4 PARADE of HOMES

O n behalf of the citizens of Angel Fire, I would like to

extend a heartfelt welcome. We are fortunate to live

in an incredibly beautiful mountain community, a resort des-

tination visited by folks from around the world. Angel Fire

offers the perfect backdrop for building an alpine home,

whether as a full-time resident or as a second home.

A lot of building projects are on track here, including a

state-of-the-art RV resort, fiber optics expansion, planned

streets and infrastructure improvement.

Spring rains here have greened up the valley. With perfect summer weather,

we invite you to explore the great outdoors, culture, arts, cuisine and activities

all season.

Each year we’re proud to be a part of the Parade of Homes, showcasing our

talented local builders and their beautiful homes. There’s never been a better

time to invest in Angel Fire.

Thanks for coming – we know you’ll enjoy your stay.

T he Sangre de Cristo Homebuilders Association would

like to welcome you to the Ninth Annual Angel Fire

Parade of Homes.

This year’s entries bring some very exciting and inno-

vative projects showcasing the talents of our creative local

builders at a cool 8,600 feet. The quality of the homes in

this year’s Parade will make the judging (by the Santa Fe

Homebuilders Association) difficult; and while awards are

given for Best Interior, Best Exterior, and Best Remodel, there can be only one

Grand Hacienda.

Please join us and enjoy the tour, and be sure to let us know if we can help

you build a dream in the mountains.

Come and be inspired!

WHAT’S ON THE HORIZON

6 PARADE of HOMES

L ittle Angel Fire with only 1,200 res-

idents has undergone some truly

large improvements recently, and

more are planned for the future.

LUXURY RV-ING

The 35-acre Angel Fire RV Resort

opened this May with 36 spots, and will

eventually be able to accommodate 325

RVs when the construction is complete.

It is easily visible on Highway 64 heading

to Taos.

This premier resort offers a private

clubhouse, paved roads, over-sized con-

crete spaces with easy pull-through ac-

cess, 30/50-amp electrical pedestals,

DirecTV access, bathrooms, showers,

laundry facilities, Wi-Fi access, outdoor

fire pits, Jacuzzis, a putting green, pickle

ball courts, bocce ball, shuffleboard, and a

dog park.

“Angel Fire Resort has been working

with the top experts in RV development

and resort hospitality to create a luxury RV

Resort. While we will offer traditional RV

amenities, our goal is to go way beyond

and create a true mountain haven where

guests can come to stay for an extended

period of time and enjoy our mountain

community,” explains Jim Anderson, Man-

ager of the Angel Fire RV Resort. “We will

continue to work on the resort until it ex-

ceeds the expectations of today’s passion-

ate RV travelers.”

FIBER OPTIC CABLES DROPPED

Faster internet speeds are here now

with Kit Carson Electric Cooperative’s

broadband fiber optic project nearly

complete. Angel Fire’s Village Hall was

connected this March and now has up-

load and download speeds of 50 mega-

bits per second.

The main fiber optic line construction

is more than 95% complete and the sub-

stations in Angel Fire, Eagle Nest and Red

River are functioning. Construction crews

are continuing to splice the cable and plan

to complete the project before fall.

Kit Carson frequently updates infor-

mation about the status of the fiber optic

project on its website, www.kitcarson.com.

MVHS EXPANSION

Major construction to the tune of $4

million will begin during the summer of

2015 for Moreno Valley High School. The

project will require students to attend an

off-site location for one school year, and be

completed in August 2016.

The temporary structures are being

removed, and the new construction will

add over 12,000 square feet and 11 class-

rooms to the highly rated public charter

school. After a comprehensive 10-month

inquiry process—involving students, fac-

ulty and community—a final design solu-

tion for the new campus was reached. The

academy style layout will feature clusters

of classrooms, called pods. Students will

have the opportunity to walk outside into

the fresh air while going from one pod of

classrooms to another pod.

“The consensus was that incorporat-

ing the outside environment was very im-

portant. I am excited that new construc-

tion will be everything that everyone was

hoping for,” said Adan Estrada, Cimarron

School District Superintendent.

The school began in 2002 and has re-

Page 7: Parade of Homes 2015

ceived numerous academic accolades, in-

cluding being awarded the top high school

in New Mexico by Newsweek.

AIRPORT IMPROVEMENTS

Located on the north end of town,

the Colfax County Airport at Angel Fire

is more casually referred to as the Angel

Fire Airport by locals. It has a single run-

way of 8900 feet and can accommodate

smaller single and twin engine airplanes,

as well as corporate jets such as a Gulf-

stream G550. The runways are at an al-

titude of 8,382 feet, making it the fourth

highest airport in the country.

Aviation instructors use the airport to

train their students for high altitude con-

ditions. They may perform several “touch

and go landings,” where the airplane

lands only briefly and then takes off again.

Military aircraft, including Hueys and

fully-armed Apache helicopters, are also

frequently seen.

Airplanes can be refueled either at

the stationary tanks, fuel farms, or fuel

trucks can be dispatched directly to vis-

iting aircraft. Following the recent ap-

proval of a draft lease agreement of two

acres, space is now available for the con-

struction of more private airplane hang-

ers. Additionally the airport is working on

improving pilot amenities, such as food

options and a courtesy car.

TSV ENHANCEMENTS

Just on the other side of New Mexico’s

highest point, Wheeler Peak, lies Taos Ski

Valley. Following the recent purchase by

billionaire Louis Bacon, the ski valley has

begun the first stages of a 10-year $350

million set of construction improvements.

Last summer the Kachina Peak chair-

lift was installed, which put Taos in the

elite club of American ski resorts with over

3,000 feet of chairlift-served vertical drop.

Currently the base area is being improved,

with a new 65-room hotel that includes a

health club and swimming pool expected

to open by December 2016.

Sometimes the tiniest communities

have the biggest dreams.

snowboards, and rights wrongs in the

Moreno Valley.

TECHNOLOGY: CHANGING THE FACE of HOMEBUILDING

T he convenience and function-

ality of modern technology

has changed innumerable

aspects of our everyday lives, from how we

work to how we work out – and from how

we bank to how we socialize. High-tech

devices have also transformed one of our

most important life decisions – building a

home for the family.

The homebuilding process may be

simple in theory: purchase a vacant lot,

then have a contractor build your dream

home. But when we take into account all

the people involved, including realtors,

contractors, designers, surveyors, bank-

ers, inspectors, etc. and then add all the

permits, regulations and approval pro-

cesses, things can become a bit complex.

Luckily, in Angel Fire, the local experts in

their fields are effectively using the most

advanced technologies to significantly

streamline the entire process.

Some folks begin with the architect to

design a home, then look for a contractor

to build it, while others begin with a local

contractor who may recommend a de-

signer with experience in the demands of

high-altitude mountain architecture. Either

way, a survey must be created showing the

lot boundaries and the foundation of the

home.

Carl Nelson with Line Of Sight Survey-

ing often starts with the subdivision plat of

the lot, and then makes an electronic copy

of the important corners while still in the

office. He can add a digital outline of the

home’s foundation, then visit the property

with the contractor and owner to deter-

mine the location of the home.

Carl uses an optical instrument called

a total robotic station (and yes – it is a talk-

ing robot) to verify that the markers in the

ground, called survey monuments, are the

in the same locations as in the electronic

version of the plat. When the location of

the house is determined, he then has the

robot tell him where to mark the corners

of the foundation, so the builder knows

where to dig the footers.

According to Danny Frey of D.L.

Frey Design Group, the location and

orientation of homes in Angel Fire are

primarily determined by one factor:

the owner wants the best views possible.

With this in mind, he takes the owner’s

wish list and budget, then works with a

contractor on the current cost per square

foot to build in Angel Fire. Then using

his vast design experience and a popular

computer-aided design software program

called AutoCAD, he starts with only two

digital lines at a right angle. When fin-

ished, he has created the complete build-

ing design, composed of thousands of

lines on hundreds of layers of information.

After the owner is satisfied with the

design, which may take multiple revisions,

he prints out 12 complete sets of plans to

be distributed to the necessary parties. He

also can email digital copies to the builder

Page 25: Parade of Homes 2015

TECHNOLOGY: CHANGING THE FACE of HOMEBUILDING

and owner in an easily read file called a

Portable Document Format, or PDF file.

These files can also be used by lumber

companies, banks and interior decorators.

Local contractor BJ Lindsey with

Lindsey Custom Builders uses his

smartphone for work everyday, updat-

ing homeowners who may not live in

the area with emails and texts. He also

noted that using a smartphone allows

the contractor to send digital photos

to both the homeowners and his car-

penters, thereby instantly solving

any questions which may arise.

Contractors work with the surveyor,

combining the digital versions of the

lot boundaries and the home design to

determine the optimal location for the

house.

“Ten years ago it would have taken

days to lay out a house on a lot – today we

can do it more efficiently and accurately

with the local surveyor. This also ensures

that the home is being built within the

proper setbacks of the lot,” BJ said.

Tech savvy homeowners can use

their smartphones to interact with their

home appliances and other devices to

create a smart home. They can remotely

adjust thermostats, unlock doors and

turn on lights from anywhere they have

a strong internet connection.

Get smart. Build smart.
