People often forget that business service providers are business owners in their own right, hence they need to evolve, improve and go forward.

The previous statement was brought into focus when a dear friend and colleague gave me a call. I was pleasantly surprised. He said, “Hey Sam, I can see your name and brand all over the place, it’s amazing, how you’ve done this?” I replied, “We have done this! Because we are all hard working experts, the difference is, I forced myself to look in to the Mirror of my soul and ask myself the same question I have asked thousands of clients! “What do I see in my business future, how will it happened and why do I want it?”

I proceeded in saying some other things and he stopped me! He said, “Sam! Do you realise what you just said, do you?” I paused and thought I have said about 3 things which one was he referring to, but he helped me out by saying Accountants, Coaches, Advisors and others! We often help out our clients but forget to put the mirror in front of us!

He said,” Sam how did you do that? Self-business surgery is way harder than client business surgery!” I paused for a moment, and remembered my old office and team in Consulting4london business, I remembered accepting and saying to myself. I can’t see my faults, if I could I would have helped myself.So, I decided.

Time for Disciplined action:

I say disciplined action because, When I had to change my business course, as you might assume my Income also dramatically reduced so , what I needed to spend money on was really Important . It was the best time to buy food, pay bills and pray for a change!

But I threw safety to the wind and with my warrior mind-set decided to invest in a revolutionary coaching and training course and I took my wife along for support!

We were off to Dr Joey Martins training for £47 each for a full day. Value for money! She quickly demonstrated why she was so good as this £47’s quickly changed in to a further training course for a couple of thousands of pounds!

At the end of it, I remember laughing to myself, because not only did the course force me to birth “The fund raiser” in me. It also connected me with my dear friend Dr Yvonne Thompson CBE and it re enforced something that had being weakened in my mind.

That was my Nothing is impossible attitude.I am not going to focus on the results of this mind shift which were and still are financial, I am rather going to focus on the even more important, which is realising the creative genius within me and you!

So, not only was I able to change my personal brand from business consultant, to multiple business owner. So, my message to my fellow professionals is , Robert Kiyosaki was right about the wealth quadrant, that is we are sometimes stuck in the “Self-employed” block and the way to really freely move is to let go and change that mental paradigm.

Some useful tips to help you transition to business status:

• Give yourself a break, listen to someone who used to be in your shoes and wants to help.

• Remember you are more important and relevant that any business or career path you can take, so change is NOT Failure or defeat, its Evolution!

• Have Faith, your future is always as bright as you can see.

• Everything you know good or bad is learnt, treat yourself learn new things it will expand your mind to new possibilities in business and life.

• Your database is a source of wealth, forming joint ventures with other providers can create a sustainable source of Income that can even replace your main Income.

I was extremely delighted to be invited to the House of Lords for the very first time to attend “The Lord Sheikh & the Association

for African Owned Enterprises” event on Monday 27th October 2014.

Guests were presented with the Africa Business Safari: SADC Forum’s theme: “Bridging the Partnership Gap with Southern Africa” where a unique series of high level business meetings aimed to introduce investors, international companies, and governments to strategic partners and business opportunities in Africaserving the African community and individual professionals.

Founded in 2006 the AAOE has grown from strength to strength over the years earning recognition as the leading organization representing all Africans in the UK.

• We have gained our strength through establishing effective relationships with prominent community groups and recognized community leaders. We are always looking to build mutually beneficial partnerships with like-minded groups within the African community.

• We keep out of politics, religion and tribalism and concentrate our efforts on enterprise and social matters that affect professional and entrepreneurial Africans from all African nationalities.

Nigeria’s Larry Ekundayo wins welterweight international masters title

in London

NIGERIAN boxing sensation Larry Ekundayo won the welterweight International Masters Silver title

yesterday in London's York Hall in Bethnal Green with a 10 round victory over Stanislav Nenkov.

In an impressive display of athleticism, the undefeated Prizefighter winner dispatched his opponent that sets him up for a possible shot at the British title. Representing Nigeria, Larry beat Stanislav who represented the United Kingdom, to the delight of the crowd who were impressed with his panache.

Chief Bimbo Afolayan, the chairman of the Central Association of Nigerians in the UK, said: "I am now going to be working with others to attract more sponsorship for Larry as its already been predicted that he is the next champion that will rock this country and make our country proud. I am prepared to travel with you anywhere to make Larry's dream come true."

Supported by the Nigerian high commission in the UK and sponsored by Arik Air, Larry is seen as Nigeria's best hope of winning a British and world title. He is currently the Betfair Light Middle Prizefighter champion and undefeated in six professional fights with two knockouts.

Growing up in Lagos is tough and Larry, like many children around the world, took up

boxing to be better able to defend himself against older children and bullies. From the age of 12 onwards he had an extensive amateur background, having 125 amateur fights and winning 110 of them.

He was the Nigerian bantamweight champion in 1998, qualified for the All African Games in 1999, was the welterweight national champion in 2000 and won a gold medal in an international tournament in Germany in 2002. At that competition, he also won the best boxer of the tournament and then later went on to become a quarter finalist at the 2002 Commonwealth Games

In 2006 and 2007, Larry went on to become the London Amateur Boxing Association champion before turning professional. To win Prizefighter, Larry, who has been nicknamed The Natural, had to beat three highly acclaimed fighters in one night including Craig McEwan, Kris Carslaw, who was in the British top 10 and Terry Carruthers.

Even before he began his career as a singer/rapper, with hits such as 'Rock da Juice' which were used in several big

Hollywood motion pictures, Ian was and will always be a mixologists.

He is also the founder and brains behind UK RumFest…The Rum Experience. The world's first ever International festival to celebrate the diversity of Rum, now the biggest Rum Festival in the world.

Ian's career has taken him on an interesting inspired journey. He first dived into the cocktail world during the boom of the early 90’s while taking a year off from school. Mixing fun cocktails such as “Long Island Ice teas, “Sex on the Beach” and “Freddy Fudpuckers” were the rage back then and Ian took to the industry like a duck to water for chemistry was his major in school.

“Alcohol is the element and cocktails the compound” is one of his favourite quotes.

But it was his love of tropical cuisine and creating drinks to match that brought his attention to drinks companies such as J Wray & Nephew, who made Ian the first Rum Brand Ambassadors in the UK.

His role was to create rum cocktails for their high profile accounts, as well as telling the story of rum to an ever growing cocktail and bar culture.

Although the task of educating a new wave of bartenders and mixologists was demanding,

Ian still found time to co present two TV shows on ITV; perform on stages around the world as rapper, “Via B”; Formed the group called “The Dude” which had songs in Hollywood movies such as “Scooby-Doo and Kangaroo Jack”; and play professional basketball in the British Basketball league.

Today Ian is recognised as The worlds ONLY Global Ambassador for Rum, acting as consultant to all the major spirit companies including Bacardi, Pernod Ricard, Diageo and J Wray & Nephew; as well as travelling around the globe conducting “Edu-Taining” rum seminars at Bar Shows in Australia, France, the Netherlands, India, Berlin and London as well as The Manhattan Cocktail Classic & Tales Of the Cocktail; Rum master classes and Rum academies in over 20 countries; tasting’s and of course judging many cocktail competitions.

Ian is also the owner of the UK’s No.1 Caribbean Restaurant, Cottons Camden.

On Friday 31st October, I attended the launch of a new 24 hour online TV channel “Our Heritage TV”. This online treasure trove celebrating a golden jubilee of Black and Asian contributions to British life has been supported by a £77,400 grant from the Heritage Lottery Fund (HLF).

Croydon-based charity Black Minority Ethnic Television, Film and Media (BMETFM) will launch Our Heritage TV covering black and Asian pioneers in the fields of civil rights, education, entertainment, government, science and sport.

The project covers the years 1950 to 2010 and among those figures included are the late Lord Pitt of Hampstead, a Parliamentarian who championed the cause of the British black community, filmmaker and cultural historian Patrick Verson, founder of the 100 Great Black Britons campaign, and Adelaide Hall, American-born British-based jazz singer and entertainer.

The project is being supported by Black Cultural Archives who will help train volunteers to act as ‘mini curators’ with the skills and knowledge to build up online ‘exhibitions’ for broadcast on the channel.

Our Heritage TV launched during Black History Month this October with the aim that by October 2015 there will be an estimated 1,000 items of heritage available to view and interact with. Among organisations supporting the project are London Archives Centre, BBC History, the Black and Asian Studies Association, Google Cultural Institute and Audio Bo. The channel will also be accessible on mobile phones via a specially designed mobile app.

This autumn (October 2014), the Mayor of London Mr Boris Johnson introduced “Africa on the Square”, a brand new event for 2014

and I pray for many years to come, as part of his Events for London programme in Trafalgar Square.

It was a free festival and it showcased the best of African culture, with live music from Dele Sosimi’s true Afrobeat Experience, Aar Manta and others, as well as performances by African Drummers, Acrobats and dancers, and a live talent show for young people, which was won by the young 17 year old Kemi Aneke to my surprise she’s the daughter of someone I grow up with, so her mother Iyabo came to introduce Kemi to me. You can see the happy winner.

There was also an African fashion show, food stalls, a market and free family workshops where you could try everything from batik to mosaic making I just wished that Panache e Magazine or at least I was contacted to get the African community out, after all I am usually contacted to do such with my extensive database. Maybe next year.

Africa on the Square was on Saturday 11 October, from noon-6pm, as part of Black History Month 2014, which I think should be changed and let black history happen all the time.

Trafalgar Square was a great venue choice I enjoyed the day out before making my way to York Hall Bethnal Green to my first professional boxing match to round off my evening.

GUBA Awards will be hosting a two-day Expo at the Charlton Athletic Football Club (The Valley, Floyd Road, Charlton

SE7 8BL) on Friday the 7th and Saturday the 8th of November 2014. The Expo will be taking place from 9am to 6pm for both days.

When businesswoman Khami Alexander asked Members of Parliament from Britain’s main political parties whether Caribbean

Diaspora voters were being taken for granted, she got a rousing response from the large audience attending the Caribbean Question Time 2014 forum.

The response to Ms. Alexander, came from an audience of approximately 500 mainly Caribbean origin forum attendees attuned to the changing dynamics within their community. Therefore, the question resonated when the businesswoman asked why the parties showed more interest in Asian and

African Diasporas, when voters of Caribbean origin would play a decisive role in several constituencies in the elections scheduled for next year.

“Minority communities will significantly influence the outcome of the next general elections,” Ms. Alexander” reminded the representatives; and, focusing on the Caribbean Diaspora Community, she asked, “What are you going to do differently to earn our vote?”

The Caribbean vote is now accessible to the Labour, Conservative and the Liberal Democratic Parties, stated Earl Jarrett, Jamaica National Building Society (JNBS), General Manager. He told the audience gathered at Westminster that the forum hosted by JNBS in London, on October 14 was an opportunity to enhance interaction with their elected and aspiring representatives.

Aimed at maintaining dialogue between Caribbean people in the Diaspora and their political representatives, the forum was the fourth held in the UK.

“The Caribbean Diaspora Community represents a significant part of the black minority ethnic voters in the UK,” Mr. Jarrett said. He noted that this was important in light of the upcoming British elections in 2015, as the 2011 Census indicates that the black and mixed race people account for approximately eight percent of the population in the United Kingdom.

Simon Hughes, Deputy Leader of the Liberal Democrats, admitted that, “The analysis that we have not addressed the Caribbean agenda and issues affecting Caribbean voters is true.”

Political parties have concentrated on communities from India, or Pakistan, or Kashmir, or Africa, Mr. Hughes said. He pointed out that Caribbean communities were generally smaller than the others, with fewer seats where Caribbean numbers are significant.

Despite that fact, he pointed out that the votes of the Caribbean community are not being taken for granted. He said, “The big issue last year was about taxes for travelling between this country and the Caribbean… I am happy to say that the government, to a large extent, made progress on that.”

Andrew Rosindell, Conservative Member of Parliament (MP) for Romford in Greater London urged the members of the large audience to, “Look at what the Conservative Party stands for, and consider whether your values in today’s world may be a bit closer (to the Conservatives) than they might have been in previous years.”

His party is now championing the value of the Commonwealth, which had previously been sidelined, Mr. Rosindell said. “I cherish the fact that there are so many countries in the Caribbean that look to Britain and want to be close to Britain.”

“However you voted in the past,” he argued, “please open your minds at the elections because the world has changed.”

Gareth Thomas, Labour and Co-operative MP for Harrow West declared that, “I represent a marginal seat; a seat that is always one of the so-called battleground seats in the general election and so I would hate to give any voter in my constituency the sense that I took their vote for granted.”

Among the issues raised by Mr. Thomas was the need to foster Caribbean talent into all political parties. He said, “We very much sought to do that in the Labour Party.”

Other issues raised by the vocal audience at the forum included the intentions of the political parties in addressing the over-representation of the black community in the criminal justice process, the issue of how black majority churches could influence political parties without becoming political tools, and the change in the historical alignment of the Caribbean Diaspora and the Labour Party.

Along with Caribbean diplomatic representatives, the Caribbean Question Time forum was attended by Lord Michael Whitby of Harborne; Shawn Clarke of the Foreign & Commonwealth Office; Dr. Joe Aldred of Churches Together in England; and Bishop Eric Brown of the New Testament Church of God.

Political representatives attending also included various London Councillors and Prospective Political Candidates Dawn Butler, Labour candidate; Bim Afolami, Conservative candidate; and Ibrahim Taguri, Liberal Democrat candidate.

Multi-talented “Promise B” is a successful young, gifted and black artist in every sense of the word. Promise is not only a very expressive and creative model, she also designs and showcases her own fashion collection.

Promise Damilola Bakare is a 20 years old London based female who is also studying to become a fashion designer. Promise started off first as a designer, creating and showcasing at various fashion events and soon got discovered and approached by others in the industry to model.

Starting up from there she has developed her skills as a model, collaborating with some of the industry’s finest photographers, makeup artist and choreographers. perspective.“I want a love I can feel, that’s the only kind of love I think is real”,,,,, lyrics! When people listen to musical bands or records, some focus more on the music or tune and some focus on the lyrics and vocals. I have always been in the “lyrics and vocals” camp. That I believe is why John Holt captured my imagination.

In my teens Gregory Isaac was the singer who spoke to my romantic poetic side, but when I heard John Holt sing I felt spiritually lifted? His voice to me was like, “velvet gold”; it was on the level that I placed Nat King Cole. That is the greatest accolade musically, that I could give anyone.

It was not a surprise to me in later life when I discovered that he would be performing at the Royal Albert Hall with the Royal Philharmonic Orchestra. He was reggae royalty after all. I was surprised, however, when I found out that my ex-girlfriend would be one of his backing singers for the concerts.

Last year, fortunately, I was given free tickets to see him perform at the Indigo O2 and was eager to go as this would be the first time I would see him live in concert. My wife, who is also a huge fan, accompanied me to a place where we had never been.

We entered the venue and were slightly surprised by the number of white people who were there. They made up at least 80% the audience and like true fans everywhere, they knew and were singing along with all his songs. It felt good to see validation of my position, which is that good music is good music, and crosses all social barriers.

In August of this year he performed at the ONE LOVE festival, which coincidentally was an event that we were involved in designing the official programme. We had meant to go but something came up and we were unable to attend. Unfortunately, this turned out to be his last performance, as he collapsed during his set and was taken to hospital. On October 19, 2014 a great singer and ambassador of music passed away.

His legacy, however, will last forever.

I interviewed Monkixx and DJ Random, Music Producers, DJ’s and Independent Record Label Owners. I caught up with the

duo after their Sunday show on Fokus FM. I found it hard to believe that these two have been honing their craft since their early teens. They are true entrepreneurs, focussed, organised, hard working and driven.

I asked them how they met, they replied it was whilst DJ Random was running Seduction Radio. Monkixx had recently returned from his travels and was looking for new pastures. Seduction had posted their requirements on a forum and Monkixx replied. Their common interests created a good working relationship. Seduction Radio came to an end but they did not part ways. They kept in touch and the idea for Route 1 Record Label was born.

They secured a distribution deal in November 2013. Their first release was in January 2014 and to date they have had five digital releases. Their biggest challenge at the moment is that the wider public do not know about them.....yet!

They like to listen to a wide variety of music, from Jazz to Hip Hop which influences the music that they create. Monkixx said he goes through waves listening to Dubstep, Drum & Bass as well as Jazz. Random said he is currently listening to a great deal of house by an artist call Sh?m (Shem Question Mark). Random continued, ‘going to and from work I listen to hip hop. A little while back I was

listening to Kendrick Lamar’s album on repeat for months’.

I asked them about the genres of music they produce for the label. They explained that it was a multi genre bass orientated label. They try to stay within the umbrella of Dubstep, Bass music, Garage and Grime, however, if they come across something they think is really good then they endeavour to release it. In terms of production they draw influences from everywhere and to produce good music they explained ‘you need to listen to everything’.

‘You do go through phases but for creativity it has to be varied’ continued Monkixx. Random said he liked Grime and Dubstep ‘it is really heavily influenced by people like Joker and that whole Bristol scene, big saw wave synths, which is commercial in the scene we are in. I like Swindle and the work that Monkixx produces, he has the ability to create any genre of music’. It is clear this duo is passionate about their craft.

Monkixx and Random have organised an event and are launching a Compilation EP to celebrate Route 1’s first birthday. The compilation features Monkixx and Random along with the artists they have been working with. Bigseuf a French producer who was the first artist they put on the label, will be travelling from France. Also Tiger Widow, Fred Hassel from Czech Republic and Kiite the newest member of the Route 1 team.

The event will be held on Thursday 20th November 2014 at the Silver Bullet, Finsbury Park entry is free. Those attending will have the opportunity to purchase Route 1’s vinyl seven track sampler.

The headline DJ’s are UK’s up and coming Joss Ryan and Digital Mozart, it is going to be an exciting night. The event kicks off at 10.30pm, definitely a night not to be missed. Each artist will have a DJ set and Byron will be hosting.

I asked whether they had any women on the Compilation EP their reply was ‘not as yet’. The duo explained that it is a male dominated industry but there are some well known female Producer/DJ’s. People like Raggs, Mizz Beatz, Emzie, Flava D some of whom they are hoping to work with in the future.

The thing that keeps them excited is they are continually discovering people who produce really good music. Their goal is to continue doing what they love and eventually DJ at festivals.

Route 1 releases are available online and will eventually be distributed in high street stores. If you can get to The Silver Bullet, Finsbury Park on 20th November you are in for an amazing night.

Tiffany Hamilton 36, lawyer and real estate investor, was born in New York to an American mother and a Jamaican

father. She is single and lives between New York and Jamaica where she and her father, who is also an attorney, run a successful law practice. She was educated at high school level in the USA and Jamaica and then , Vassar College in upstate, NY and George Washington University Law School in Washington, DC.

What inspired you to become a lawyer?I was certainly influenced by my father and uncle, who are both attorneys. But I was also drawn to the law because I believe that knowledge of the law is empowering and useful, whether or not you ultimately practice law in the traditional sense.

What is your opinion on the fairness of the legal system towards the black communityat large?In the United States, the law is sometimes applied in a way that is unequal. It is a battle that the country has been fighting throughout history. Things have obviously improved during my lifetime, but those who say racism no longer exists are fooling themselves.

In Jamaica, race is slightly less of an issue in terms of the way the legal system is applied. Class and poverty? That's another story.

You spent some time in school in the USA, in a performing arts school and the majority of the time in high school in Jamaica. How do you compare the different schools, in terms of the learning experience based on the different cultures?High school in Jamaica was very different from high school in New York City. For students interested in pursuing a career in the performing arts there is no school like the school I went to. In terms of amenities, it was fantastic -- 8 floors (with escalators in the building), state of the art technology, great libraries, a huge auditorium, and an unbelievable location right next door to Lincoln Center.

By comparison, although my school in Jamaica didn't compare to the school in the USA in terms of facilities, the emphasis on academics was unmatched. Small classes, relatively strict teachers, and a boarding house with "study hall" for two hours each night made for a superior academic experience. Students had a certain respect for teachers that you really don't see in NYC public schools. Also, there were many "Jamaicans" at my school in Jamaica, so a lot of students, like me, could strongly relate to being a blend of both cultures. Most of my closest friends, to this day, came from my high school in Jamaica. Attending that school was one of the best experiences of my life.

Why choose George Washington?Attending law school in Washington, DC was a fantastic experience. It's the seat of government, a vibrant city, and luckily, I had lots of family living there as well. During my three years in DC, I was able to sit in on arguments in the US Supreme Court, march for affirmative action, meet several lawmakers, and have Sandra Day O'Connor give my law school graduation commencement address. She was the first woman to be elected to the United States Supreme Court. She is now retired but at my graduation in 2003 she was a sitting Supreme Court Justice. That wouldn't happen in any other city!

Explain your job what does it involve?We specialize in real estate matters, and are licensed in both New York and Jamaica. We represent buyers and sellers of commercial and residential real estate, and we also assist clients with leases, complex conveyancing issues, and other corporate matters.

What would you recommend to someone who is considering entering a career as a lawyer?They should ask themselves why they want to become a lawyer. If it's simply to make a lot of money, they should rethink their plans. If it's a passion for knowledge and for empowering people, then a career in the law just might be for them.

Redundancy: The Acid Test for

Relationships (Part 1)

The “Acid Test” – originally used to test gold, was known for being both rigorous and conclusive. When you or

your partner is made redundant, you may find the acid test is applied, in terms of how much worth and value each of you attributes to your relationship.

The full force of Redundancy can send you into an emotional tailspin of anxiety, fear, anger, denial, frustration and even depression. And although the powers that you are being made redundant as a result of economic forces, very often it still feels like a personal attack.

Coming to terms with and managing your emotions during this time is challenge enough for most of us, without having to deal with the financial and emotional stress that redundancy places on our closest relationship. After the initial waves of shock, anger and a sense of loss have struck, your

self-esteem and self-confidence become affected, and this is the point at which “imbalance” can begin to show up in your relationship with your partner.

Redundancy engineered “imbalance” occurs at this juncture because the insecurities of both partners are heightened. While the partner who has been “let go”, is battling with feelings similar to those experienced during bereavement, the partner who is in work may feel resentment about having to carry the relationship financially – perhaps for the first time, and may be on an income that cannot cover the household expenses.

When we have been in a relationship for a while, we settle into a set way of doing things, each one has their role to play – it’s like an unspoken agreement with invisible, delineated boundary lines. Losing your job disrupts the status quo and requires a major adjustment for both of you. How then can you and your partner minimise the opportunity for potential disagreements in order to strengthen your relationship during this turbulent time of testing?

Here are 5 top tips to strengthen your relationship during the “Acid Test” of Redundancy:• Prioritize your relationship the moment

• Communicate how you are feeling – set aside regular time to talk - even before issues arise. Financial stress is a key trigger for heightening relationship issues which may have seemed minor in the past, but which can become a focal point for conflict when one of you is made redundant. (It may be for example, that in the past, one or both of you would buy your way out of problems by showering your partner with presents or holidays). When one of you finds that your job no longer exist, that is the time when you really need to support each other.

• Be honest with each other, listen closely to what is being said, be prepared to be courageous and face up to your negative feelings, share them with your partner, and speak the truth – in love. This is one of the most difficult challenges to tackle at a time of crisis, because blaming your other half for the situation (particularly when you feel justified), is the easiest route to take, but it tends to be the most destructive. Aim to avoid, cutting, sharp, hurtful speech or actions. The degree of emotional support that you are willing and able to provide for your loved one, communicates the value you place on your relationship, which will help your

partner feel more secure, and bring you closer together.

• Brainstorm and work out a rough budget plan together for how you could both juggle your financial commitments. Agree on how best to manage the non-negotiable payments like mortgage, rent, council tax, insurance etc., and be realistic about the “nice to haves”, explore professional financial advice –if necessary.

• Show Your Love – figure out how you can have fun together - within budget, by for example taking walks along scenic routes; making meals at home that are well presented and inviting; run a bath for your partner, offer to do jobs around the home that your partner willingly does but does not enjoy doing – like the ironing. Stressful events like redundancy, can affect your love life, particularly when it impacts on your sense of identity and your confidence. With the long-term economic downturn in recent years and the limping economic recovery, many of us now accept that there is no trust or loyalty in business, and so we increasingly look for security in our relationships – all the more reason to work as a team and support each other during such challenges.

Jamaica Property Procedures:

The Need for Change

Anyone who has ever dealt with matters pertaining to property in Jamaica will know that the procedures are extremely

protracted, stressful and frustrating. There is no question that antiquated and bureaucratic practices for dealing with property on this beautiful Caribbean island need to be replaced with modern streamlined processes that will lead to efficient and speedier transactions. An investor’s paradise! Let us look at some of the areas where change to procedures is desperately needed in Jamaica.

Who will outlive who?A Will made in the UK needs to be resealed in Jamaica in order for probate to be granted in that jurisdiction. This can takes months to process leaving Executors unable to wind up the estates of those persons on whose behalf they are acting under Will. In some instances,

Executors and/or attorneys have passed away before a Grant of Probate has been issued.

A duplicate that carries more weight than an originalAnother area where you can expect lengthy delays to occur relate to getting a replacement Duplicate Certificate of Title where same has been lost or destroyed. Note the use of the word ‘Duplicate’. That is because the ‘original’ Certificate of Title is held by the Titles Office, while the ‘Duplicate’ is held by the property owner. As the original held by the Titles Office will not have been lost or destroyed, why then is it necessary to ‘jump through hoops’ in order to obtain a replacement Duplicate Certificate of Title bearing new Volume and Folio numbers?

When a Death Certificate alone isn’t enoughWhere two persons own property as joint tenants and one party dies, the property automatically passes to the surviving property owner. This applies in the UK, Jamaica and many other Caribbean islands. Not even a Will can override a joint tenancy, yet noting the change to the surviving owner on the Title is a process that should not take as long as it does in Jamaica.

Contract dates are just there to fill gapsWhen selling or buying property the Agreement for Sale will provide the date by which time the transaction is to complete. However, this date will often come and pass and it can sometimes be weeks before the sale/purchase actually completes.

A problem for Notaries in the UKThere is one conveyancing document that can sometimes pose problems for UK residents when they take it to a Notary Public in whose presence it is to be signed. The document is the Instrument of Transfer, which is the legal document that deals with the actual transfer of property from one owner to another. There is an area in the Instrument of Transfer that is completed by attorneys in Jamaica after the document has been signed and notarised. From a legal standpoint, information should not be added to documents that have already been signed and notarised, and worse still, where the information added is by persons who have not signed nor notarised the documents in question. As a result, some Notaries in the UK have refused to notarise these documents on the grounds that information will be added after they have been notarised. The reason

for this is that Notaries are required to take copies of all documents notarised by them. If information is added to a document that has already been notarised, then the copy held by the Notary Public will be different to the copy in Jamaica.

Change and FlyProcedures for dealing with property transactions in Jamaica are in dire need of being overhauled, without compromising on preventing fraud. The implementation of up-to-date, efficiency-focused practices would greatly enhance Jamaica’s desirability as a Caribbean island where second, third and subsequent generations of Jamaicans, as well as non-nationals, would want to invest in real estate on the island. At the present time, these groups are deterred from doing so based either on their own attempts to do so and they gave up or the experiences of others.

A frustrated seller of property in Jamaica recently wrote:“It is my opinion that JA would definitely benefit from a New World Order. Not a fanatical one, just one where things were done properly and on time without any

stories! And every time someone said, “No problem” and a problem arose, then the ground should just open up and swallow them.

As a matter of fact, I think that athletes should take over government in Jamaica; they would just keep breaking records. Sixty days would drop to a week; a job that normally takes a week would be done in 48 hours and people would get rewards for improvements, setting personal bests or a new parish record. People often ask me is it OK to train every day. My answer is yes you can train every day but it all depends on how fit

you are and the type of sports activities you do. You can train one day week, it’s really up to you. Injury’s can still happen weather you do it every day or one day a week, obviously you must rest so as to recover. The point is there is no limit to the amount of time you give to training as long as you are doing it and keeping your self fit and healthy.

Here are some exercises you can do anywhere one day a week or every day depending on what you want to achieve. These exercise will give power to your body. The best time to do it is in the morning which will make you feel energised for the rest of the day.

BURPEES

Squat down and place your hands on the floor. Kick your feet back into a push-up position and lower your body.

Press back up then jump your feet back in towards your chest to return to the squat position. Explode upwards and land in the standing position. Do as much as you can in one minute. Three reps.

CLOSE GRIP PUSH UPS

Get into a press up position with your hands next to each other under your chest. Lower your self down keeping your elbows by your side until your chest is almost to the floor.Push back up to the starting position. Do as much as you can in one minute. Three reps.

WEIGHTED SQUAT JUMP

Stand with your feet shoulder width apart, holding dumbbells by your side. Bend at the hips and knees to lower you body driving your feet into the floor. Then jump up and land with both feet on the floor. Do as much as you can in one minute. Three reps.

NUTRITION

After you have done all these power-up exercises in the morning fuel your body with a good helping of porridge with toasted brown bread with peanut butter, coffee and fresh juice until launch time.

Panache Magazine would like to congratulate firearms police officer Carol Howard for receiving a “Modern Heroine” award from the Metropolitan Black Police Association for standing up against the

Met Police who subjected her to a ‘vindictive and spiteful’ campaign of discrimination and smears according to the industrial tribunal.

Honoured at receiving her award, Carol made the following statement to Panache:

“ I was delighted to have been nominated by Dr Richard Stone, panel advisor on the Steven Lawrence enquiry and was equally delighted to be presented with the Modern Heroine award by former Met. Superintendent Leroy Logan MBE, PhD, BSc and Detective Sergeant Hills.

Whilst it is wonderful to be recognised for standing up to the Metropolitan Police against Race and Sex discrimination in the work place, it has not been easy and I am saddened that in 21st Century Britain, what I went through is still allowed to happen.

I stood up against my employers the police, I spoke up for myself and challenged race and sex discrimination which I, as a serving police firearms officer was experiencing and as a direct result i was victimised.

I hope that by my challenging these practices and winning my case it will help other officers past and present to see that they do not have to accept inequality. I also hope that my case and its outcome forces the Metropolitan Police organisation to address their Fairness at work complaints policies and pave the way for change in the Police Service, force wide.

For these reasons the award is one that I am proud to accept”

Anniversary Gift Kofi and his wife Adjoa live in USA. Kofi asks his wife, what she wants for their 20th wedding anniversary. “Would you like a diamond ring?” he asks.

“Not really,” says Adjoa.

“Well how about a new Mercedes sports car?” says Kofi.

“No,” she responds.

“What about a new home in Ghana?” he suggests.

She again rejects his offer with a “No thanks.”

“Well, what would you like for your anniversary?” Kofi asks.

“Kofi, I’d like a divorce,” answers Adjoa.

“Sorry, I wasn’t planning to spend that much,” says Adjoa.

The Ghanaian Lady There was a Ghanaian lady married to a English gentleman who had moved to London. The poor lady was not very proficient in English, but any how managed to communicate with her husband. The real problem arose whenever she had to shop for groceries.

One day, she went to the butcher and wanted to buy pork legs. She didn’t know how to put forward her request, and in desperation, lifted up her skirt to show her thighs. The butcher got the message and the lady went home with pork legs.

The next day, she needed to get chicken breasts. Again, she didn’t know how to say it, and so unbuttoned her blouse to show the butcher her breasts. The lady got what she wanted.

The 3rd day, the poor lady needed to buy sausages. She brought her husband to the store!

Family Wahala (“Wahala” ,Nigerian slang for trouble.)Two men met at a bus stop and struck up a conversation. One of them kept complaining of family problems. Finally, the other man said:

“You think you have family problems? Listen to my situation. A few years ago I met a young widow with a grown-up daughter and we got married.

“Later my father married my step daughter. That made my stepdaughter my stepmother and my father became my stepson. Also, my wife became mother in-law of her father-in-law.

Then the daughter of my wife, my stepmother, had a son. This boy was my half-brother because he was my father’s son, but he was also the son of my wife’s daughter which made him my wife’s grand-son. That made me the grandfather of my half-brother.

“This was nothing until my wife and I had a son. Now the half-sister of my son, my stepmother, is also the grandmother. “This makes my father the brother-in-law of my child, whose stepsister is my father’s wife, I’m my stepmother’s brother-in-law, my wife is her own child’s aunt, my son is my father’s nephew and I’m my own son’s grandfather! And you think you have family Wahala.
