We have designed his huge 776 sqm luxury mansion, which we will build in the exclusive Phoenix Gold Golf & Country Club, in the southern part of Pattaya, Thailand…

The mansion will be build on the the best location directly next to the green. Then we sell it, and pay back the investment and the profit to the investors…

Secure Land We have bought the best located 1.604 sqm piece of land, inside "Phoenix Gold Golf & Country Club”, in the southern part of the Pattaya area, Thailand.

Raise Capital The total cost of the project is 19.975 million baht (486.000 EUR, $614.000 or 3.6 mill DKK)

Build the Mansion We have partnered up with a very skilled and reliable contractor, who is also is the contractor on all of our other projects. It will take 1 year to build the mansion.

Sell the Mansion The mansion will be put up for sale and as soon as we sell it, and have collected the money, we will pay the profits and the invested money to our investors. We estimate returns from the sale to be +25%

Rent out the Mansion As a backup plan, we will rent it out until its sold. If the mansion is not sold when its completed, We will start advertise the mansion for rent before it is completed, so as we can start to get rental income asap, unless its sold by then. We estimate rental returns to be between 6.8% and 10% per. year for the investors.

The Sales Price: The sales price of the mansion, can vary, which might reduce or increase the profits though. If the Pattaya market keeps growing like now, we might increase the price, which will increase your profit as well, but this is our best current estimate. .

The Sale and Exit The focus of this investment is to sell the house and thereby exit the investment as fast as possible. We estimate that a sale will give 25,51% profit or higher as time goes.

This is a detailed overview of the economy based on that the mansion will be sold before or at the day of completions. We had several agents estimate the right sales price and their valuation are in the 30-35 million Baht range, so we feel that 29 mill is the safe sales price to start with.

The Rental Setup Should the house not be sold, when its completed, we will rent it out, until its sold. If we rent it out, this big mansion will easily bring in 6 to 10% ROI per year, maybe more, and we want to make money as soon as its completed one way or another…

Long Term or Short Term?: As you can see, we will all make a lot more money by renting out short term, on a daily / weekly basis, than on a long term basis, but there is also a lot more work related to this kind of rental setup, and there will probably be periods where the house is empty. With a Long term tenant (e.g. 6-12 months) we make less money, but we are sure to get income every month.

How we plan to rent it out We are already in contact with several golf tour operators and plan on having them sign contracts with us and pre-book their golf players in the house. We will also list it for rent and sale with all 200 agents currently in our database.

The house is so big that it easily can accommodate 6 couples, the daily price pr. person will be lower than even a cheap hotel room, making our mansion an alternative to staying inside the crowded, busy Pattaya. Our guests can enjoy full luxury and privacy in their own private Golf Mansion. Our partner who manages rentals, ocan also provide a private chef, maid, massage therapist and private driver for the tenants, as well as taking them og tours etc.

The Location The best beaches in the entire Pattaya area, is only 5 km from the mansion with Pattaya City and the large shopping malls just 10 minutes further north. You can have a closer look on Google Maps http://goo.gl/maps/FDR66

The land is INSIDE the Phoenix Golf Course and borders up to the 6th hole on the "Mountain" course, so you can walk just 5 meters and tee off. Being inside the Phoenix Golf Course also means that the owner will benefit from the maintenance and security of the common areas. The neighbors are VERY large luxury mansions owned by some of the richest people in Pattaya, which assures that everything is very well maintained. The area is secured with several guards at all entrances and exits.

The Land The land is 1 Rai and 1 Sq. Wah (1,604 sqm/17,265 sq.ft). We already own the land and and therefore hold the title deed

Location and Surroundings

5 minutes away you find Silverlake. This place features amazing landscapes, great restaurants and fantastic wines and is in close proximity of a children's petting-zoo and the great golden Buddha.

Ocean Marina Right across the main road you find Ocean Marina, the biggest Marina in the Pattaya area featuring everything from cozy sail boats to luxury yachts.

Water Parks Within 5 minutes drive there are no less than 3 new waterparks under construction. “Ramayana World” will be South-East Asia's biggest waterpark.

Have we done it before?

Yes, we have build houses in this size before. The houses you see on the photos below, are some of the houses we have build in the same area as this project. The 2 houses on top, has just been completed and are both sold. The small resort with the 8 houses in the bottom, is 95% finished at the moment, and are the houses from our 2nd investment pool. 3 of those are sold at the moment.

When the house is completed, we will have some maintenance expenses for pool cleaning, gardening, electricity, insurance etc. so the worst case is if we cannot sell or rent it out at all.

Expenses pr. Month

We already calculate 1 year expenses into the costs of the investment, so if the villa isn't sold and nobody want´s to rent it the second year, there will be no loss for the investors. We find it very unlikely that we can not rent it out at all, since we already have a very good relationship with several companies who offers golf holidays in this area, and we can let all the several hundred agents in Pattaya and other parts of Thailand, rent it out. It is very unlikely that a house like this can not be rented out. If the house burns down or someone break´s in and steal the furniture. We are fully insured against this, so the worst case here, is that the investors get no profit while the house is being rebuild/refurnished. Flooding is not a big risk because the land slopes down towards the golf course so all water will run out on the golf course naturally and the Phoenix golf area is already well drained.

Lets say that absolutely nobody want to rent the house for 2 years, in this case, the expenses will be split up between the investors. If you own e.g. 1% of the investment your part of the expenses would be 250 baht a month or 3000 baht pr. year (66 Euro / 492 DKK). All it takes to avoid this is to rent the house out for two weekends a year, so this risk is very low!

Who is Asia Property Innovation?

Asia Property Innovation Co. Ltd. is a Danish owned and managed design-, investment- and real estate development company. The company was founded in 2012 with the goal of investing in the Thai property market, together with other investors who kept on asking, if they could invest with us. We design the projects ourselfes and take care of the entire investment from beginning to the end.

When a investment project is completed, we calculate the result and pay the profit to the investors. Asia Property Innovation´s fee for running the entire investment, is 30% of the profit profit we generate. If we generate no profit, we wont get paid either, and we are also investors in our Projects ourselfes, so we are all in the same ”boat” as the investors!  

We do everything possible to deliver our projects in as close to Scandinavian quality as possible. We wont accept any ”normal” thai quality in our projects, so we visit the construction sites several times per week, and constantly makes sure that the quality and speed of the construction work always lives up to our expectation and demands.

With the experience gained from our investment projects, we have  now also started to design and build custom ordered high-end luxury villas.
