1. Overview The property is a ground floor retail unit located in central Northampton. The retail unit forms part of a small row of commercial properties of the same style, these date early 20th C. Originally the unit would have been two shops and benefits from two accesses off the street. Previously the property was used as a stationery/office supply shop however it is now being converted into a pizza take away and loaded fries take away.

2. Planning History Planning Application N/1997/511 - Valid From 16/06/1997 34 36 Colemans St Giles Street, -, Northampton, Northamptonshire, NN1 1JW REMOVAL OF TWO INTERNAL PORCHES & REPLACING WITH DOORWAYS TO FRONT OF PREMISES, AT 34/36 ST GILES STREET, NORTHAMPTON.

3. Proposal Planning permission is sought for a change of use to a pizza takeaway and a loaded fries takeaway shop under Sui Generis use class. The shop currently falls under the old A1 use class which has been replaced with Class E. The shop will be a pizza restaurant and take away and will have a gas fired wood pizza oven on one side and a loaded fries takeaway on the other. This application is for the change of use/external flue run and new signage to the exterior. The proposed oven is fully DEFRA registered and details of this have been included with the application. The loaded fries section will contain two fryers that have self-contained filter systems and require no external ventilation. PDF specification information has been provided as additional attachments for both the pizza oven and the fryers. The flue system and run are also included as separate documentation within this application. The flue fan is internally located at position 7 as shown on the attached proposed floor plan. No new refuse storage area is required.

4. Noise Implications There is no machinery or fans that will located externally. The flue is fixed using sound/vibration suppressing bolts and detail for this is included within the attached documentation. The proposed flue will terminate at ground level and an assessment Odour and Noise PDF is attached with this application.

5. Flood Risk

6. Opening Times & Employment Detail The proposed opening times are: Monday to Sunday 7am till 3am. The reason for the extended opening times is that this is a central location very near to the hospital and demand for food will therefore be at a continuous level throughout the day and night. Employees will work on 2 shifts basis and estimated overall employment (Full time staff) details below. Fireaway: Chefs - 6, Customer Service - 4, Delivery Drivers - 6, Managers - 2. Loaded Fries: Chefs - 5, Customer Service - 3, Delivery Drivers - 5, Managers - 2.

The property falls within Flood Zone 1 which is deemed to be at the lowest risk of flooding.

7. Arboricultural/Ecology Detail The site is within the Town Centre and there are no trees nearby or impacts to local ecology.

8. Parking & Access The site is within the Town Centre so is amply served by public transport links. These will enable local staff to travel to and from work. St Giles Street is served by ample parking bay provision on both sides of the road directly outside the shop. Given the previous use as office supplies many vehicles would have been arriving on a daily basis to deliver supplies and for customers to purchase goods.

9. Signage Detail on the external signage has been provided on a separate PDF that accompanies this application. As can be seen from Figure 3 the shops along St Giles Street have a variety of different styles and sizes of signage.

10. Summary The proposed change of use will create 32 new jobs on either a full or part time basis. The area has other take away shops and is designated as a Town Centre retail area. Fireaway is a successful brand with over 50 outlets on the UK at present. They are experienced and knowledgeable and respect the local communities that they work in. PHILIP SNEDDON June 2021
