BRIEF BACKGROUND TO TCN ARCHITECTS cc
The company was started in the former Transkei in 1987 as a Partnership between
AJ Corbett and Tony Tickle . . TCN Architects cc was formed in August 1996 as a
close corporation taking over from the partnership Tickle Chambers du Toit &
Associates who started practising in 1989. Incorporating the practice allowed for the
inclusion of staff members in the ownership of the company.
TCN Architects cc Head Office is based in Mthatha, Eastern Cape and the East
London branch commenced operations in January 2007 as part of our continued
efforts to provide excellence to the Eastern Cape region. TCN Architects started
operations in Knysna in 2012 headed by Erik Orts-Hansen and completed a number
of residential developments before closing in 2019.
TCN Architects cc is one of the few architectural firms which has its head office in
Mthatha. We have had association with offices in other regions, but the practice has
always primarily worked on projects in this region.
TCN Architects cc has developed Privately Financed projects in conjunction with local
land owners for a number of years. We have completed in excess of 30 privately
funded developments on leased land owned by local businessmen and we have
recently completed 10 development projects, bringing valuable investment to towns
like Mthatha; Butterworth; Centani; Mount Frere; Port St. Johns; Flagstaff; Mbizana;
Dutywa; Lusikisiki and Ngcobo.
Our Private Client base is mostly Transkei based businessmen and we have shown
our commitment to the region by investing in our own office and residences in
Mthatha. Our firm has been involved in many prestigious projects in Mthatha and has
been awarded a number of design awards and prizes.
Our Public Sector projects spans a wide variety of projects from Schools, Clinics,
Hostels and Community Halls to District Offices, Regional Hospitals, University
Infrastructure and a National Sports Stadium.
We pride ourselves in being the leading architectural practice in our region.

STAFF EMPLOYMENT & TRAINING POLICY
The office has an ongoing training programme for local students, and a bursary fund is accessible for
Architectural students from this area. In 2014 this fund was boosted by a R1 000 000.00 contribution from
the Practice to establish an ongoing bursery to promote the education of students from the region in the
field of Architecture.
Our efforts in this field has borne fruit by the fact that we have trained:

At the present we have an Architectural student completing studies and joining the practice for holiday work

in-service training and practical experience. We have two Technicians and two Architects in Training on
our staff gaining their relevant qualifications in their disciplines.

SHOPPING CENTRES
MTHATHA PLAZA
The Mthatha Plaza Shopping Centre represents a step forward in the creation of quiet urban shopping streets.
The pleasant treed, cobbled streets create an oasis and bring a scale and accessibility to a town more known for
its chaotic, noisy and dirty spaces. The success of this 35 000m² regional shopping centre is also seen in the
way both high spending clients from town and low spending clients from rural areas are at ease and mingle easily
during their retail experience.
It represents a progression from the enclosed artificially lit and air conditioned box shopping centres which litter
our towns and cities. Neither does it imitate the retail centres with shops scattered around a central car park. As
such it begins to create a typology of shopping centre which should be further developed.
The commercial success of the Mthatha Plaza is noted with a zero vacancy rate. A contributory factor is the
reduction in the cost of running the centre through use of natural light and natural ventilation of public spaces.
The frequent interruptions to electricity and water supply are also mitigated through the design.
It is hoped that developers will learn from the successes of the design and in future provide briefs which provide
both quality urban space and integration into the townscape.

SHOPPING CENTRES CONT.
GREENFIELDS SHOPPING CENTRE
This project was for the refurbishment and rationalisation of an existing 20 year old peri-urban retail centre.
The buildings were disjointed and lacked identity and the refurbishment of the centre has created a new
identity and upgraded the trading areas of this centre.
Bold new signage and corner features emphasise the external walkways of the centre and the new covered
walkways emphasise the importance of the centre to the surrounding community. As the centre faces onto
a main road it creates a new dynamic façade to the previously rundown and low scale appearance of the
original façade.
This economical intervention has turned around the fortunes of the centre.

The brief was to create a high end mixed use facility with maximum exposure and easy access which acts as a flagship for future development on the site. The development of the site was to be on phased approach due to the current market condition. The centre is orientated on the site in such a way to ensure maximum exposure over the natural valley

This iconic development for the District Municipality forms the Western gateway to Mthatha and consists of
new and refurbished buildings designed to create a full Municipal campus once complete.
TCN Architects conducted a full audit assessment and needs analysis of the spatial requirements of OR
Tambo District Municipality to determine the usage and potential of their existing built assets and plan for
the expansion to accommodate their requirements. The outcome was a phased development constructed
as the Municipality grows. To date Phases One and Two have been completed and Phase Three is due to
move into implementation stages.

The development of these small commercial offices gave the opportunity to highlight a very successful
property group in their own corporate offices. The site sits on the boundary between the Commercial /
Retail node of Vincent Park and the Residential area of Vincent and as such forms an important interface
between the two different zonings. As such there were tight zoning constraints placed on the development
of the 1100 m2 site in that the development footprint could not exceed 20% more than the original area of
the dwelling on the site

The opportunity to create a new office out of an existing small
residence gave the practice the chance to create a unique working
environment which reflected the design aspirations of the firm and
provided an exciting workspace for staff and clients.
The design of the building drew from the need to present an exciting
stimulating public façade to the street whilst creating a stimulating
workspace within the offices which provided for the needs of a
growing Architectural Practice. This design became a confluence
of 3 aspects of the building. Firstly, a public façade which acts as
a visual marketing for the practice, secondly a fluid workspace
allowing for the various design facilities to be accommodated and
thirdly a canvas showcasing the design of the practice through
utilisation of a number of different materials and aspects of these
used to create a vibrant creative space.
The façade is created with prefabricated insulated panels erected in
a structural steel façade with flush glazing to the exposed members.
This in turn is clad with rusted steel sheeting façade reflective of the
construction process which is then topped with a city silhouette
reflecting buildings completed by the practice over the past 30 years.
The constructed nature of the design is emphasised by the front
staircase made of reinforcing bars and steel plate reflecting the
combination of materials to create a finished product.
The balance of the space is occupied by the library / chill zone which
is an informal seating area leading to the outdoor deck and
landscaped parking area with a citrus glade and vegetable box for
growing fresh supplies for the offices. This is enclosed with a green
wall with a planted central hedge protected by fencing.

The brief was to provide 18 new low impact accommodation units
along with service buildings and reception area. An environmentally
sustainable water treatment and disposal facility was to be provided
for the resort. All building materials were to be locally sourced if
possible and in keeping with the natural environment. Sustainable
practices were utilised were applicable.
Preservation of the indigenous vegetation was a top priority regarding
the design development and master planning with minimal impact on
the flora.

IMPLEMENTATION OF 49 SCHOOLS FOR THE ASIDI SCHOOLS BUILDING PROGRAMME
In 2013 – 2014 we were the Principal Agent in the roll-out of 49 schools as part of the first Phase of the ASIDI Schools Building Programme which has added to our experience and given us the insight to continue with the implementation Educational Facilities in the Eastern Cape. This project was commended by SAIA Border Kei for the process applied to providing a large number of schools situated on extremely varied topographical site conditions which resulted in a rapid services delivery over a vast remote rural area

ASIDI 32 SCHOOLS BUILDING PROGRAMME
This programme is for the construction of Medium to Large Schools in the Eastern Cape for the Department of Basic Education. The Cluster Hub Schools are being built to accommodate a number of schools in the vicinity of the new school. In total 32 new schools are proposed to accommodate learners from 2015 schools in these clusters. We were instructed to assess all of these schools to determine the validity of the sites chosen for the hub schools and investigate the status of possible alternatives. We were required to proceed with all work up to Stage 4.2 for the 32 new schools, which we were able to do in 6 months.

6 ON SUNSET
This exciting residence is the outcome of a design to create an ideal family home on a dynamic site in East London. The site had an existing residence which determined some of the design decisions but was materially altered in the process.
The existing house was a poorly designed 60’s residence which was orientated South and took no recognition of the site or its characteristics. The house was small, poorly lit and incorrectly orientated with public spaces on the South and a view towards the road.
The house itself capitalises on the dynamic site with public areas opening out onto the North and West facing decks and pool on the Northern side of the house. The pool is raised to the level of the entertaining areas and forms a link between the public areas and natural bush where it intersects with the treetop level of the indigenous vegetation.
The public area of the house is anchored by the open plan kitchen and all areas lead off this hub of the house. Service areas are kept to the scullery whilst all the living areas open onto outside decks and garden and capitalise on the view in all directions.
