We are so fortunate to call Hilton Head Island our home and very enthusiastic about all the great improvements both on the Island and in our own community of Palmetto Dunes, Shelter Cove and Leamington. I am very passionate about the future of our community, not only for our property owners, but for our real estate values. I have spent the past 41 years specializing and focusing on you, the owners and potential guests who desire to become a resident in our community. To continue the positive momentum and keep the topic of raising prices in the forefront of our discussion, I set out on a media blitz on “Hilton Head Island …Our Position in the Marketplace” with a goal in mind to inform my colleagues of present and future plans slated for the Island. I began with organizing and moderating a Symposium for realtors and members of the business community on February 23, 2017. The event was held at the Harbour Town Clubhouse with The Sea Pines Resort as our host sponsor and Coastal States Bank as our business sponsor. Over 250 realtors, members of the business community and media were in attendance, and we received positive feedback. The expert panel included: Steve Birdwell, President of The Sea Pines Resort; Steve Riley, Hilton Head Island Town Manager; Ariana Pernice, Vice President, Visitor and Convention Bureau of the Hilton Head Island- Bluffton Chamber of Commerce; and James Wedgeworth, Charter One Realty. The panel focused on present and future projects Island- wide, marketing strategies, real estate prices, and what Hilton Head Island needs to do to improve our position as a world-class oceanfront residential resort community. Next, I appeared on WHHI Talk of the Town and WHHI Hilton Head News discussing the symposium and the pulse of the Island real estate market. In addition, an article “A Series of Impending Events” which discussed the symposium while taking a larger look at our prices compared to other high-end residential resort communities on the east coast, appeared in the April issue of Hilton Head Monthly Magazine. In addition, our article, “Hilton Head Island Sells Itself” appeared in the April issue of CH2 Magazine. Living in a community that has made a commitment to spend close to $750,000,000 (million) in both private and public investment in capital improvements has given us the perfect opportunity to raise prices. Those who have fallen in love with Hilton Head Island today will be ecstatic and will be the beneficiaries of all the positive changes in the foreseeable future. This resurgence of our Island is the “impending event” that we previously discussed. This event is something on the horizon that could have a positive impact on property values, as noted in the Monthly article. These capital improvements provide “talking points” to each and every realtor on the Island and provide an opportunity to create excitement and enthusiasm to new owners about where we are today but more importantly, where our path will take us in the future. Our new amenities, things to do and events have taken Hilton Head Island to a renewed level of excellence, for both the Island resident and our guests. As we continue to redevelop and build new facilities, we will only enhance and improve in the coming years, which will have a signif icantly positive impact on prices, not only in Palmetto Dunes, Shelter Cove and Leamington, but throughout the Island. When you compare Hilton Head Island to other high-end resort residential communities on the East Coast, we over-deliver in amenities and under-deliver in property prices.

Why Buy Now…With Hilton Head Island on the radar throughout the world with the vast selection of awards we continue to garner, owners reinvesting or changing their real estate goals and objectives, as well as guests visiting our Island and becoming residents, will ultimately create a deficit in the number of properties we have available. 2017 is shaping up as a year in which we should start seeing a shortage of listings available. Beach Nour ishment Update...As Past Chairman of the 1st Beach Nourishment Committee for the Hilton Head Island Board of Realtors, it excites me every day to experience the beautiful three miles of beach that we have in Palmetto Dunes and Leamington and appreciate the ongoing commitment of the Town of Hilton Head Island. The beach is self-funded through the Beach Preservation Fee. Renourishing the beach has lasting positive impacts on our community as a whole. Some of those benefits include improved property values for owners, increased revenue in tourism, and protection for the environment and wildlife. I have been in communication with the Town of Hilton Head Island and have been advised that we have a permit in place to install sand fences and plant vegetation on our newly renourished beach to re-build our dunes which were lost during Hurricane Matthew in October, 2016. This is a win-win for all as not only are the dunes beautiful, but they act as a protector in the case of a storm.

Community News...The Property Owner Associations in Palmetto Dunes, Shelter Cove and Leamington are doing an outstanding job in each community as they continue to enhance the owner experience and showcase our community to guests who may become a homeowner one day. Palmetto Dunes will soon complete the Queen’s Folly Corridor with new leisure paths, landscaping and road alignment.

The Armada beach path was just completed. The Leamington Beach Club has been a huge success for owners, with great amenities like WiFi. Shelter Cove has a new, beautiful entrance sign and has increased their events while welcoming new businesses to the harbor.

Exciting Changes in the Market in 2017!Homes in the 1st Qtr.,2017 had an increase in prices, a decrease in inventory and a slight decrease in units sold or under contract. Conversely, condominiums experienced a dip in prices and sales, but the inventory decreased 9.6%. Homesites had a decrease in prices, but more than doubled in units sold and had a decrease of 38% in inventory. I have two, 2nd-row homesites under contract, both listed over $800,000, and when closed, the average price of homesites will increase considerably.

The 1st Qtr. is never a true indicator of the year. It is too early to make predictions, but rental companies are reporting their phones are busier than ever, consumer confidence is at a 15-year high, the economy is improving, major awards keep rolling in, and the capital improvement programs are in process or slated for the future - 2017 is shaping up to be a great year! Please note that as of this Newsletter, only 5.4% of all properties in our community are listed for sale. This is an extremely low number as we enter our strong selling seasons, which provides the perfect opportunity for owners to raise prices.
