1. OurcommunityadherestoaZEROTOLERANCEapproachtocriminalactivity.
Therefore,residentsandtheirguests/occupantsmustrefrainfromviolatingthecriminallawsoftheHillsboroughCounty,TheStateofFloridaandTheUnitedStatesofAmerica.Thisincludes,butisnotlimitedto,thoselawswhichprohibit:
a. Trespassing,loitering,solicitation;b. Manufacturing,delivering,possessingwiththeintenttodeliver,or
possessingacontrolledsubstancewithinthecommunity;c. Disorderlyconductd. Anyalcoholrelatedoffenses;e. Anyotheroffensethatendangersthehealth,safetyandwelfareoftheother
residents,theiroccupantsand/orguests,oremployeesoragentsofthecommunity.
2. Residents,theiroccupants,andtheirguestsarerequiredtoactinamanner,whichwillnotinterferewiththerights,comforts,orconveniencesofothers.
a. Theplayingofmusicalinstruments,radios,televisions,andhomeorcarstereosshallbedoneinamanner,whichdoesnotdisturborannoyotherresidents.
b. Laundryshallbedoneonlyintheroomsprovidedforthatpurpose.Dryingofpersonalarticlesoutsideofthelaundryfacilityoryourdwellingisprohibited.Clotheslinesareprohibitedoutsideoftheapartmentorinthecommonareas.Managementisnotresponsibleforlost,stolenordamagedarticlesorlostcoins.Acommercialcompanyoperatesthelaundryfacilities,butpleasereportmaintenanceneedstomanagement.
3. Residents,theirguestsand/oroccupantsmaynotinterferewiththeabilityoftheemployeesoragentsofthecommunitytoperformtheirjobs.Nonuisanceshallbepermittedonanycommunityproperty.Residents,theiroccupantsandguestsshallrefrainfromanyfoul,abusive,orthreateningcontactwithanemployeeoragentofthepropertyormanagementcompany.
4. Residents,theiroccupantsandguestsshallrefrainfromdamaginganypropertylocatedinorbelongingtotheproperty,agentofthepropertyormanagementcompany.
5. Exceptspecificallysetforthbelow,residentsmaynotkeepanyanimalonthepremises,eitherpermanentlyortemporarily.Ifaresidentwishestokeepananimalwithintheirapartment,theresidentmust:
a. Receivepriorwrittenpermissionfromthemanagertohousetheanimal;b. Payanon-refundablefeeplusanyadditionalmonthlyrentassetforthbythe
manager;c. Meetallcityandstaterequirementsregardinginoculations,licensing,size,
care,andsupervisionoftheanimalandprovidecopyofsametomanagement;

d. Supervisetheanimalatalltimesthattheanimalisoutsidethedwelling.Animalsmaynotbestakedorchainedoutsidethedwellingonthepropertypremises;noanimalsshallbeallowedonthebalconiesorpatios;
e. Cleanupaftertheanimal.
UNDERNOCIRCUMSTANCESMAYARESIDENTKEEPAPITBULL,AMERICANSTAFFORDSHIRETERRIER,STAFFORDSHIREBULLTERRIER,CHOW,ROTTWEILER,DOBERMAN,AKITA,ORANYMIXOFTHEABOVEMENTIONEDBREEDS.MANAGERHASTHEDISCRECTIONTODENYANYOTHERPOTENTIALLYDANGEROUSBREEDSASSEENFIT.
6. Residentmayexercisetheirownuniqueandindividualtalentstodecorateinsidetheirownapartment.Theapartmentmustbereturnedtoitsoriginalconditionatresident’sexpenseuponmoveout.
7. Residentsareprohibitedfrom:a. Placingsigns,advertisements,oranyotherletteringonanypartofthe
building;b. Attachingawningsorotherprojectionswhichmayprotrudefromthewallsof
thebuilding;c. Makingalterationsoradditionstothepremises(exceptasspecifically
allowedinparagraph6above);d. Installingadditionaltelephonewiring,telephonejacks,alarmsystems,or
cablehookupswithoutpriorwrittenconsentofmanagement;e. Erectingradioortelevisionaerialsorwiresonoraboutanypartofthe
buildingwithoutwrittenconsentofmanagement;f. Satellitedishesarestrictlyprohibited;g. Usingadhesive–backedpicturehangersorsimilardevices.
8. Residentsmusthelpmaintainthecleanliness,safety,andappearanceofthecommunity.Toaidthemanagementinthistask,pleasebeawareofthefollowing:
a. Managementisnotresponsibleforanyitemsstoredbyresidents,theiroccupantsortheirguests.Anystorageisatyourownrisk;
b. Residentsmaynotusefurnacerooms,boilerrooms,orcommonareasforstoragepurposes’;
c. Courtyards,halls,stairs,andwalkwaysaretobekeptclearofallarticlesandusedforentryandexitonly.Hallwaysarenottobeusedasplayareasandshouldbeobservedquietareas;
d. Balconiesandpatios(areasonableamountofpatiofurniturenotwithstanding)shallnotbeusedasstorageareas.Noanimalsshallbeallowedonthebalconiesorpatios;
e. Nocharcoal,barbecue,orotherfiresarepermittedonbalconies,patios,andcommonareasorinsidetheapartment;
f. Thestorageoffirearms,kerosene,gasoline,orotherflammableorexplosiveagentsisprohibited;

g. Thesweepingorthrowingofdebrisfrombalconies,windows,ordoorsontolawns,sidewalks,hallways,orintoventilationsystemsorelsewhereonthepropertyorinbuildingsisprohibited;
h. Windowsillsshallbekeptfreeofallpersonalproperty;i. Residentmustcarryrentersinsuranceincludingwaterbedcoverageinorder
tohaveawaterbedinapartmenthome.Residentagreestobefinanciallyresponsibleforanydamagetotheapartment,building,orotherresidents’belongingscausedbywaterbed,regardlessofwhethertherentersinsurancecoverssuchdamage.Residentwillbeexpectedtopayforsuchdamagewithin30daysofbeingbilledforsuchdamages.
j. Allparkingspacesareavailableonafirstcomefirstservedbasis.Novehiclemaybedrivenorparkedonthesidewalkorgrass.Nocommercialvehiclesmaybeparkedatthepropertyatanytime.Vehiclesmusthavecurrentlicenseandregistrationandbeinhighwayoperationalcondition.Ifvehicleappearstobeunmovedforaperiodoftime,theywillbedeemedinoperableandsubjecttotowingatowner’sexpense.Noboatsorotherrecreationalvehiclesarepermitted.Motorcyclesareallowedontheproperty;however,theymustbeparkedinthedesignatedparkingareas.Workingonmotorvehiclesand/orwashingmotorvehiclesonthecommunitygroundsisprohibited.Vehiclesthatdonotcomplywiththisparagraphwillbetowedatowner’sexpense;
k. Noprivaterecreationalequipmentmaybesetuporusedonthepropertyorstoredoutsideatanytime;
l. Bicyclesandtoyssuchastricycles,skateboards,roller-blades,scooters,etc.,maynotbeleftunattendedoutsideofyourapartment;
m. Climbingtrees,fences,andbuildingsisprohibited;n. Swimminginpondsisprohibited.
9. Thelawns,trees,andshrubberyareavaluablepartofthecommunity.Residentsareliablefordamagestheyortheiroccupantsorguestscause.
10. Alltrashmustbedisposedofinthedumpstersortrashcollectionreceptacleslocatedthroughoutthecommunity.Placingtrashorfurnitureonthepremisesisprohibited.
11. Managementreservestherighttofineresident$25.00fortrashnotproperlydisposedof(i.e.placedoutsidefrontdoor,inbreezeway/stairwell,communityamenities,etc.).Asecondviolationwillresultina$50.00fine.

12. Allchildrenundertheageof13musthaveadultsupervisionatalltimeswhenonthegroundsoftheproperty.
13. Toiletsandotherequipmentaretobeusedonlyforthepurposeforwhichtheyaredesigned.Grease,diapers,femininenapkins,andothersuchitemsshallbedisposedofwithgarbageintheproperoutdoorreceptacles.
14. Noequipmentmaybemovedorremovedfromanypartofthebuilding.Allequipmentandappliancesmustbepermanentlyretainedinitsoriginallocationandusedfortheintendedpurpose.
15. Allwindowcoveringsmusthavealightbeigeorwhitebackingexposedtotheoutside.
16. Residents, their guests and/or occupants are prohibited from operating a businessfrom the apartment.
17. Theresidentisresponsibleforperiodictestingofthesmokedetector(s).The residentistonotifymanagementonanyproblem,defect,malfunctionorfailureof thesmokedetector(s).Residentagreestoreplacethesmokedetector(s)battery,if anytimetheexistingbatterybecomesunserviceable.
18. TheAuto-Outdeviceinstalledinyourrangehoodoverthestoveisdesignedtohelppreventcookingfires.Ifafirestartsonyourstovetop,thedevicewillautomaticallydeployanon-toxicsubstancetoextinguishtheflames.Auto-Outisdesignedtobeaone-timeusedevice.PleasecontactyourCommunityManagerimmediatelytoobtainareplacement.Itisimportantthatyoudonotremove,tamperwith,orinanywayinterferewiththeplacementoftheAuto-Outdevice.IfyouhaveanyquestionsregardingyourAuto-Outdevice,pleasecontactyourCommunityManager.
EXTERMINATIONPOLICY
ItisunderstoodthattheLandlordwillmaintainaroutineexterminationprogram.Thisprogrammayincludemonthly,quarterlyorannualinteriorandexteriortreatments.InaccordancewithFloridaStatutes,residentherebyagreestopermitentryintotheirapartmenthomefortheexterminationtreatments.Shouldthescheduledtreatmentdatefallonaholiday,thenormaltreatmentwillberescheduledforadifferentdate.Shouldyouexperienceapestproblemduringatimethatisnotyourscheduledtreatmenttime,pleasenotifytheofficeat813-304-2776.Allrequestsaretobesubmittedtomanagementinwritingandneedtoincludetypeofpestandlocationofproblem/infestation.
Theexterminationscheduleisasfollows:
Ourprofessionallicensedpestcontrolcompanywillbeavailable upon request during business hours (Monday - Friday) toconductroutineouterperimetertreatments.Ifyouareexperiencinganyissueorconcernpleasenotifytheofficeat813-304-2776,beforethecloseofbusinessFridayevening,tobescheduledforavisitthefollowingweek.A24-hournoticewillbeprovidedintheeventthataccesstoyourapartmentisnecessary.Wearehappytoprovideserviceasneeded.

Fleas/BedBugs/RepeatTreatments
AsperFloridaStatue83.51(2)(a),unlessotherwiseagreedinwriting,thelandlordwillmakereasonableprovisionsforandbefinanciallyresponsibleforsuchservices.Ifitisdeemedbymanagementthattheinfestationisadirectresultoftheresident’sactions:i.e.fleatreatmentsinapartmentswithanimals,etc.theresidentwillbeheldliableforserviceexpense.Itistheresident’sresponsibilitytocomplywiththerequiredpreparationandposttreatmentprocedurestoensurenore-occurrenceofanyandallinfestations.Shouldactionsnotbetakentoensurethecomplianceoftheseprocedures,residentshallbeheldresponsibleforallcostsassociatedwithalltreatmentneeds.Further,failuretoremedyapestcontrolissueeitherthroughfailuretoreport,failuretocompleterequiredpreandpostpreparationsincludingfurtherinfestationtootherapartmenthomesintheimmediatearea,willresultinallchargesbeingassessedtotheresident.Failuretocomplyisdeemedabreachofleaseagreement.Bedbugtreatmentsinoccupiedapartmentsaredeemedleaseholderfinancialresponsibility.
DRUG-FREEHOUSING
Residentagreesasfollows:
1. Resident,anymemberoftheresident’shousehold,orotherpersonundertheresident’scontrolshallnotengageincriminalactivity,includingdrug-relatedcriminalactivity,onornearpropertypremises.“Drug-relatedcriminalactivity”meanstheillegalmanufacture,sale,distribution,use,orpossessionwithintenttomanufacture,sell,distribute,oruseofcontrolledsubstance(asdefinesinSection102oftheControlledSubstanceAct21U.S.C.802).
2. Resident,anymemberoftheresident’shousehold,guest,orotherpersonundertheresident’scontrolshallnotengageinanyactintendedtofacilitatecriminalactivity.Includingdrug-relatedcriminalactivityonornearthepropertypremises.
3. Residentsormembersofthehouseholdwillnotpermitthedwellingunittobeusedfor,ortofacilitate,criminalactivityincludingdrug-relatedcriminalactivity,regardlessofwhethertheindividualengaginginsuchactivityisamemberofthehouseholdoraguest.
4. Residentormembersofthehouseholdwillnotengageinthemanufacture,sale,ordistributionofillegaldrugsatanylocation,whetheronornearprojectpremisesorotherwise.
5. Resident,anymemberofhousehold,guestorotherpersonundertheresident’scontrolshallnotengageinactsofviolenceorthreatsofviolenceincluding,butnotlimitedto,theunlawfuldischargeofafirearmonornearthecommunity.

6. ResidentunderstandsthataVIOLATIONOFTHEABOVEPROVISIONSSHALLBEMATERIALVIOLATIONOFTHELEASEAGREEMENTANDGOODCAUSEFORTERMINATIONOFTHETENANCY.Asingleviolationoftheprovisionsofthisaddendumshallbedeemedaseriousviolationandthatasingleviolationshallbegoodcauseforterminationofthelease.Unlessotherwiseprovidedbylaw,proofofviolationshallnotrequirecriminalconviction,butshallbepreponderanceoftheevidence.
7. Incaseofconflictbetweentheprovisionsofthisaddendumandanyotherprovisionsofthelease,theprovisionsofthisaddendumshallgovern.
8. ThisLeaseAgreementisincorporatedintotheleaseexecutedorrenewedbetweenOwnerandResident.
ANIMALRULES®ULATIONS
Animalsarenotallowedunlessagreedtoinwritingbymanagement.Ifyouhavewrittenapprovaltohaveananimal,thefollowingrulesapply:
1. Theanimalmustnotexceedtheweightandheightrestrictionsassetforthbymanagement.
2. Aone-timefee,refundabledepositormonthlyfeemayapply,contacttheleasingofficefordetails.
3. Residentacceptsfullfinancialliabilityforanydamagesaidanimalmightcauseintheapartmentand/ortheapartmentcommunity,includinglawnareas.
4. Residentagreestopayforthefullreplacementcostofanycarpeting,flooring,draperies,blinds,furnishings,orotherpropertywithin30daysofreceivingastatementfromMcKinley.
5. ResidentwillregisterandinoculateanimalinaccordancewithanyrequirementofStateand/orlocallaw.
6. Residentagreestohavesaidanimal(s)spayedorneuteredassoonastheyareofage.
7. Residentagreesthatanyanimaloutsideoftheapartmentitselfmustremainonaleashandshallneverbestakedoutorleftonpatiosorbalconies.
8. Animalwasteistobepickedupimmediatelybyresident,placedinaplasticbag,anddepositedinatrashreceptacle.Managementreservestherighttofineresident$25.00foreachviolationforremovalofwaste.
9. Residentagreestoremovesaidanimalfrompremiseswithinseven(7)daysofnoticeiftheanimalisorbecomesanuisanceorinterfereswiththerightsofquietenjoymentofotherresidentsbecauseofnoise,odors,orotherproblems.
10. Anyanimalleftunattendedfor24hoursormoreorwhosehealthisjeopardizedbytheresident’sneglect,mistreatmentorinabilitytocarefortheanimal,shallbereportedtotheappropriatelegalauthority.SuchcircumstancesshallbedeemedanemergencyforthepurposeofManagement’srighttoentersaid

apartmenttoallowsuchauthoritytoremovesaidanimal.Managementacceptsnoresponsibilityforanyanimalifremoved.
11. ResidentagreestoremindManagementthattheyhaveananimalwhencallinginarequestforservice.WhenManagemententerstoperformrepairservice,inspections,etc.,residentagreestocageorconfinesaidanimaltoanarearemovedfromthewhereworkistobeperformed.
12. Residentunderstandsthatanyviolationofthisagreementconstitutesabreachofleaseandisgroundforlegalaction.
FailuretocomplywithAnimalRulesandRegulationswillbeconsideredaleaseviolation.Managementreservestherighttoassessfinesandissuealeaseviolationifanyoftherulesandregulationslistedhasbeenviolated.
SUPPORTANDSERVICEANIMALREGULATIONS
AdisabledresidentwhoisrequestingachangeinthecommunityrulesorpoliciesinordertohaveaSupportorServiceAnimal,mustprovidethelandlordwithawrittenexplanationoftheexception,change,ormodificationbeingrequested,andexplaintherelationshipbetweentherequestandtheindividual’sdisability.
Ifyourdisabilityisnotobvious,youmaybeaskedforaletterfromyourdoctorortherapistattestingthatyouaretheindividualinneedoftheSupportorServiceAnimal,andthattherequestedaccommodation/modificationwillmeetyourneeds.Privatemedicalinformationrelatedtothedisabilitywillnotberequested;onlycertificationthattherequestedchangestoaccommodateaSupportorServiceAnimalareappropriatetoyoursituationisnecessary.
YouwillberequiredtotakecareofyourSupportorServiceanimal.Thefollowingarerulesforanimalcare:
1. Residentacceptsfullfinancialliabilityforanydamagesaidanimalcausesintheapartmentand/ortheapartmentcommunity,includinglawnareas.Residentagreestopayforthefullreplacementcostofanycarpeting,flooring,draperies,blinds,furnishing,orotherpropertywithin30daysofreceivingastatementfromManagement.
2. ResidentwillregisterandinoculateanimalinaccordancewithanyrequirementsofStateand/orLocalLaw.
3. Residentagreestohavesaidanimalsspayedorneuteredassoonastheyareofage.
4. Residentagreesthatanyanimaloutsideoftheapartmentitselfmustbeonaleashandshallneverbestakedoutorleftonpatiosorbalconies.

5. Animalwasteistobepickedupimmediatelybyresident,placedinaplasticbag,anddepositedinthedumpster.Managementreservestherighttoassessresident$25.00foreachviolationorremovalofwaste.
6. Residentagreestoremovesaidanimalfrompremiseswithinseven(7)daysofnoticeifthepetisorbecomesanuisanceorinterfereswiththerightsofquietenjoymentofotherresidentsbecauseofnoise,odors,orotherproblems.

Anyanimalleftunattendedfor24 hoursormoreorwhosehealthisjeopardizedbytheresident’sneglect,mistreatment,orinabilitytocarefortheanimal,shallbereportedtotheappropriatelegalauthority.SuchcircumstancesshallbedeemedanemergencyforthepurposesofManagement’srighttoentersaidapartmenttoallowsuchauthoritytoremovesaidanimal.Managementacceptsnoresponsibilityforanyanimalsoremoved.
8. Resident(s)agreestoremindManagementthattheyhaveasupportorserviceanimalwhencallinginarequestforservice.WhenManagemententerstoperformrepairservice,inspections,etc.,residentagreestocageorconfinesaidanimaltoanarearemovedfromtheareathatistobeinspectedorserviced.
9. Resident(s)understandsthatanyviolationofthisagreementconstitutesabreachofleaseandisgroundsforeviction.
FailuretocomplywithRegulationswillbeconsideredaleaseviolation.Managementreservestherighttoassessfinesandissuealeaseviolationifanyoftherulesandregulationslistedhasbeenviolated.

RESIDENTSAFEGUARDTIPS
NOTICETORESIDENT:TheManagementofthisapartmentcommunity(includingtheOwnerandOwner’sauthorizedpropertymanager)doesnotpromise,warrant,orguaranteethesafetyorthesecurityofresident’spersonalpropertyagainstthecriminalactionsoftheotherresidentsorthirdparties.Eachresidenthastheresponsibilitytoprotecthimorherselfandtomaintainappropriateinsurancetoprotecthisorherbelongings.Residentsshouldcontactaninsuranceagenttoarrangeappropriatefire,floodandtheftinsuranceontheirproperty.
Itisafactthatnosecuritysystem,courtesypersonnel,orelectronicsecuritydevicecanguaranteeprotectionagainstcrime.Evenelaboratesecuritysystemsaresubjecttomechanicalmalfunction,tampering,humanerror,orpersonnelabsenteeism,andcanbedefeatedoravoidedbyclevercriminals.Therefore,eachresidentshouldalwaysproceedontheassumptionthatnosecuritysystemsexist.Thebestsafetymeasuresarethoseprecautionsthatcanbeperformedasamatterofcommonsenseandhabit.
